M&L for overhauling of compressor of central AC plant of capacity 40 TR of make blue star model JS 43/44 including grinding of crank shaft,connecting rod , greasing ,polishing, replacement of any unserviceable spares like connecting rod, piston,liner,piston rings, suction/discharge head, suction/discharge spring, main bush, oil pump assembly, oil filter, gasket, studs,nuts,bolts,thrust washer, oil pump, main bearing and repair of inner guide,wall plate,crank shaft complete with testing complete all as specified and directed.

M&L disconnecting, dismantling and strip opening of the existing air handling unit of any description and in any position and of capacity of 40TR for overhauling and servicing, including taking out existing shaft, blower drum, pulley and de-humidifier pump etc of air handling unit, checking thoroughly serviceability of the parts, fixing the serviceable parts in position, replacement of the defective/non functional/unserviceable parts/spares, reassembling, commissioning, fixing in position and testing of the air handling unit on full load for its smooth and trouble free operation complete all as specified and directed.

Supply & fix in replacement of cooling tower of central AC plant of 40TR including FRP side pannels,PVC Fillsand jali and jointing , cooling tower studs,nuts,bolts and repair of pipeing leakage etc if any complete with testing all as per satisfaction complete all as specified and directed.

Supply & fix in replacement of Aluminium fan six nos of blades suitable for 40 TR cooling tower complete all as specified and directed.

M&L for rewinding of Compressor motor of central AC plant of capacity 40 TR complete all as specified and directed.

M&l for rewinding 7.5 HP motor of cooling tower of central AC plant of 40 TR complete all as specified and directed.

M&L for overhauling of pump and rewinding of electric mortor with super enameled copper winding wire of existing gauge of capacity 7.5 HP capacity by opening up and cleaning of all parts such as impeller , rotor, stator, fan cover, greasing including replacing all unserviceable/damaged part like impeller, bearing, bush, seal, shaft, coupling, machine, work etc and reconnecting back and testing complete all as specified and directed.

M&L for overhauling of pump and rewinding of electric motor with super enamelled copper winding wire of existing gauge of capacity 05 HP by opening up and cleaning of all parts such as impeller, rotor, stator, fan cover, greasing including replacing all unserviceable/damaged part like impeller, bearing, bush, seal, shaft, coupling, machine work etc and reconnecting back and testing complete all as specified and directed.

All as per ser item No. 8.00 above but 15 to 20 HP.

M&L for descaling and cleaning of 40 TR condenser water cooled by circulating the diluted chemical HCL by forced feed method not less than 6.00 hrs duration by opening of the end covers of the condenser brushing the tubes thoroughly,re-fixing back the end cover of the condesers with 3mm thick rubber gasket and testing complete to maintain desired discharged pressures for water cooled condenser complete all as specified and directed.

M&L for charging of Refrigerant R-22 complete including testing after complete all as specified and directed.

M&L for charging of Refrigerant R-410A complete including testing after complete all as specified and directed.

Supply & filling in replacement of compressors oil (Refrigeration lubricant) with testing for complete all as specified and directed.

M&L for repair to leakage including brazing, Nitrogen Testing and recommissioning of 40 TR water cooled Chiller complete all as specified and directed.

Comprehensive Maintenance of Blue Star Make : Water Cooled 40 TR -02 Nos. (I) SCOPE OF WORK- AC Plant (a) Blue Star shall check and render preventive maintenance service to all the equipment every 3 months i.e., four times in a year during the currency of the contract. Blue Star will also attend/arrange to attend all normal break-downs if any, on call basis. Each service will include the following: (b). Checking the functioning of Condensor/Air Handling unit/Pumps/Controls and all such equipment covered under the contract. (c). Free replacing of defective/worn out parts with new or repaired parts for compressor/thermostat/ cut outs based on our assessment. (d). Repairing of equipment at site (e). Descaling of condensers/chemical cleaning of evaporator coils based on our assessment and working parameters of the plant. (f). Annual pumping-down and restarting as and when required. (g). Checking of Microprocessor control panel, control boards, transducers of packaged chillers/condensing unit for their correctness and replace if necessary. (h). Replacing of parts due to normal wear and tear.

(II) EXCLUSIONS (a). Day to day maintenance and operation of the machine/plant (Except for operation contracts) or additional service during the year. These services shall be offered on chargeable basis. (b). Cleaning of equipment external (like drain piping) to the equipment. (c). Refilling refrigerant gas and compressor oil. (d). Repairs and/or replacement of any spare or equipment due to ageing and damage due to external factors to the equipment. All requirements arising out of normal wear and tear and/or normal break-downs shall be covered under the contract as per the type of the contract. (e). Repairs or replacement of AHU coils and bottom trays. . (f) Repairs or replacement of water piping/gate valve/globe valve, modulating and mixing valve, make up water and expansion tank, insulation, ducting, sheet metal, outdoor condenser coils, refrigerant piping, back cover, front grille, dampers, grills, diffusers, false ceiling, microwave and HEPA filters, doors, locks, gasket, heating elements, auto defrost system, hinges, doorbell, light fixtures and bulbs. (g). Cooling tower structural, fills, louvers and air washer internals

(h). Main electrical panel for the system with all components. (j). Repairs to or replacement of electrical installation like cabling, switch boards, isolators, panels, strip-heaters, ammeters, voltmeters and other such instruments external to the equipment. Any other item not specifically mentioned nor supplied by Blue Star. (k). Failure or deterioration of any equipment or parts due to atmospheric condition/corrosive atmosphere. (l). Providing unskilled labour. (m). Transportation of equipment. (n). Anything not specified within the Scope of Contract above. (o). Some of the above referred exclusion of supplies/services can be arranged by Blue Star at extra cost.

S&F in replacement of Variable Frequency Drive (VFD) of capacity 22 KW for control the speed of AC motor by varying the frequency supplied by motor complete including properly fixing in panel and testing after completion complete all as specified and directed.

S&F in replacement of Variable Frequency Drive (VFD) of capacity 15KW for control the speed of AC motor by varying the frequency supplied by motor complete including properly fixing in panel and testing after completion complete all as specified and directed.

Supply and laying in replacement 100 mm dia M S Pipes heavy grade with all fittings laid in floors or fixed to walls and ceilings etc complete all as specified and directed.

M&L for DG set shed of size 03 Mtr x 6 Mtr of prepainted iron sheet including foundaton of poles, angle iron complete with fitting accessories, shed will provide with necessary cutting work of iron sheet for smoke exhaust pipe of generator complete all as specified and directed.

M & L for Servicing of the AC 5.50/8.5 ton capacity of any make, including oiling/greasing the blower motor, cleaning the evaporator condenser coils externally to remove the dust, replacement of defective thimbles etc and re-fixing the air conditioner at its original position by the experienced refrigeration mechanic complete all as specified and directed. Note:- (i) Any unserviceable items need to be replaced/gas charging etc shall be replaced & paid seperately under respective items.
