Quaterly inspection and servicing of the complete central AC plant of capacity 3x125 TR alongwith all equipement, electrical connections to inspect the operation of plant by the representative of OEM(Original Equipement Manufacturer) and carring out preventive maintenance as per standard practice, Replacement of defective component/ Equipemement under the respective item of schedule of complete all as specified and directed. Make: Bluestar

Scope of work : (i) Attending to any number of breakdown calls during normal working hours on working days (ii)Routine inspection and general checking of units (iii) Providing of four quarterly preventive service evenly spaced or as per site or users requirements during the AMC period (iv) Refrigerant gas charging or topping up during leakage repairing.

(vi) Periodic report shall be submitted to department on each visit of the OEM at site (vii) Checking the refrigerantion system,motors,starters and ensuring healthy condition of plant (viii) Taking set of readings and reporting the healthiness of the plant and suggesting improvements if any (ix) Checking the functioning of compressor and its accessories (x) Lubricating the bearings of motors,fans when found necessary.

Note: 1. Comprehensive maintenance of above make central chilled type AC plants installed at the given location to be carried out from authorised service engineer from OEM. On quatertly basis or whenever called by GE/Engineer-in-charge/JE E/M during break down. The contractor shall submit the license/ agreement obtained form the service provider of OEM at the time.

2. The inspection and servicing shall be carried out by OEM only. Contractor has to submit necessary AMC documents of Engineer-in-charge with in 15 days of accetance of tender.

3. The rates quoted shall also include the attending breakdowns in AC plants. If such breakdowns are not attended in time. The following compensation shall be leived from the contractors dues:- (a) Attending breakdown with in 48 hours - Rs Nil. (b) Attending breakdown with in 3 to 7 days - Rs 5000.00 per breakdown (c) Attending breakdown after 7 days - Rs 10000.00 per breakdown (d) Spares parts required shall be measured and paid separately under relevent items based on their consumption on ground.

Inspection of complete central AC plants of 11 TR to 30 TR capacity through representative of OEM(orginal Equipement Manufacture) of voltas/Carrier/Blue star and checking refrigeration system,Microprocessor control panel, connected PCBs,compressors, evaporators and all connected equipements and including submit inspection report for the further course of action to smooth run of AC plant complete all as specifed and directed .

All as per item No.5 but 50 TR to upto 120 TR

Supply and fix Microprocessor(PCB Board) for compressor of 11 to 40 TR Capacity including removing unserviceable of Microprocessor complete all as specified and directed.

Supply and fix Microprocessor(PCB Board) for compressor of 75 TR Capacity including removing unserviceable of Microprocessor complete all as specified and directed.

Supply and fix Microprocessor for compressor(PCB Board) of 125 TR Capacity including removing unserviceable of Microprocessor complete all as specified and directed.

Supply and fix Microprocessor(PCB Board) for compressor of 160 TR Capacity including removing unserviceable of Microprocessor complete all as specified and directed.

Taking down the old unserviceable compressors, supply and fix new hermetically sealed scroll compressors suitabel for air cooled chilled water plant and packaged units of 11 TR capacity with mounting assembly such as rubber springs etc after disconnecting all electric connections, pumpdown complete system including alteration of refrigerant piping suction and discharge,pressure testing the complete system with nitrogen after carried out repairs, flushing out the complete system, vacuuming and gas charging with suitable gas to obtained design cooling, closing of suction and discharge valves complete all as specified and directed.

Supply and replacement of 3 pole MCCB 315 Amp having current carrying capacities with adjustable thermal and adjustable magnetic settings, 50 Hz with 36 KA rupturing capacity at 415 volt, conforms to IEC -60947-II/ IS-13947-II including provision of copper cable/ extended terminals of suitable ratings from MCCBs to busbar and connection of LT cables with MCCBs with suitable size aluminium lugs, dismantling the unserviceable MCCBs from the panel boards complete all as specified and directed. Make: Havell's/Standard/L&T/GE.

Disconnecting and removing of the unserviceable temperature gauge range ( 0 to 100 ) degree centigrade, supply and fixing of new temperature gauge. Make : Fiebig/H-Guru/KI

Disconnecting electrically and mechanically the blower shaft of the air handling unit of the 7.5 TR to 11TR Capacity and taking out the defective shaft, re metal-ling grinding, machining and balancing the shaft and refixing and realigning the blower including the testing complete all as directed.

Dismanting and taking out the old unserviceable AHU bearings and guide rails for of 7.5 TR to 20 TR Capacity and supply and fix new pillow bearings for AHU's complete including guide rails including cutting, welding. Greasing and testing complete all as specified and directed. Make :- NTN/KOYO/SKF

Dismantling and taking out unserveaceble duct and Supply and return ducting of 20 mm SWG factory fabricated made out of commercial grade GI sheet Zinc coating 120 grade per as per IS- 277 and fabricated as per IS-655 including 25mm x 4mm angle iron supports10 mm dia rods,anchor,fastners etc fittings coplete all as per IS specification and all as directed by Engr-in-Charge.

Disconnecting and removing unserviceable chilled water sensors make voltas/bluestar/york/trane/dananbush from the chiller and replacing the same with new chilled water sensor including connecting and testing complete all as directed.

Leak testing of the system AC plant of 25 TR to 125 TR capacity with nitrogen (N2) pressure after evacuating the existing gas from the system in to empty cylinder by separating the entire system like compressors, condenser, cooling coil and refrigerant lines and rectifying the leakage including cutting welding brazing etc and reconnecting with ‘O’ rings, Washers, gaskets etc ,flushing out the Nitrogen and vacuumising, recharging the taken out refrigerant gas complete all as directed.

Descaling of condenser of 25 TR to 100 TR capacity by circulating descaling agent (DC96) through condensers by forced feed method removing the end covers of the condensers, cleaning the each tube of condenser thoroughly by brushing fixing back the end covers of the rubber gasket, nuts bolts, washers and testing complete all as directed.

Supply and fill Refrigerant gas R-22 complete all as directed.

Supply and fill Refrigerant gas R-134A&407 C complete all as directed.

Disconnecting and removing of the unservisible switch fuse unit 630 Amps front operated from the existing position, supply and fixing new switch fuse unit 630 Amps model 3KA7141-3AC00 with HRC fuse links of 630 Amps all as directed. Make:- SIEMENS or Equivalent in ABB

Disconnecting and taking out the old unserviceable cable of the following sizes from the cable duct and supply and fix new copper cable, PVC insulated, PVC sheathed, multistranded including end termination using lugs/ferrules and testing complete all as directed. Disconnecting and taking out the old unserviceable cable of the following sizes from the cable duct and supply and fix new copper cable, PVC insulated, PVC sheathed, multistranded including end termination using lugs/ferrules and testing complete all as directed.
