Annual Maintenance Work

Engaging of Pump Operator is responsible for operating the pump sets for lifting water from well to sump and sump to Over water tanks, regulate the water distribution to all the flats without any interruption to the inmates in Day (or) Night times as proposed by the departmental officers and as per their instructions. Performing routine inspections, preventive maintenance, and minor repair. Starting, stopping, and regulating pumps to control water pressure and flow. for attending day to day maintenance faults in water supply pipe line in and outside the blocks, pumping the water supply from bore well to sump to OHT removal and refixing of pump sets for daily periodical maintenance with required tools and plants for daily periodical maintenance etc., all complete complying with relevant standard specifications and as directed by the Departmental officers.

Engaging of Sweeper is responsible for keeping the common places of flats, roads and other common areas clean including clearing the cob-web and clearing of vegetations, bushes and jungle clearance in and around the scheme area to keep the scheme neat.

Engaging of Electrician is responsible for attending to any power fault in the flats and in the common places other than the faults under the preview of the electricity Board, during the Day (or) Night times as proposed by the departmental officers and as per their instructions. Electricians repair and replace electrical wiring, fixtures, and equipment. They also repair broken fixtures. Electricians use testing devices to troubleshoot electrical issues and diagnose problems. They may also test the functionality of electrical equipment.

Engaging of Watchman is responsible for regular day and night watch and ward. To safeguard the installations such as pumpsets, generators, fire service equipments, common lights, fire equipments, verify the private vehicles entry into the scheme. Relaying information in high-pressure scenarios and communicating with authorities. Providing excellent customer service to residents and visitors, and assisting with inquiries, concerns, and requests. Managing the property, keeping a record of visitors, and maintaining order at large gatherings. Watchman patrol the premises and parking lots on foot to prevent crime and identify suspicious activity. Security guards manage entry and exit to the property to prevent unauthorized access. Security guards are trained to respond to emergencies quickly and effectively.

Engaging of Lift Operator is responsible to transport passengers between floors in apartment, ensure the safety of the passengers, may provide the assistance of the passengers, may perform other duties, such as answering telephone, preventing unauthorized persons from entering building, and assisting other employees to load and unload freight, may sweep or vacuum the lift. The lift operator is also responsible for rescue of allottees from the lift.

Providing Multi trade labour for attending all the maintenance works such as sweeping, cleaning sewage, water supply arrangements, watch and ward the Government / Boards Properities round the clock etc., complete in all respect and as directed by the departmental officers.
