Part - I (Comprehensive maintainence of lifts)

Routine maintenance and repair including renewal/replacement of electrically operated lifts with center opening auto door of Make – OTIS 20 pers passenger capacity (1360 Kgs) serving ground plus upper three floors (G+03) for a period of eleven month, with power operated door simplex collective control system including up keeping lifts and its accessories, electrical & mechanical system, safety devices and replacement of defective parts as mentioned hereinafter for the lifts installed at at MH PH-I bldgs. without attendant including carrying out the daily check and periodical services of fully automatic electric lift with power operated door duplex collective control system with replacement of unserviceable parts such as bearings, bushes, all type of shoes, headers, hangers, door cards, door locks, control cards, control connectors, hall push buttons, hall push button covers, rewiring of motors, welding of cracks/broken MS parts, repairs to door, safety edge working at any principle and any type of sensor or mechanical, safety lock, magnetic lock or contact, cop buttons, car position indicator, door sill, car door sill, necessary wiring and cable as per requirement for safe operation of lift cabin light fitting etc. complete to ensure safety and smooth operation of lift (Total 04 No’s lifts)

Routine maintenance and repair including renewal/replacement of electrically operated lifts with center opening auto door of Make – ECE 26 pers passenger capacity (1768 Kgs) serving ground plus upper four floors (G+04) for a period of eleven month, with power operated door simplex collective control system including up keeping lifts and its accessories, electrical & mechanical system, safety devices and replacement of defective parts as mentioned hereinafter for the lifts installed at MH PH-II bldgs. without attendant including carrying out the daily check and periodical services of fully automatic electric lift with power operated door duplex collective control system with replacement of unserviceable parts such as bearings, bushes, all type of shoes, headers, hangers, door cards, door locks, control cards, control connectors, hall push buttons, hall push button covers, rewiring of motors, welding of cracks/broken MS parts, repairs to door, safety edge working at any principle and any type of sensor or mechanical, safety lock, magnetic lock or contact, cop buttons, car position indicator, door sill, car door sill, necessary wiring and cable as per requirement for safe operation of lift cabin light fitting etc. complete to ensure safety and smooth operation of lift (Total 06 No’s lifts)

Routine maintenance and repair including renewal/replacement of electrically operated lifts with center opening auto door of Make – ECE Goods lift of capacity (2000 Kgs) serving ground plus upper four floors (G+04) for a period of eleven month, with power operated door simplex collective control system including up keeping lifts and its accessories, electrical & mechanical system, safety devices and replacement of defective parts as mentioned here in after for the lifts installed at MH PH-II bldgs. without attendant including carrying out the daily check and periodical services of fully automatic electric lift with power operated door duplex collective control system with replacement of unserviceable parts such as bearings, bushes, all type of shoes, headers, hangers, door cards, door locks, control cards, control connectors, hall push buttons, hall push button covers, rewiring of motors, welding of cracks/broken MS parts, repairs to door, safety edge working at any principle and any type of sensor or mechanical, safety lock, magnetic lock or contact, cop buttons, car position indicator, door sill, car door sill, necessary wiring and cable as per requirement for safe operation of lift cabin light fitting etc. complete to ensure safety and smooth operation of lift (Total 02 No’s lifts)

Note for Item No. 1.01 to 1.03 :- (i) One coat of synthetic enamel painting will be done for the lift equipment i. e. motor, gear box, control panel etc. (ii) This schedule does not include the items covered under Sch A Part - II (iii) All the items required to ensure the smooth and perfect working of the lifts other than those covered under Sch A Part - II shall be deemed to be included in this schedule. (iv) All expenditure for minor material & labour, T&P shall deemed to be included in quoted amount. (v) Major materials shall be measured and paid separately under relevant items of schedule 'A'. (a) Inspection of lift by government lift inspector for worthiness certificate during the currency of contract agreement within due first three months including load testing as per lift act and submitting the worthness certificate all as directed by Engineer-in-charge.

(b)The maintenance certificate to be duly signed by contractor and concerned Engineer-in-Charge for every month, (c) The lift mechanic to collect the complaint register daily and on completion/rectification of complaint the register will be updated and signed. (d) Contractor should provide one Skilled Lift mechanic and one helper for 24 Hrs in cycle. Being hospital priority, If any lift gets stuck/blocked/unserviceable at site, within 10 min the lift mechanic should attend the complaint and the complaint to be resolved without any further delay. Incase the problem could not be solved, due to major breakdown / fault the matter to be informed to the contractor as well as to the MES authorities.

(e) Further if the Contractor failed to provide Skilled Lift Mechanic and helper at the time of any Lift complaint given telephonically, verbally or in written by MES authorities a recovery @ of Rs.300/- per hour wef the time of lodging the complaint till completion of 24 hrs will be recovered from the Contractors dues. Also in case of any Lift gets repair for want of Spares the Contractor should provide the spare parts in time to make the Lift serviceable failing recovery shall be done from the Contractor as per clause. (f) The Contractor should keep all the spare parts intact for the above mentioned Lifts in the Lift Rooms. (g) The major spares required in major fault and breakdown required during repairs for the servicibility of the lift will be measured and paid as in the schedule Part-II

Attending breakdown / fault of lift with in the one hour from call around the call as when required upto the comfortable working of lift as the patients will travell in the lift and up to the entire satisfaction of user complete all as specified and directed. Note:- (i) incase failure of attending major breakdown / fault within 01 Hour from intimation will be charged 1000/- panelty per hour to the contractor on account of delayed attending the fault. (ii) Each lift fault will be count as a seperate Job (iii) Quotated rate shall be deemed inclusive of special tools required to attend the breakdown / fault (iv) Major Spares used in breakdown will measured and paid seperately as supply only in relavant item of schedule

(v) Normal item like grease, oil, cotton waste nominal nut bolt used in breakdown / fault is inclusive in quotated rate (vi) Safety norms as per the govt guideline is to be followed by he workers during executing of the work. Contractor should ensure that all workers are having safty belts, gloves, Helmet etc. (v) Any loss to the govt property while executing the job will be beared by the contractor. (viii) The contractor should submit the educational and experience document of site supervisor to whom deputed to attend the complaint at the time of sample approval, without qualified engineer contractor not permitted to work on lift and crane.

Part-III Comprehensive manitainence and repairs to Cranes

M & L for servicing of over head traveling crane complete including checking / tighting of all nut , bolt & breaks any type any size complete system, adjustingetc of all breakes motions and VFD adjustment setting as per load testing run of flame proof / non flame proof/ normal type EOT cranes with having single or double girder type and providing greasing & oiling of traving / moving parts of crane with connecting motor girder parts for movment of crane hoist / long / cross traveling and including maintained the controlling of speed / creeping micro speed of motors with checking / Adjusting / minor maint / repair to the electrically operated main control panel wire with connecting control wiring system consisting of main switch, step down transformer, contactor, HRC fuse, VFD, PLR, control pendent, wire rope with break drum unit, gear box unit , oil levels, motor bed / foot , electrical control cable, motor terminal, end cable carriage trolly,motor shaft, bush flange bearing with lathe work ,chain pully block, rachet cluch, gear block, chain wheel, chain etc and including locating the defected fault and rectification of the fault and rectification of oil leakage etc any type any size and replacement of defective nut, bolt & washer and making it sound less proof and after trails testing run of crane for smooth functional / operation for the following mentioned capacity cranes complete all as specified and directed.

Note- Periodic inspection/servicing, to be carried out in every three months and making/keeping the cranes serviceable, for EOT cranes of rating load 1 Ton to 10 Ton capacity installed in various locations, including the properly checks as mentioned as efollowing:- (i) LONG TRAVEL MOTION AND CROSS TRAVEL MOTION (a) Checking Gear box oil level and filling with required oil and rectification of leakages if any. (b) Brake adjustment (c) Checking of long travel & cross travel wheel for any noise / mal functioning. (d) Checking grease of geared couplings, complete nut, bolt work for tightening and replacement of grease nipple. (e) Checking of oil in Hydraulic thruster brake, rectification of leakages if any and filling with required quantity of oil. (f) Checking of electric motor connections, insulation resistance value etc (g) Checking the cut-off at extreme ends with the limit switch. (j) Checking and greasing of shaft pedestal.

(ii) HOIST MOTION (a) Checking gear box oil level and filling with required oil and rectification of leakages if any.(Note: Gear Oil shall be measured and paid separately as supply only) (b) Brake adjustment (c) Checking of main bearings of the rope drum including greasing the same (d) Checking grease of geared couplings and nut tightening. (e) Checking of oil in hydraulic thruster brake, rectification of leakages if any and filling with required quantity of oil.

(f) Checking of electric motor connections, insulation resistance value. (g) Checking wire rope for any damage & greasing the rope. (h) Adjustment of the rotary limit switch. (j) Checking of bearing of the hook and greasing the same. (iii) ELECTRICAL PANEL (a) Checking the contactors for overheating or flashing. (b) General checking of contacts and connections. (c) Cleaning of control panels and checking of connections. (d) Checking of connections of VVVF drives/other drive, calibrating VVVF drive and PLC to get smooth movement & maximum efficiency / other drives for smooth functioning of the same. (e) checking the serviceability of cable including power/control cable, checking the serviceability of cable carrier/cable trolleys ,adjusting as possible to get maximum free for movement of moving part/ Aprons of EOT cranes (iv) DOWN SHOP LEAD (a) Checking the alignment and rectification. (b) Cleaning of the moving/sliding objects.

(V) GROUND MOTION CONTROL PANEL (a) Checking function ability of motion push buttons, function lock key operated switch, "ON &OFF" , lamps.Note: 1.Periodic inspection/servicing shall be carried out by authorized service engineers/ agencies, at is own cost without any disturbance of movement/ operation schedule of bldgs as approved by Accepting officer. 2.All expenditure for minor material & labour, T&P shall deemed to be included in quoted amount. 3. Major materials shall be measured and paid separately under relevant items of schedule 'A'.

Disconnecting the unserviceable earthing and M & L for earthing for Lifts complete with copper earth plate electrode 60cmx60cmx6.0mm thick, buried directly in ground (earth pit not less than 2.25 mtrs deep below ground level) with top edge of the plate not less than 1.5 mtrs below normal ground level, connected to copper strip 20 x 3 mm as earthing lead by means of bolts, nuts, check nuts and washers of galvanised iron or steel all as shown in electrical plate No 3 in SSR Part -I 2009 connected to earting test point all as specified complete with excavation & earth work, PCC pit with 50mm thick RCC cover (grade M-15) having suitable handle (10mm MS Rod) 20mm dia GI pipe medium grade ISI marked watering pipe with GI funned with wire mesh 40mm bore GI pipe medium grade ISI marked for protection of earth lead conductor all as specified and as directed and testing on completion.

Supply and replace copper strip of size 20 x 3 mm for extenstion of earthing all as specified and as directed.
