Comprehensive maintenance and repairs of microprocessor controlled VVV frequency drive electric driven passenger lift of 884 kg carrying 13 passengers ARD facility from ground plus five/six floors consisting of examining, adjusting, lubricating, greasing the parts. In addition to items mentioned in item No 1 to 35 comprehensive maintenance of lifts also consist of the following: - (a) At Machine Room :(i) checking of motor oil, Gear Oil, controller all loose connection, Brake sleepage while moving and stopping, main rope condition, Drive condition & resistance loose connection, main switch (ii) Cleaning of Motor Gear Brake and Speed Governer (iii) Greasing of Pedestal, OSG diverted pulley (b) At Hoistway (i) Checking of Gate Locks, Read Switches, Guide rail bolts, Limit switches, RCR, Magnets, Car top reed switch, Main rope clips, thimple rod bolts split pins, safety pin, pit pulley, Car gate switches, Car shoe & counter weight shoe, Final limit switches, All brackets Carsill, Car top, landing sill (ii) Lubrication in pit pulley, for satisfactory operation of lifts as specified and as directed by Engr-in-Charge. 2. Monthly inspection and servicing of lifts shall be done by the original lifts manufacter/ MES Enlisted contractor who is holding the lift maintenance licence from state govt of karnataka and service report duly signed by the authorised company rep shall be submitted every month during the contract period. 3. The item rate quoted againist 1 to 35 as comprehensive maintenance is deemed to inclusive of any spares for satisfactory operation of lifts as specified above.

4. Attending lift break down/ rectifying all defects of unserviceable lift : If any lift gets struck/block/unserviceable at site the lift mechanic should attend the complaint within two hours on receipt of complaint and the complaint should be resolved without any futher delay. Incase the problem could not be solved , the matter should be informed to the contractor as well as to the MES authority. Further if the contractor failed to the rectify the fault a recovery @ of Rs 200/- per hour wef the time of lodging the complaint till completion of 24hrs will be recovered from the Contractor dues. Also incase of any lift requires repair for want of spares the contractor should provide the spare parts in time or within 24hrs the Lift should be made serviceable failing which a sum @ of Rs 500/- per hour wef the time after 24hrs should be recovered from the Contractor dues. The contractor should keep all the spare parts intact for the above mentioned. The rates should be quoted keeping in mind of the above mentioned expenses of the items from Item ser no 1 to 35 above). 5. A Lift mechanic shall be present at installation at night hours(2200 hrs to 0600 hrs) or as desired by the Engr-in-charge and the rates are deemed to be included in the quoted rate for rescue/ repairs at place directed by Engr-in-charge. Rate quoted deemed to be inclusive for the same. 6. A record of repairs carried out in each visit of each lift installation to be maintained separately duly signed by Contractor, JE and Eng-in-charge. The maintainenance certificate duly signed by contractor & concerned JE E/M and Eng-in-charge separately for each lift every monthy. 7 The lift mechanic to collect the complaint register daily and on completion/ rectification of complaint the register will be updated & signed. 8 The firm is responsible to purchase spare parts as required for day to day comprehensive maint shall be procured from lift original manufacturers/ auth distributor/ dealer only and the GST vouchers to be submitted to Deptt while claiming payments.

Carrying out Annual Inspection of lift by government lift inspector for worthiness certificate during the currency of contract aggreement within due dates including load testing as per lift act and submitting the worthiness certificate all as directed by Engineer-in-charge for the Lift as per schedule for Sl No-1 to 35.

M & L for Spray painting the lift with colour coding o as per site required of any capacity from Up to Ground +6 floor rangingafter preparation of rough unequasurface and applying two coats of synthetic enamel (as per guidelines of Engineer in charge) paint over a coat of primer on old steel surafces and floor wise number marking in front of lift in each floor all as specified and as directed.

Dismantling the existing unserviceable hoisting motor of 10 HP capacity 3 phase, 440 volts from site and carrying out rewinding, changing bearing and all connected parts etc including transporting the motor to the workshop and back and fixing to its original position all as specified and directed.

S &F ARD system in case of mains power failure and Lift control system failure, the Lift’s own rechargeable and maintenance free battery power shall move the car to the nearest floor and the door shall open automatically for automatic rescue of passengers. A battery run-down indicator shall be providedcomplete with Battery 12volts and battery charger and make the system functional all as specified and directed.
