Material & Labour for all in maintenance ( integrated comprehensive(" Diamond Package) contract of elevators. Periodic inspection, servicing and maint of passanger lifts MODEL NO. SCHINDLER 3300 (10 P & 15 P) total no. of lifts-06 Nos. by OEM covering the following major aspects of inspection preventive maint and periodic maintenance( 02 Major visit + 04 Inspection) all as per IS14665, 14671, 15785:2007 ; relevant applicable state rules and standard upto latest revision in accordance with all legal regulations for lifts. for optimum performance and maximum safety. NOTE:- (i). OEM will be provide all the Spares required for maintenance and will replace free of cost. (ii) All the call backs between (09 AM to 09 PM) shall be attended and required Spares replace free of cost.

Contractor will provide AMC agreement by OEM/their authorised service centre for above schedule for a period of 12 Months and submit to department without delay after acceptance of tender.

functional checking and adjustment of the drive unit, means suspension, gearbox, brakes, traction sheave and drum, ropes, deflector sheave, hoistway doors,entire lift cabin,door control panel,pully,chain,gear system and guiderails etc. of the elevator installation(s);

greasing the aforementioned subassemblies to the extent appropriate for the use made of the elevator installation(s);checking and adjustment of the travel properties of the elevator installation(s), especially of their stopping accuracy;

visual and functional check of the automatic rescue device (ARD) ,communication system , fire system,lightning system, the display lighting equipment, emergency stop switch , other switching accesories and system , control, monitoring, and other safety equipment.

checking of the elevator installation(s) for functioning and damage;

checking the oil level of the drive unit;to the extent required to preserve their functioning, cleaning the aforementioned subassemblies of the elevator installation(s) of dirt originating within the installation;

Cleaning the car roof hoistway pit of dirt originating within the installation. Lubricating of guide rails and wire ropes.

OEM rep will repair/replace incl providing servicing to following parts which have become unusable through wear in order to ensure the safety in accordance with the legal regulations for elevators.VF drive unit, Automatic rescue device , car and landing door shoe liners,contacts, switches, door operator motor, drive belts, coupler unit, door safety sensors, emergency alarm unit, door drive unit, car and landing call registration buttons and all electronic PCBs and any other component of these lifts, not mentioned above.

OEM rep will monthly examine , lubricates adjusts and as needed repairs or replaces the covered components listed above. Also faulty emergency lamps in the car will be replaced during regular inspection and preventive maintenance of the elevator in stallatons at monthly intervals OEM rep will change the oil in the drive unit of elevator and old unsv oil will be contractors property.

Above scope covers monthly service visit by technician and visit of service engineer in every two month by OEM/their authorised service centre. Servicing will be carriedout in presence of MES rep. After serviceing OEM rep will provide ink signed job card to Engineer in charge.

In case of any emergency( 24X7 )OEM rep will approach to site in minimum required time not more than 30 minutes, Otherwise Third party damage due to malfunctioning of lifts will be responsibility of the contractor and in addition a penalty of Rs. 5000/- per complaint will be charged from the contractor. Decision of GE on account of damage in this regard will be binding and final.

MES rep will be trained monthly for handling rescue operation in case of emergency.

Safety certificate of lift will be provided by OEM/their authorised service centre monthly.
