| 1.01Notes:-(a) Carrying out quarterly inspection of equipment, as a part of preventive maintenance (PM) in accordance with relevant checklists and as per schedules that will be prepared upon activation of contract. The salent features in these checklists are as follows: (b) Checking the refrigeration system and equipment such as compressors and their electrical controls on the respective equipment. (c) Checking the system for any leaks and rectiication of leaks if found by pressure testing,vaccumising the system. (d) Lubrication of all necessary points in the system & its components in line with checklist.Taking set of readings and evaluating to ensure satisfactory performance of plant. (e) Checking the refrigeration control system for operation and adjusting the settings. (f) Cleaning the condensers of water cooled units with chemical once in a year. (g) Checking the functioning of compressor and its accessories. (h) Replenishment of refrigerant gas as a result of wear and tear. (i) Changing of parts (not whole units such as chiller,control panel, reciprocating compressors,centrifugal compressors,motors and the like) or repairing or re-calibration as may be necessary. (j) Repair/replacement of compressor on failure. (k) Checking of micrprocessor controller for its proper functioning and repairing the same if found necessary. | |||||

| 2.01Scope of Work:- 1. To visit & check the operating parameters of the chillers every quarter. 2. To review the previous months operating log records and alarm history. 3. To inspect the unit for any unusal vibration, noise etc. 4. To check for a sign of refrigerant leakage and rectifying the same. 5. To check the operation of the expansion valves, once a year. 6. To check the proper functioning of microprocessor and take control test. 7. To check/calibrate the flow switch for proper functioning. 8. To check the antifreeze and carrying out the setting of the same. 9. To check the LP/HP cut out switches and to replace the same,if found defective. 10. All the breakdowns including the compressor failure, if any, shall be attended to in this scheme. 11. To clean the electrical panel of the chiller every quarter with air blower. 12. Checking operation of motor and starter. 13. Logging and reporting repairs and parts those are required. 14. Check three phase voltage unbalance and current imbalances. | |||||
| 2.02Annual Shutdown Inspection :- 1. To provide and replace internal oil filters,as & when required during the contract period. 2. To provide and replace and refrigerant driers as & when required during the contract period. 3. To inspect the oil quality physically and replacing the same, if required (Customer to check the quality of oil). 4. Descaling: Cleaning of condenser coils (Chemical will be provided by Carrier). 5. To operate the machines for 08 hours (Maximum) and adjust the controls for the optimum operation. 6. To clean all the contactors during the annual visit. 7. Rewinding of the compresor motor, if required. 8. Repairing of the leakages except pertaining to the heat exchangers. 9. To attend to the complaints as and when called for. 10. | 2.03 | Low side equipment (For 09 Nos AHUs):- 1. Quarterly checking and servicing of the equipment.
2. Attending to service calls for trouble shooting and maintenance by our engineer/technician to inspect the performance of the equipment and to take necessary action accordingly & meet your representative to give the return feedback/report.
3. Repairing/overhauling the component of the equipment at site/ in our service station.
4. Checking condition and setting of panel controls,operating controls,safety controls to ensure optimum performance,reliablity and replacement of the same if found necesary.
5. Checking all electrical controls and components (switches,timer,relay and starter) of the equipment and lubricating the bearings of fans & motors when found necessary.
6. Cleaning of AHU coils twice a year.
7. Inspecting belts, adjusting of tension and replacing worn out belts.
8. Repairing of AHUs or AHU panels with defective parts to be change when found necessary.
9. Repairing of chilled/condenser or hot water pumps with defective parts to be changed when found necessary.
