Operation and daily routine maintenance of HVAC system of 3 nos X 300TR capacity in two shift per day (16 Hrs) including sundays & holidays by engaging of manpower as mentioned in the tender terms & conditions. System comprising of chillers cooling towers, all pumps,, Terminal building AHU's, LT Panels, Control Panels, VFD's, BMS & Load manager system etc. including monitoring, recording of various parameters of HVAC system as per detailed specifications, terms and conditions of agreement as required.

Operation of complete HVAC system on hourly basis for covering of additional watch hours between 22:00 Hrs to 06:00 Hrs on all days including Sundays & Holidays as per the instruction of Engineer - In -Charge by engaging the following manpower: Supervisor/ Highly skilled-01 no. Operator cum Technician (Skill)-01 no Helper( Un-Skilled)-02 nos

Job contract for comprehensive Maintenance of complete central HVAC System of 3x300 Tr capacity comprising of the following main components .The job includes attending to complaints, repairs/rectifications, supply & replacement of any required spares/accessories/parts consumables, rewinding works, refrigerent charging(topping up) etc. as when ever required. Job also includes servicing & overhauls of complete HVAC system (Once in a year), periodic inspections, Schedule/ preventive/breakdown maintenance as per tender terms & conditions for the period of one year as required.

3 Nos x 300TR capacity screw type chiller units including load manager & all associated installations & acessories but excluding any consumables/ spares require replacement due to ageing. These shall be provided by the AAI & replacemnt & commission shall be done by the agency.

Air Handling Unit of different capacity including control panels /instrumentation & all other accessories of following capacity - 34 Nos.

Cooling Towers complete - 3 Nos

Primary Chilled Water motorpump sets (15 HP ) - 4 Nos

Secondary Chilled Water motorpump sets (40 HP) - 3 Nos

Condenser motorpump sets( 30 HP) - 4 Nos

Makeup water motorpump set (3 HP) & starter panel and associated accessories-1 set

VFD Drive for secondary motorpump sets-3 nos

Load Manager for chillers & all associated installations

Electrical Panel for HVAC system (All the incoming & outgoing cables are covered in the scope of work only for maintenance & fault finding. Replacement of defective cables is not covered in the scope of item)

Building management system (BMS) for above said HVAC system along with all associated equipments like DDC panels, sensors/ transducers/ instruments/ control wiring/ networking/ computer /softwares /UPS etc except batteries of UPS.

Annual comprehensive maintenance of single phase 1.5/2.0 TR (including star rated) split type air conditioners of different makes including stabilizer (wherever installed) of following capacity installed at different locations including providing all necessary consumables / spares & replacement of faulty compressor and carrying out complete preventive/ breakdown maintenance as required (Non Inverter Type AC- 17 Nos. + Inverter Type AC-69 Nos.)

Dismantling of Existing single phase/three phase Split /Floor mounted Air conditioner units (all type) complete of different rating from existing site. Before dismantling the full gas to be pump down properly and refilling of holes, plastering, finishing the walls making good the same including shifting the removed airconditioning unit up to new loaction / store room as required.

Installation testing and commissioning of Split A.C/Tower A.C(all type) of various capacity up to 4 Tones etc. including connecting the outdoor & indoor units using refrigerant pipeswith insulation (existing or new one as applicable), wiring ,leak testing of entire system, top up of refrigerant as required, minor civil works as per requirement.

Annual comprehensive maintenance of Air-cooler which includes replacement of khus once in the year, including rewinding of air cooler motor, pump, pipes as required etc. Scrubbing of Air Cooler body with emry /sand paper and double coat painting including applying red oxide etc. as required and quarterly cleaning of cooler sumps but excluding watering.

Annual Service contract for 4 x16.5 Tr capacity of Air-cooled package Air-conditioning unit of Blue star make , operated on 3 phase, 415V, 50 Hz AC which includes only sundry maintenance and weekly testing for serviceability as per terms & conditions of contract & operation of plant as & when required basis but excluding supply of spares for the period of one year.
