MANNING & OPERATION OF LIFTS (REFER ANNEXURE-XIX)
Manning & Operation of fully automatic electrically operated passenger lift of provided make, type and 08 passengers lifts - 03 Nos and 13 passengers lifts - 03 Nos , covering all floors, speed 1.5m/sec, SS lift installed in the subject project as per tender by 01 x lift operator per tower in 1st & 2nd shifts (2x3=6) and 01 operator in night shift for three towers altogether on all days including Sundays and holidays (1st Shift-0600 hrs to 1400 hrs and 2nd Shift-1400 hrs to 2200 hrs and night shift-2200 hrs to 0600 hrs) including taking care of all lifts from any pilferage or damage etc. ,Period of manning & operation shall be 60 months from the date of completion of the project. (TOTAL number of lift operators required per day are 07 nos.) (Total 06 Nos lifts) and 1 x lift operator at night including Sundays & holidays during the defects liability period of the project and after for 03 years after the defects liability period of the project, complete all as mentioned below and all as specified and directed:-

MANNING & OPERATION OF WATER SUPPLY INSTALLATIONS , FIRE FIGHTING INSTALLATIONS & DG SET (REFER ANNEXURE-XXI)
Manning & Operation of water supply installation consisting of Fire fighting installations, electrically operated pump sets (for fresh water and for treated grey water) of different capacities including DG set installed in the subject project as per tender by placing one FGM and one valve man in each shift and maintenance of log book, taking care of pumps / valves / overflow of tanks, other minor repairs and leakages daily in three shifts from 0600 hrs to 1400 hrs, 1400 hrs to 2200 hrs and 2200 hrs to 0600 hrs including cleaning, daily maintenance, testing onsite water parameters using pH tester, chloroscope, TDS meter etc.Period of manning & operation shall be 60 months from the date of completion of the project. (TOTAL number of FGM required per day are 03 nos.) on all days including Sundays and Gazetted holidays during the defects liability period of the project and for 03 years after the defects liability period of the project, complete all as mentioned below and all as specified and directed:-

COMPREHENSIVE MAINTENANCE OF BUILDINGS INCLUDING POLISHING OF FURNITRE
Comprehensive maintenance and repairs including replacement of materials of Buidings & Structures (Annexure - I) and connected services of Internal water supply works covered under Annexure - III, Lightning Protection and Aviation Obstruction light works covered under Annexure-VII, Telephone and TV wiring works covered under Annexure - X, Road / Path / Hardstanding / Culvert works covered under Annexure-XI, Sewage Disposal covered under Annexure - XIV, Area drainage covered under Annexure - XV, Retaining Wall works covered under Annexure-XVI, Rainwater Harvesting covered under Annexure - XVII, Arboriculture covered under Annexure - XVIII and Polishing of Furniture covered under BoQ through out 12 months on all days including holidays for a period of 03 years after expiry of defects liability period, complete all as mentioned below and all as specified and directed.

NOTES :- (i) Rates quoted under Sch A shall be for both materials and labour complete unless mentioned otherwise. (ii) Fire fighting system consists of all component including staircase pressurisatuion system (as applicable) shall be chcked and testing in the presence of user rep once a month in the first week of the month, as per standard laid down procedure and IS code of practice. Any defect noticed and rectification required shall be attended urgently but not later than 48 hours. After rectification, the system will be agains checked and tested to entire satisfaction of users and MES authorities. Failure to rectify the noticed defect beyond 48 hours shall invite a penalty of ₹10,000.00 per day. In case of rectification of defects beyond 07 days, the same shall be carried out at the risk and cost of contractor and amount will be deducted from the contractor. A record of monthly checking and testing and jointly signed by users rep and MES rep and contractor rep shall be maintained and forwarded to MES authorities once in a quarter. (iii) Repairs / replacement and preventive maintenance/servicing of fire fighting system shall consists of fire alarm system comprising oif intelligent addressable type automatic fire detectors, alarms and voice controls, smoke and heat detectors, sprinklers, piping network valves and hydrants, control and mimic panels, staircase pressurisation (as applicable), motors, fan etc.,
(iv) Repairs / replacement and preventive maintenance / servicing including consumables like bulbs/tubes etc., of internal electrification consisting of point wiring, light fittings, ceiling fans, exhaust fan, switches, sockets, modular box and cover plates, MCBs (SP/SPN), DBs, submain wiring and telephone/TV wiring. (v) The contractor shall maintain a team of electricians at the premises to attend the day-to-day complain. This shall be in addition to the manning and operation staff required to be provided in terms of provisions made in the contract. The team of trained man-power shall be as below (minimum) :- Electrician - 01 No & Helper - 01 No (vi) The contractor shall maintain a minimum invertory of spares, stores, tools and plants for attending the complaints quickly and avoid incovenience and penalty (vii) The failure of the contractor to carryout requisite repairs / replacement of the items / components / service as a whole or in part on account of fault / breakdown occuring in any service and beyond the stipulated time as mentioned below, shall invite penalty as per the details given below and the same shall be deducted from the due payments of contractor. (viii) For breakdown in electricity in a quarter or cluster of quarters, the same shall be attended within 06 hours (maximum). A penalty @ ₹1,000.00 per hour thereafter shall be levied in case of delay beyond 06 hours. (ix) Major breakdown of electricity in a cluster of multiple floors, the same shall be attended within 12 hours. Beyond 12 hours, penalty @ ₹5,000.00 per hour shall be levied on the contractor. In case, the contractor fails to attend such a complain even beyond 24 hours, then the department shall get the repair done at the risk and cost of the contractor and repair cost incurred to the department shall be recovered from the contractor, apart from the pro-rate penalty charges as mentioned above.
MANNING & OPERATION OF STP (REFER ANNEXURE-XXIII)
Manning & Operation of STP installation consisting of Electro Mechanical components like sewage pump sets, air blowers, valves, filter feed pumps, DMF, ACF, chlorine dozers, sludge transfer pumps etc of different capacities installed in the subject project as per schedule by deploying 01 x FGM (Skilled) and 01 x FGM (mate) in 03 shifts of 8 hours each on all days including Sundays and holidays (1st Shift-0600 hrs to 1400 hrs, 2nd Shift-1400 hrs to 2200 hrs and 3rd Shift 2200 hrs to 0600 hrs)and maintenance of log book, taking care of pumps / valves / overflow of tanks, other minor repairs and leakages daily in three shifts for 05 (five) years from the date of completion of the project. (TOTAL number of FGM required per day are 06 nos.), complete all as mentioned below and all as specified and directed:-
