Providing and fixing flexible aluminium skirting designed to accommodate curved and straight wall surfaces, as per approved drawings and specifications. Skirting shall be made from high-quality, flexible aluminium alloy (minimum thickness 1.5 mm) with an anodized or powder-coated finish as specified. The profile shall be capable of bending to follow curved wall profiles without deformation or loss of structural integrity. Skirting height shall be 100 mm, and it shall be installed flush to the wall using suitable adhesive or concealed mechanical fasteners, ensuring a seamless and durable finish. All joints, end caps, and corners shall be neatly executed, as per directions of EIC

Providing and fixing POP false ceiling (Plaster of Paris) works shall be executed as per the approved design and specifications. Ceiling framework to be as per ceiling design / drawing, including circular step adding levels to the ceiling and cornices along the cove as per design. The ceiling shall be formed using GI framework with appropriate suspension system, followed by application of POP over a backing mesh or plasterboard, ensuring a smooth and even surface. Surface preparation shall include proper leveling, joint treatment, and two coats of primer before finishing. All cutouts for electrical fixtures, lighting, and HVAC shall be provided as per coordinated service drawings. Rates shall be inclusive of materials, labour, scaffolding, wastage, and all necessary accessories required to complete the ceiling work in all respects as per direction of E-I-C.

Providing and fixing of U-shaped aluminium shadow/ hat profiles (3m Length, 12mm wide, 20mm height) at the junctions of gypsum ceiling and wall surfaces or at ceiling bends, to create a neat and recessed shadow gap, enhancing the overall aesthetic and articulation of the ceiling design. The shadow profile shall be extruded aluminium of approved make and quality, and as specified in the drawings. The surface finish shall be mill finish, anodized, or powder-coated in black or grey. The profile shall be fixed at the wall-to-ceiling edge or along designed bends during the ceiling execution, using concealed screws or fasteners through the ceiling framework, ensuring a firm and flush fit. The ceiling shall be finished up to the edge of the profile from the ceiling side, maintaining a clean and consistent shadow line throughout the length, as per directions of EIC

Providing and fixing uPVC baffle ceiling system comprising linear uPVC baffle sections of 50 mm x 100 mm size, Centre to Centre panel gap will be 150 mm, suspended from the ceiling using a concealed GI suspension system including main runners, carriers, suspension clips, and all necessary hardware as per the manufacturer’s specifications. The baffles shall be made of high-impact-resistant, fire-retardant uPVC material in approved shade and finish (matte/woodgrain/solid color), UV stabilized, and suitable for indoor applications. The baffles shall be aligned vertically and fixed at a uniform spacing as per drawings and site requirements. The suspension system shall ensure stability, rigidity, and ease of maintenance access. The rate shall include all materials, labor, scaffolding, tools, cutting, wastage, fittings, and installation accessories to complete the work in all respects, as per approved drawings and instructions of the Engineer-in-Charge. NOTE: For the purpose of payment, plan area (length and width) of the ceiling shall be measured.

Providing and fixing PET acoustic panels in a custom louvered design of make ENVIRCO or equivalent, sizing 2420mm x 1220mm x 9mm, fabricated from eco-friendly, recycled polyester material of minimum 9mm, Fire Resistance 25 (A-Grade) by ASTM- E84, Smoke Developed Index 300<450 by ASTM - E84, Composition 100% Polyester Fiber , using GI 44mm x 25mm stud with 1000GSM & 25mm polyster pad then perforated 12mm ply for better perfomence with high sound absorption properties (minimum NRC 0.9 or better). Panels shall be precision-cut into slats or fins and arranged in a vertical or horizontal louver pattern as per drawings, fixed on a suitable GI/MS/aluminium subframe or directly onto plywood backing using recommended adhesive, screws, or interlocking channels. The finish shall be in approved shades and textures, with edges chamfered or grooved as specified. The installation shall be done in proper alignment and level, ensuring seamless joints, acoustic integrity, and visual aesthetics. Rate to include all materials, PET panels, subframe, fixing hardware, adhesives, labour, cutting, shaping, edge finishing, transportation, and installation — complete in all respects as per drawings and instructions of the engineer-in-charge. NOTE: For the purpose of payment, plan area (length and width) of the ceiling shall be measured.

Providing and fixing PET acoustic baffle ceiling system of make ENVIRCO or equivalent made from high-density, fire-retardant, and eco-friendly polyester fibre panels (minimum thickness 9mm) with a Noise Reduction Coefficient (NRC) of 0.75 or higher. Baffles shall be cut to specified size (e.g., 200mm height x 1200mm length with required width or as per design) and factory-finished in approved colours and textures. Each baffle shall be suspended vertically from the ceiling slab or grid using a modular suspension system comprising galvanised steel cables, clips, and powder-coated aluminium tracks or brackets, ensuring secure and level installation. The layout shall follow the architectural pattern with uniform spacing, height alignment, and concealed fixings wherever possible for a seamless look. The installation shall cater to all site conditions, including cutouts for services (HVAC, lighting, etc.). Rate to include all materials, PET panels, subframe, fixing hardware, adhesives, labour, cutting, shaping, edge finishing, transportation, and installation — complete in all respects as per drawings and instructions of the engineer-in-charge. NOTE: For the purpose of payment, net area (length and width) of the panels shall be measured.

Cleaning, Grinding and buffing the existing sandstone surface to restore its original finish, including thorough cleaning of the surface using neutral pH cleaning agents to remove dirt, stains, and deposits. The surface shall be polished using appropriate grade buffing pads or abrasives, either mechanically (buffing machine) or manually where necessary. All care shall be taken to prevent damage to the existing stone surface and surrounding finishes. The finished surface shall exhibit a smooth, uniform, and aesthetically consistent texture while retaining the natural look of sandstone. The item includes all labour, handling, edge alignment, sealing of joints, and preparatory work to achieve a smooth, flush finish. The plyboard shall be of Gurjan face or approved equivalent make, free from delamination, warping, or visible defects. Frame work (battens/aluminium/metal sections) shall be paid under a separate item. Work to be executed as per the direction of Engineer-in-Charge. Providing and fixing 4mm thick natural veneer panelling in Light Oak finish, from approved make such as Decowood, Greenlam, Century Veneers, or Timex, over prepared plywood substrate (paid separately). Veneer to be fixed using Fevicol SH or equivalent approved synthetic resin adhesive, ensuring proper grain matching and orientation. All exposed surfaces shall be sanded and finished with clear matte open grain PU polish (minimum 3-coat system including sanding sealer), applied in a dust-free environment to retain the natural texture and achieve a uniform, durable finish. Edges shall be neatly aligned and finished, with all joints flush and free from gaps. Item includes cutting, adhesive, finishing, cleaning, and approval of samples, complete as per architectural drawings and the directions of Engineer-in-Charge. Note: Cost of plywood substrate is not included in this item and shall be measured separately. Veneer make and finish sample to be got approved prior to execution by E-I-C.

Providing and fixing Type 1 commercial-grade wallpaper of approved brand, shade, and pattern (such as Marshall’s, Elementto, Nilaya by Asian Paints, Sangetsu, or equivalent) on prepared wall surface. The scope includes surface preparation such as cleaning, priming, and levelling the substrate using wall primer/sealer and approved fillers to ensure a smooth and dry base. Wallpaper shall be installed using manufacturer-recommended adhesives with proper alignment and seamless pattern matching. Item includes cutting, edge trimming, allowance for wastage, smoothing out of air bubbles, and final cleaning. Finished surface shall be free from wrinkles, overlaps, or visible seams. All protection to adjoining surfaces and post-installation surface protection till handover is also included. (base price of wallpaper: Rs. 80/ sqft) Note:All materials (adhesive, primer, and wallpaper) to be approved by Architect/Engineer before use. Only net finished wall area shall be measured; overlaps and wastage are deemed included in the rate, as per directions of EIC.

Providing and fixing Type 2 high-performance commercial-grade wallpaper of approved brand, shade, and pattern (such as Wallquest, Vescom, Mahone, Nilaya by Asian Paints, or equivalent) on prepared interior wall surfaces. Wallpaper shall be vinyl-coated, washable, and scuff-resistant, suitable for high-traffic commercial or hospitality areas. Wall surface shall be thoroughly cleaned, levelled, and primed using a manufacturer-recommended wall primer/sealer. Installation shall include precise cutting, pattern matching, use of Type 2 heavy-duty adhesive, and ensuring seamless application with smooth finish, free of air bubbles, overlaps, or visible joints. The work includes adhesive, 10–15% wastage allowance, surface protection till handover, and complete cleanup. (base price of wallpaper: Rs. 200/ sqft) Note:Base substrate (plastered/puttied wall) must be sound, dry, and crack-free. Sample of wallpaper and adhesive system to be approved by Architect/Engineer prior to execution. Providing and fixing 4mm thick Burma Teak natural veneer of approved quality and grain or equivalent, cladded over pre-installed plyboard backing (plyboard paid under separate item), including cutting, jointing, edge alignment, and finishing. Veneer shall be fixed using synthetic resin adhesive (such as Fevicol SH or equivalent) and finished with open grain, clear matte Polyurethane (PU) polish of approved brand (e.g. ICA, Asian Paints, MRF) in minimum 3 coats over appropriate sealer and base coats, applied in a dust-free controlled environment. All exposed surfaces to be evenly sanded and polished for a seamless, high-quality finish, with matching grain direction as per design intent/drawing. Rates include edge banding with matching teak veneer strips where required, corner detailing, surface preparation, and protective masking during ongoing works. Note: Ply backing to be measured and paid separately. Veneer brand/ make: Greenlam, Decowood, Century Veneers, Duro or equivalent. Finish and polish mock-up to be approved by E-I-C before execution. Surface must be protected with masking film post-installation till handover.

Providing and fixing Timber Acoustic grooved Panels with linear perforations of size 1200mm x 600mm, made from 100% natural wooden materials with a modern slatted aesthetic finish, including 9 mm thick black acoustic polyester felt backing for effective sound absorption and echo control. The panels shall be melamine laminate panels 2430mm x 192mm x15 mm with 3mm slats at 21 mm pitch, Tongue and Groove edges for seamless mounting having density of 750kg/m3. The back of the panels are perforated with 10mm diameter circular holes with a nonwoven fabric covering of 0.2mm for providing Sound absorption via the acoustic impedance method. The panels shall have a tested Noise Reduction Coefficient (NRC) of 0.90, ensuring high acoustic performance in a wide range of environments. Panels shall be installed over a prepared surface using suitable adhesive or mechanical fasteners as per manufacturer’s guidelines. Providing and fixing acoustic fabric finish of make MMT Acoustix or equivalent, of approved shade, and texture over acoustic panelling or stretch track systems. The fabric shall be acoustically transparent, fire-retardant (minimum Class 1/Class A as per ASTM E84 or equivalent), and resistant to fading, sagging, and deformation. Fabric shall be stretched tight and wrinkle-free over a perimeter track system (PVC or aluminium) or applied directly over acoustic panels (such as glass wool or polyester boards) using appropriate adhesives or fastening systems. Providing and fixing CNC-cut BWR (Boiling Water Resistant) plywood panel of 18mm thickness (or as specified), cut in a vertical grill design as per approved drawings and architectural details. The plywood shall conform to IS:303 BWR grade or better, ensuring durability, dimensional stability, and resistance to moisture, making it suitable for semi-wet and interior applications. The grill pattern shall be precision-machined using CNC routing to achieve uniformly spaced vertical slits with clean edges and accurate alignment. Ensure applying Moisture-Resistant Adhesive for Veneer finish. All cut edges, including CNC-cut grill slits, must be sealed using epoxy primer, PU sealer, or edge banding. Providing and fixing 8mm thick Flexiply (flexible plywood) conforming to IS:303 or equivalent, made from high-quality hardwood veneers and bonded with MR grade synthetic resin adhesive, suitable for curved or bendable applications. The Flexiply shall be free from warping, delamination, or manufacturing defects, and shall have uniform thickness and flexibility across the sheet. It shall be used in curved surfaces such as furniture elements, column cladding, or decorative panels, and securely fixed over a suitable framework or sub-base using approved adhesive and screws/nails as required, as per directions of EIC
