COMPREHENSIVE MAINTENANCE MANNING AND OPERATION OF CENTRAL AC PLANT AT AFS CHAKERI KANPUR

Manning & Operation Provisioning of resources for maintenance & operation of central AC plant of 4x80 TR, 3x50 TR chilling plant and 3x16.5 TR water cooled package AC plant having compressors with its connected items such as condensers/chillers, water circulating pumps, chilling pumps, blowers, blower motor, cooling tower with fan and motor including connected starters etc in all respect for smooth running of AC plants/chilling/package AC plant during the running period to maintain designed Air conditioning/chilled water/ Package AC temperature inside the building/ block from 06:00 hrs to 22:00 hrs (Two shift of 08 hours) every day except holidays and sundays as observed by the air force authority and cleaning of all equipments and sweeping inside and outside of the installation and maintaining of log sheet on daily basis. The minor repair such as tightning of pump gland, filling of new gland with nut bolts and electrical complaints of motor pump and panel and starter will be attended and rectified by the contractor without any extra cost for smooth function of plant inspecting the plant/system and carrying out operation of plant, as a part of day to day operation and in accordance with relevant PM checklists and as per schedules that will be prepared upon activation of contract. The sailent features in theses checklists are as follows complete all as specified and as directed. (a) starting and stopping of the plant as per requirment of the user. (b) Checking the water level in the cooling tower. (c) Recording the plant operational parameters including pump pressures and motor amps in the log sheet. (d) Checking the central AC or refrigeration system and equipment such as compressor, motors, pumps, cooling towers and their electrical controls on the respective equipment. (e) Checking the refrigeration system for any leakage. (f) Checking the electrical and refrigeration control system for operation and adjustments of set values as necessary. (g) Lubrication of all necessary points in the system & its components in line with the checklist. (h) Weekly cleaning of AHU filters. (j) Maintaining of central AC plant installation & sorrounding area neat & clean.

Provisioning of resources for maintenance & operation of central AC plant of 4x100 TR capacity at 101 block having compressors with its connected items such as condensers/chillers, water circulating pumps, chilling pumps, blowers, blower motor, cooling tower with fan and motor including connected starters etc in all respect for smooth running of AC plants during the running period to maintain designed Air conditioning/chilled water temperature inside the building/ block from as per working hours mentioned below and cleaning of all equipments and sweeping inside and outside of the installation and maintaining of log sheet on daily basis. (j) Maintaining of central AC plant installation & sorrounding area neat & clean. (k) Working hours: (i) From 0630 Hrs to 1700 hrs on every Monday of week. (ii) From 0630 hrs to 1430 hrs on Tuesday to Friday. (iii) Saturday, Sunday & gazetted holiday no operation.

Note for Srl Item No. 1 to 2 (i) Cleaning of all AC plants, machinery and inside and outside location is the responsibility of contractor. (ii) If any operator found absent from duty Rs. 1500/- per day will be recovered from the contractor. (iii) If the contractor failed to commence the work on due date Rs. 2000/- per installation per day will be recovered from the contractor till commencement of the work. (iv) Contractor will provide police verification of all operator as required by AF Authorities. (v) If the contractor failed to provide duty roaster duly affixed photograph of operator in original before commencement of every month duty Rs. 500/- per day per installation will be recovered from the contractor. (vi) Before commencement of work contractor will provide all documents such as educational qualification, ID proof of operator in duplicate for approval of Engineer-in-Charge. (vii) Contractor will be maintain Attendance Register, Visitor register, maintenance record register, daily log sheet, operator payment register and produce every month to the Engineer-in- Charge. (viii) The contractor should be employed only ITI holder in the specific trade (ix) The operator deployed shall be in uniform indicating the name of individual and firm.

Comprehensive Maint of AC plant/ Chilling plant Quaterly inspection & servicing of the complete central AC plant of capacity 4x80 TR at H No -07 Make Voltas details as per Appx 'A' alongwith all equipment, electric connections to inspect the operation of plant by the rep of OEM and carrying out preventive maintenance as per standard practice. Replacement of defective component / equipment under the respective item of schdule complete all as specified & directed by Engr-in-charge.To maintain & keep the central AC plant functional regularly. (i). Inspecting the plant/ system and carry out preventive as per the standard practice four times in a year or as required. (ii). Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant. (iii). Checking the system for any leaks and rectification of leaks if found. (iv). Taking set of readings and Reporting the healthiness of the plant and suggesting improvements if any. (v). Checking the Refrigeration control system for operation and adjusting the settings. (vi). De scaling the condensers for water-cooled units if found necessary. (Once a year) (vii). Checking the functioning of compressor and its accessories. (viii). Cleaning the evaporator once a year if found necessary. (ix). Lubricating the bearings of motors, fans when found necessary. (x). Quarterly inspection of belts adjusting the tension. (xi). Checking of the microprocessor controller for its proper functioning with all sensors. (xii). Attending to breakdown calls. (xiii). Labour involving evacuation of refrigerant during replacement of controls and replacement of compressor. (xiv). Carrying out- once in a year, testing of lubricant and water (chilled water system and water condensing systems only) samples. Note: 1: The inspection & servicing shall be carried out by respective OEM only. Contractor has to submit necessary AMC documents to Engr-in-Charge within 15 days of acceptance of tender on account of non-submission of necessary documents of AMC with OEM within 15 days of acceptance, The contract is liable to be cancelled. 2. Labour component for replacement of spare parts shall deemed to be included in the quoted rates and spare parts required for replacement shall be measured and paid separately as "supply only" under relevant items of BOQ. 3. The rates quoted shall also include the attending of emergency breakdowns in AC plants. If such emergency breakdowns are not attended in time, following compensation shall be levied from the contractor's dues: a) Attending breakdown within 72 hours - Rs Nils b) Attending breakdown within 3 to 7 days - Rs 10000 per breakdown. c) Attending breakdown after 7 days - Rs 25000 per breakdown. 3. Spare parts required shall be measured & paid separately under relevent items based on thier consumption on ground
