Comprehensive maintenance of central type air conditioning plant capacity 20 TR comprising the installed machineries and accessories mainly compressor 3 x 20 TR SMC 6-65 model (50% stand by) make:- Accel , belt driven electric motors 12.5 HP - 3 Nos make:- Brown Boweri, condenser- 2 Nos mono block pumping set, Air handling unit - 1 Nos. with belt driven motor, blowers air filters, shaft assembly, cooling coil expansion valve FRP cooling tower etc. completely cleaning removing the dust particles servicing replacement of all the worn out parts, greasing, charging of refrigerant (R-22) etc all as required for the efficient , smooth and satisfactorily functioning all as directed by the Engineer in charge.(location :- Family Wing complex.) Note : 1. Following works are inclusive with this comprehensive maintenance for day to day functioning of AC plant in all respects all as directed by Engineer-in-charge. 2. The contractor is responsible to carry out general servicing, other repairs and charging gas etc by AC plant Original manufacturers Engineers / technicians or their authorized distributor/ dealer/channel partner Engineers/technicians only. 3. The cost for labour element is to be included in the comrehensive maint amount for Items No. 20 to 28, 34 to 36 and 40 however the items shall be measured and paid as SUPPLY only as per site requirements and the same shall be purchased from original manufacturers/ authorized distributor /dealers and GST purchase vouchers along with manufacturers warranty cert duly defaced/signed by contractor, JE and Engineer-in-charge shall be submitted to Deptt during payment claims for verification, scrutiny, passing of bill and future record purpose.4. A record to be maintained in the register for each visit and the details of repairs/replacement spare parts duly signed by Engineer-in-charge and contractor and the same to be produced at the time of payment claims. Taking down existing unserviceable compressor of Make - ACCEL of 3 x 20TR from the plant, dismantling all parts, transporting to work shop, replacement of worn out and unserviceable parts complete all as directed by Engineer-in-charge. Note - 1. Spares shall be measured and paid separately under relevant item here-in-after. 2. The firm is responsible to get repair the compressor from the original manufacturers/ authorized manufacturer distributor/dealer only.

Material and labour for carefully opening the motor of compressor for repairs and servicing, shifting to local work shop, taking out the burnt windings, cleaning of slots and rewinding the same with copper winding wire of existing gauge and quantity heating applying shellac varnish to the windings, replacing insulating materials as required baking up and assembling back including replacing the bearings bushes using hydraulic pressure for 12.50 HP capacity 380/415 volt, 3 phase 50 HZ complete all as directed by Engineer-in-charge.

All as per item No.30 Above but 3 HP capacity for AHU/Condensers 380/415 volt, 3 phase 50 HZ complete all as directed by Engineer-in-charge.

All as per item No.30 Above but 2 HP capacity for cooling tower 380/415 volt, 3 phase 50 HZ complete all as directed by Engineer-in-charge.

Material and labour for taking out the monoblock pumping set 3 HP from the foundation after disconnecting and dismantling the water supply inlet and out let and plug it off, repairs and replacement of bearing/bushes impellar and install at site replacement of corroded base plate tesing for its satisfactory performance of mono block pump set, transporting to workshop and back after necessary repairs complete all as directed by Engineer-in-charge.

Supply only over load relay of range 10 to 16 Amps ML1.5 starter with coil voltage 415 volt complete all as directed by Engineer-in-charge.

Supply only starter timer suitable for ML1.5 starter complete all as directed by Engineer-in-charge.

Supply only contactor assembly suitable for ML 1.5 starter complete all as directed by Engineer-in-charge.

Supply and fixing automatic star delta starter of compressor motor 12.5 HP in the existing pockets of the panel board and replacement of cables for connections required and testing complete all as directed by Engineer-in-charge.

Material and labour for painting with super Synthetic enamel paint two coats after cleaning and scrapping out the surface as required to machineries and accessories to the plant air conditioning central type 3x20 TR including one Nos. AHUs , condensor 03 Nos , compressor-03 Nos ,compressor motor -03 Nos ,Pump-02 Nos, Liquid line, discharge lines , suction line approx 25 mtr complete all as directed by Engineer-in-charge.

Supply and fixing CI Sluice Valve 65 mm dia both ends flanged PN 1.0 complete with jointing materials including complete all as directed by Engineer-in-charge.

Supply only charging of refrigerant (R-22).for 3x20TR plant complete all as directed by Engineer-in-charge.

Note : 1. Following works are inclusive with this comprehensive maintenance for day to day functioning of AC plant in all respects all as directed by Engineer-in-charge. 2. Material and labour dismantling of electric driven induction motor of capacity up to 2 HP 230 volt, single phase 50 HZ of various AHUs for exhaust air of 2X120TR AC Plant repairs and servicing shifting to local work shop taking out the burnt windings, cleaning of slots and rewinding the same with copper winding wire of existing gauge and quantity heating applying shellac varnish to the windings, replacing insulating materials as required baking up and assembling back including replacing the bearings bushes using hydraulic pressure complete all as directed by Engineer-in-charge.

All as per Item No 42 above but of capacity 5 HP 380/415 volt, 3 phase 50 HZ of cooling tower 2x120TR AC Plant and AHUs of various OTs complete all as directed by Engineer-in-charge.

All as per Item No 42 above but motor of capacity 7.5 HP 380/415 volt, 3 phase 50 HZ of condenser water pump set of 2x120TR AC Plant complete all as directed by Engineer-in-charge.

All as per Item No 42 above but motor of capacity 12.5 HP 380/415 volt, 3 phase 50 HZof Chilled water pump set of 2x120TR AC Plant complete all as directed by Engineer-in-charge.

Supply and fixing in replacement electric driven induction motor of capacity 1 HP 230 volt, single phase 50 HZ of various AHUs for exhaust air of 2X120TR AC Plant complete all as directed by Engineer-in-charge.

Material and labour for repair to chilled water Split casing pumpset of 12.5 HP for 2x120TR plant by disconnecting suction & discharge water lines and removing of electric connection, dismantling the U/S pumpset from MS foundation, opening the pump, remelting the shaft and filling of metal at decayed portions including all kind of machine works i.e. welding, turning, polishing etc as required to make the shaft of required shape and size, as original, balancing the shaft and refitting in pump body replacement of Cushy foot anti vibration pad with and incl carrying out complete repair / replacement /servicing of damaged parts i.e. bearings bush, gland plate, gland packing, coupling cleaning of impeller assembly etc and reassembling the pump after greasing of moving parts and reinstallation of the pump with motor in original location using new MS stud, nut, bolt, washer and other packing material etc; checking the alignment; reconnecting the suction and delivery pipes, testing and commissioning for smooth operation complete all as directed by Engineer-in-charge.

All as per Item No 47 above but of Condenser water Split casing pump set of capacity 7.5 HP complete all as directed by Engineer-in-charge.

Material and labour for descaling the condensers units of AC Plant capacity 2x120 TR after dismantling the inlet and out let of water/refrigerant gas connections and circulating descaling HCL acid/chemical with help of external pump, brushing the condenser tubes removing the scale neutralizing the base of tubes by circulating neutralizing agent replacement of rubber gasket for the end covers of the condenser removing the dummies connecting the water pipe line /refrigerant connections, removing the air,including refilling the removed refregerant(R 134a) gas, leak testing checking gas pressure and testing complete all as directed by Engineer-in-charge.

Matrerial and labour for servicing of chilled Water cooled type cooling coil of AHUs of capacity 2400 to 3200 CFM/26-39GPM including cleaning of complete AHU and cooling coil with necessary chemicals/caustic soda liquid of required quantity, and giving final water wash and refixing the same,cleaning and drying of suction / disharge filters,blower and all accessories including replacement of connected canvas cloth of existing type between AHU and duct complete all as directed by Engineer-in-charge.

All as per Item No 51 here-in-above but for AHUs of capacity 3500 to 9800 CFM/52-96 GPM of chilled Water cooled type complete all as directed by Engineer-in-charge.

Material and labour for Dismantling the side cover of existing cooling tower carefully without damaging the other portion of cooling tower removing unserviceable PVC frills carefully from cooling tower, and fix new PVC frills for cooling tower of 2x120 TR capacity including replacement of unserviceable bolts and Nuts etc of supporting media complete all as directed by Engineer-in-charge..

All as per item No 53 here-in-above but of capacity 3x20TR complete all as directed by Engineer-in-charge.

Supply and fixing in replacement of Condenser water pipe line of size 125 mm dia MS pipe of medium grade class 'B' black in colour complete all as directed by Engineer-in-charge.

Supply and fixing in replacement of Condenser water pipe line of size 150 mm dia MS pipe of medium grade class 'B' black in colour complete all as directed by Engineer-in-charge.

Material and labour for removing/cutting existing old rusted MS pipe line of size 125/150 mm to the required length and fixing new line in the existing position with necessary welding jointing fixing with suitable size/nos flanges, gaskets including bolts nuts washers complete on necessary qty of PCC bed of suitable size and height and painting of pipes with two coats of synthetic enamel paint of existing colour over a coat of primer complete all as directed by Engineer-in-charge. Material and labour for insulation for MS pipe of size 150 mm dia with PUF moulded type 40/50 mm thick with and incl applying bituminous compound and aluminium cladding with suitable gauge aluminium sheet with and incl taking down of old insulation and preparing of pipe surface by scratching / removing rust, dust and old paints etc with wire brush, emery paper, grinder etc and making surfaces smooth, complete all as directed by Engineer-in-charge.

All as per srl item no 77 here-in-above but of 80 to 125 mm bore size.

Material and labour for cleaning to FRP base of cooling tower 2x120 TR capacity by dismantling coupling cooling fan, draining out of water, removing algey, silt etc, cleaning & servicing of mechanical components and welding to cross members and frame bracing components incl repair/over hauling the complete transmission system of cooling tower and re-assembling all the dismantled components to its original position complete all as directed by Engineer-in-charge

Material and labour for cleaning to FRP base of cooling tower 3x20 TR capacity by dismantling coupling cooling fan, draining out of water, removing algey, silt etc, cleaning & servicing of mechanical components and welding to cross members and frame bracing components incl repair/over hauling the complete transmission system of cooling tower and re-assembling all the dismantled components to its original position, complete all as directed by Engineer-in-charge

M&L for Structural steel work with Fe-290 (Gde E-165) with compound girder and stancions , lattice girders, aerial mast staging of water tank and like inluding caps bases splices etc built up from two or more beam or channel section or angle with plates, including all lattice bars, stiffeners , gusset plate etc and replacement of necessary MS angles of size of suitable length with necessary fittings and fixtures bolts nuts washers etc including required welding work complete all as directed by Engineer-in-charge

Material and labour for applying one coat of primer and synthetic enameled spray paint of existing colour on 2x120TR AC plants steel/iron surfaces of MS structurals,pipes ,compressors-02 Nos, Pumps-04 Nos Condensor-02 Nos motors condensor inlet outlet pipeline incl preparing of surface by scratching / removing rust, dust and old paints etc with wire brush, emery paper, grinder etc and making surfaces smooth for achieving better grip between surface and primer, complete all as directed by Engineer-in-charge

Material and labour in replacement plates chequered channels,square cut or notched Fe 410 w GDE E-250 quality B as cable duct cover of MS sheet with welding of holdfast etc. including carrying handle , preparation of surfaces and applying two coats of synthetic enamel black paint over a coat of red oxide primer for 2x120TR complete all as directed by Engineer-in-charge.

Material and labour in replacement synthetic insulating mat of size 2mx1mx19mm ISI marked complete all as directed by Engineer-in-charge.

Material and labour for PCC (1:3:6) type C1 using 20mm graded stone aggregate for base to cooling tower 3X20TR including necessary form work complete all as directed by Engineer-in-charge.
