Outsourcing , Maintenance and Operation of Central AC Plant 3 x 39 TR Capacity make –Blue Star and comprising of the following equipment installed at Suratgarh Mil Stn with the help of Refrigerator Mechanic 01 No. in each shift of 8 hours for 2 shifts every day including Sunday and Holidays, including comprehensive maintenance of Central AC Plant installed at 6006(I)Wksp in Summer, Winter and Monsoon season as per the period of the contract, ensuring periodical check i.e. daily, monthly, quarterly and half yearly. Maintenance requirement as per manufacturer’s instruction. The job covers daily upkeep of AC plant comprising of chiller unit i.e. descaling of condenser, chiller etc. complete AHUs with electric motor including pan type humidifiers of different KW ratings, complete ducting, fan coil units, cooling tower complete, hot water generator and its piping network, chilled water piping, condensate piping, pump and motor of chilling water and condenser of cooling towers, water supply piping, Instrument starter, connected control cabling/wiring including electric panel and switch gear all as specified. (except compressor unit) & directed by Engineer-in-Charge for smooth and efficient functioning and performance of AC plant to achieve desired inside conditions throughout the season. Any repairs/replacement of defective parts including charging of refrigient Gas (to be issued under Sch 'B') as necessary will be carried out by the tenderer in this item and nothing shall extra be paid on this account. Notes : - The tenderer are advised to visit the AC plant site for confirming the make of existing accessories before submitting this tender, if any defective parts are required to change of AC plant the same shall be replaced with the existing make of AC comprising with the following equipments complete all as directed by Engineer-in- Charge :- (a) Central AC Plant (i) 3 x 39 TR Make – Blue Star (Two working and One stand by) (iii) HWG and connected control panel-02 Nos.

Contd/-... Item No 1 (b) Chilling Unit 3 x 39 TR and its control panels, Water flow switch, Star Delta starter panels of chilling unit (contactor, overload relay, time relay, timer, DC Supply Relay). Rates of these items are included in this item as supply and fixing in comprehensive maintenance rates. (c) Plants will be in operational condition round the clock. If any defect occurs the firm shall be liable to repair the same with in 8 Hours failure which penalty of Rs 500/- per day shall be recovered. (i) Chiller Unit 3 x 39 TR (Two run and one stand by) and connected Control Panel. Make Blue Star (ii) HWG and Connected Control Panel. (iii) AHUs and control Panel (iv) Condensing Water Pump and motor and its piping. (v) Chilling Water Pump and motor and Its piping. (vi) Cooling tower complete including motor. Notes for Srl Item No 1 & 2 :- (i) During manning and operation tenderer is liable to maintain the complete AC plant including Chiller Package Unit and will ensure its proper functioning and performance. (ii) Proper and efficient functioning of plant must be ensured through regular inspection by qualified Engineer by monthly. (iii) Contractor will also ensure prompt attending of complaints regarding functioning of AC plant.

Outsourcing , Maintenance and Operation of Central AC Plant 3 x 270 TR Capacity make -Carrier and comprising of the following equipment installed at MH with the help of Refrigerator Mechanic 01 No. in each shift of 8 hours for 3 shifts every day including Sunday and Holidays including Comprehensive maintenance of AC Plant in Summer, Winter and Monsoon season as per the period of the contract, ensuring periodical check i.e. daily, monthly, quarterly and half yearly. Maintenance requirement as per manufacturer’s instruction. The job covers daily upkeep of AC plant comprising of chiller unit i.e. descaling of condenser, chiller etc. complete AHUs with electric motor including pan type humidifiers’ of different KW ratings, complete ducting, fan coil units, cooling tower complete, hot water generator and its piping network, chilled water piping, condensate piping, pump and motor of chilling water and condenser of cooling towers, water supply piping, Instrument starter, connected control cabling/wiring including electric panel and switch gear all as specified. (v) Chilling Water Pump and motor and Its piping. (vi) Cooling tower complete including motor. (vii) Main Electric Control Panel.

Item No 3 Note :- (i) During manning and operation tenderer is liable to maintain the complete AC plant including Chiller Package Unit and will ensure its proper functioning and performance. (ii) Proper and efficient functioning of plant must be ensured through regular inspection by qualified Engineer monthly. (iii) Contractor will also ensure prompt attending of complaints regarding functioning of AC plant. (iv) The operator will obtain signature for desired room temprature daily during operatiing hours and shall produce record daily for verifications to Engineer-in-Charge, failing which penalty of Rs 1000/- Per day shall be charged. (v) Daily hours log sheet shall be prepared & signed by operator and shall be produced for verification to Engineer-in-Charge. (vi) Plant shall kept neat and clean at all the times. Note for Srl Item No 1 to 3 :- Bidders may please note that the rate quoted for outsourcing work shall not less than the minimum wages circulated by Chief Labour Commissioner, GOI, Min of Labour, New Delhi for Suratgarh (Class 'C' City) Plus ESI (EPF) & GST applicable to the bidder. Copy of applicable rate for ESI / EPF & GST shall be forwarded by the bidder alongwith bid documets cover 1. If the rate quoted by the bidder is lower than the applicable minimum wages + ESI / EPF + GST the same will be treated as 'Non-Bonafide' & the offer will not be considered for acceptance.

S&F in repalcement of microprocesser controller (MPVD) for chiller unit ,Make- Bluestar , Chiller Model No- XWCS3039AR2 as per existing inclluding making connection complete all as specified and as directed by Engineer-in-charge.

M&L for rewinding and refixing of induction mortors with suitable gauge of super enameled copper conductor including winding with fibre cloth/PVC insulated winding paper, superior quality varnishing, servicing of ball bearing, suitable main connections from coil to terminal box, opening of motor, cutting/removing old burnt winding coils, cleaning/filling the starter slots, necessary mechanical works for shaft/bearing housing, preparing and inserting coils running/starting winding, interconnecting, fixing, soldering, jointing, heating, drying up coils, connection and testing at site, satisfactorily running of motor of capacity 3 HP, 3 Phase, 440 Volts, 50 Hz complete all as specified and as directed by Engineer-in-charge. Make of winding wire :- Chetak / Devidayal Note :- (i) Cost of taking down motor and transportation to wksp for repair and carry back to site is included in the unit rate of this item. (ii) Ball bearing if required shall be measured & paid seprately under respective items of BOQ. (iii) The contractor shall submit test sheet mentioned above failing which a penalty of Rs 5000/- Per check/ Per period test shall be recovered from the firm.

Taking out defective centrifugal pump set of 30 HP capacity, assembled with elelctric motor, dismantling the pump set for carrying out repair / replacement of unserviceable parts such as CI impeller, Bush, ball bearing, reassembling, installing, commissioning and testing complete all as specified and directed by Engineer-in-charge. Note : (i) CI impeller, Bush & ball bearing required to replace shall be measured and paid for separately under respective items of BOQ as “Supply only”. (ii) The cost of transportation is included in the unit rate of this item nothing extra shall be paid on this account. (iii) The contractor shall submit test sheet mentioned above failing which a penalty of Rs 5000/- Per check/ Per period test shall be recovered from the firm.

(iii) Lathe work, grinding of shaft, cost of new nuts, bolts, washers, lugs and terminal plate required to be replaced is included in the unit rate of this item & nothing extra shall be paid on this account. (iv) The contractor shall submit test sheet mentioned above failing which a penalty of Rs 5000/- Per check/ Per period test shall be recovered from the firm.

S&F in replacement contactor ML-3, 3 phase 415 volts having auxillary contracts 2 NO + 2 NC suitable for coil voltage 110 V, 220, 240 & 415 volts, 50 Hz of AC3 Rating 32 Amps and AC1 Rating 40 Amps complete all as specified and as directed by Engineer –in-charge.
