Note : for item No 1,&2 (i) All items required pertaining to these lift shall be deemed to be included quoted rate except items covered in item No 3 to 27 (are and any other defective items shall be measured & paid separately. (ii) The contractor will have to submitt MOU from the OEM i.e. thyssonkrupp elevator India Pvt Ltd, The contractor shall submit constent/readiness letter from the OEM on/before DRT,otherwise financial bid of the bidder shall not be opened. (iii) Contractor will conclude AMC with OEM and copy of the agreement will be submitted to Engr-in-Charge and GE before commencement of the AMC, No payment will be made to contractor with submission of valid AMC agreement. (iv) Testing & certifcate of all lift by lift inspecting officer giving certificate for its safety for 12 months (v) Lift to be testing in presence of user & certificate to this effect for payment purpose. (vi) Contractor will produce a register signed by user rep towards proper functioning of lift every month. Payment will be released only on satisfactory functioning of lifts

(vii) Periodical servicing by rep of OEM of the lift to maintain in a reliable, safe and efficient manner using latest techniques & experts by carrying out planned maintenance in a systematic and control manner by regularly examing, testing, lubricating and adjusting all the items of the lifts with including repair/replacement of all defective parts i.e. all type of mechanical and electrical items, check that lift stop in downward direction properly with 25% overload with operation of the “emergency” stop when lift is moving at full speed, check and lubricate by grease cup or top up oil on sleeve type bearing on motor shaft, deflector sheave shaft, governor pulley, check and lubricate sheave of governor tensioning pull at the pit, controller-clean contracts and shields with carbon tears chloride move relay armature by hand for movement and see that contracts are aligned, replace carbon contacts if worn out, check fuses of controller and mains, brake oil in dash pots, check flexible leads to relay, check and adjustment carbon bushes spring pressure commutator reset brushes, greasing bearing AC motor lubricating bearing, cleaning ventilation passenger inspect for tray noises lubricate bearing and top up oil in gear box (viii) If complaint not attended by rep of OEM within one hour panelaty of Rs 500/ per hour will be charged. (ix) OEM will ensure that lift machenic deployed must have minimum ITI cert with experience of such type of works (x) If lift become unserviceable under srl item no 1&2 after inspaction during any month , same shall be repaired by company rep/contractor within 24 hrs and nothing extra shall be addmissible for additional visit will be paid except spare parts Brake: Clean if oil and trace source of oil leakage, adjust clearance between shoes and drum, clean contacts, check tape safety switch, lubricate shaft bearing. Governor : Check that the levers works smoothly, check that electrical contacts open before the rope locked.

Ropes : Check condition of hoist rope and governor rope. Check slack rope if too dry. Hoist way lubricate guides and guide shoes: Check that the buggers are in proper position and measure & record counter weight buffer cleans with car at the top. Retring car and lock : Check operation of the car and lock from the top and each landing. Check that retring car solenoid is not getting over heated and that movement of car is smooth, check all the locks are functioning properly mechanically and electrically after opening the covers check all set screws and spring and replace if necessary the lever should lock the brake properly. Check that the retiring car does touch the lock roller at the landing which is being passed, check that car gate switch operated properly, check condition of traveling cable and termination at junction boxes, check guide clamps and adjust , after physical inspection, get the lift to over travel by holding from the controller and see that the switches operate properly, check door closer safety , clean and adjust, if necessary, lubricate top track and door motor and linkage, check that landing doors can be opened by emergency keys, Machine room, Check and adjust overload relay and phase failure relay, check power wiring termination in switch, motor, controller and power switching relays, check lubricants of all equipments. (viii) Contractor will produce a visit schedule in which he will intimate that how many visit he will scheduled during the month.
