M & L for de-scaling of water cooled condenser unit of 40 TR capacity after opening end covers and removing scales using approved non-chemical water treatment system and nylon brushes and re-assembling the same by replacing rubber gasket and washing by circulating fresh water complete all as specified and directed.

M & L for cleaning of cooling coil of 26000 CFM capacity AHU including flushing with suitable high pressure gas and chemicals approved/ recommended by the manufacturer complete all as specified and directed.

S & F carbon brush for induction motor of upto 20 HP capacity complete all as specified and directed.

S & F in repairs ball / roller bearing of suitable size for pumps and motors of following capacity and re-installing at site including testing on completion complete all as specified and directed.

M & L for servicing monoblock pumps of 5 HP to 15 HP capacity including dismantling and opening the pump, repairing/ replacing defective impeller, replacing wornout bearing impeller, stuffing box, back plates, gland packing, mechanical seal and rusted nut, bolts etc, assembling properly, greasing all movable parts, fixing in position, testing and commissioning complete all as specified and directed.

S & F in repairs microprocessor/ PCB for compressor of capacity upto 40 TR as per existing make/ model complete all as specified and directed.

Supply only 2/4 Amps HRC fuse as per existing sample complete all as specified and directed.

Supply only 2/4/6 Amps glass fuse as per existing sample complete all as specified and directed.

S & F heavy capacity wiring connectors complete all as specified and directed.

S & F in repairs solenoid valve assembly suitable for compressor of capacity upto 40 TR complete all as specified and directed.

Supply and topping up of new compressor oil and charging oil complete all as specified and directed.

Supply and charging refrigerant R-22 gas to AC plant and package type AC complete all as specified and directed.

S & F in repairs driving V belt “C-140 degree", of suitable size, for compressor unit complete all as specified and directed.

M & L for repairing damaged cooling tower internal PVC pipe of 40/80 mm with necessary fixing and connected materials by removing PVC fills and other connected accessories and fixing/ laying the removed PVC fills and other connected accessories after cleaning complete all as specified and directed. Note: PVC fills/ nozzles required for repairing shall be measured and paid under relevant item of the Schedule.

Supply, fabricating & installing, testing and commissioning of hot dip GI sheet metal rectangular duct, made of galvalume plated steel sheet of 22 gauge, as per IS-655-1973, including all necessary accessories, hung with necessary clamps, bolts hangers & supports etc., anchored with rated load fasteners etc complete all as specified and directed.

Supply, installing and testing of 19 mm thick thermal insulation for air/exhaust duct with cross linked closed cell performed sheet of class 'O' Elastomeric nitrile foam rubber laminated with ultra violet barrier film with class I fire rating in self extinguishing and non-dripping and having good ozone resistance complete all as specified and directed.

Supply, installing and testing of 12 mm thick accoustic insulation for air/exhaust duct with rigid board fibre glass 486/cubm density covered with R.P. tissue of aluminium perforated sheet as per specification, passed on duct with suitable adhesive and including necessary accessories complete all as specified and directed.

M & L for checking for damaged wiring and rewiring all control panels at AC plant with wires of suitable gauge, naming and numbering complete all as specified and directed.

S & F in repairs auxillary contact NC/NO of existing make and size complete all as specified and directed.

S & F in repairs single phase preventor system for 415V 50 Hz supply complete all as specified and directed.

S & F in repairs electronic timer for star delta function having time range 1 - 20 sec, input voltage 380-440V AC or as per existing make and model complete all as specified and directed.

S & F in repairs 12 Volt 12 Ah sealed lead acid maintenance free battery for lift equipment complete all as specified and directed.

S & F in repairs 12 Volt 7 Ah sealed lead acid maintenance free battery for lift equipment complete all as specified and directed.

S & F in repairs fully automatic star-delta starter suitable for motor upto 30 HP capacity complete all as specified and directed.

Annual Maintenance contract for fully automatic electrically operated passenger lifts (04 Nos) of make "Kone Elevators", carrying capacity of 08 Passengers (544 kg) to serve (G+ 03 - 01 No) & (G + 7 - 02 Nos) and carrying capacity of 130 Passengers (884 kg) to serve (G+ 05 - 01 No), with AC variable voltage & variable frequency drive (VVVF drive )complete with all standard accessories, simplex collective automatic & manual dual controlled operation with/ without attendant, automatic center opening doors with VVVF door drive (electric motor driven mechanism), sliding stainless steel doors, automatic rescue device (ARD) system, 3D infrared sensor in full height of door & built-in announcing system without handset (04 Nos, one each in car, machine room & near Ground floor landing door) comprising of all devices and accessories, including repairs/ replacement of all defective and unserviceable parts as per manufacturer's recommendation, attending of breakdown as and when intimated throughout the year for all days including sundays/holidays complete all as specified and directed. Note : Contractor shall carryout routine maintenance and maintain all lifts in serviceable codition 24 hrs x 365 days with out any extra cost.

Inspection and testing of lift by lift inspector authorised by Goa State Govt, for serviceability and safety aspects of lifts and submission of necessary report as per proforma complete all as specified and directed.
