Comprehensive maintenance of “OTIS” make elevators viz. passenger elevators comprising of A.C. thyristerized / VVVF controlled lifts including ARD installed at Anushaktinagar buildings & City buildings under DAE in Municipal Corporation of Greater Mumbai all as per tender specification & relevant Indian / International manufacturer’s standards of Maintenance as applicable and as per specification enclosed as directed by Engineer-in-charge.

8 passenger lift (G+14/16 upper floors) at IV-D (Spl.) Tower block buildings Almora, Gulmarg, Kamet, Everest.(M/c Nos. : E 0205 to 10 & E 1609/10)

8 passenger lift (G+14/16 upper floors) at IV-D (Spl.) Tower block buildings Badrinath, Kailash & Kedarnath. (M/c Nos. : E 0201 to 4 & 1165/6 ) (lifts at Kailash building have 15 stops)

13 passenger lift (G+20 upper floors) at Annapurna, Dhawalgiri, Kanchenjunga & Nandadevi building.(Excluding ARD) (M/c No. E 1551/12, E 1513/12, E 1079/80, E 1077/78)

8 passenger lift at Shantiniketan building.

13 passenger lift (G+7 upper floors) at Satpura, Girnar, Aravali, Mount Abu, Mussoorie, Venkatgiri, Sabarigiri buildings

Major repairs / replacement / providing the following complete with all accessories, interconnections etc. all as required.Note:Item to be operated only in case of damage due to external cause/misuse/entry of water due to seepage etc.

Replacement of pressure / exhaust fan in car by new one.

Emergency light unit with rechargeable battery to be provided in place of existing defective unit for emergency light in lift car.

Replacement of faulty door sensors suitable Gen2 Nova lifts

Replacement of faulty dual door sensors(with mech door shoes)

Periodic testing of safety related features of elevator witnessed by DCS&EM staff, preparation of test reports counter signed by agency & DCS&EM staff.

Testing of overload indication, alarm and trip system, strain gauges if any & overload limiting feature etc. at full load deadweight during the 1st & 2nd months of every six months at intervals of six months & its necessary adjustment for safe use of elevator all as per instruction of Engineer-in-charge.

Testing measurement & preparation of reports witnessed and counter signed by agency & DCS&EM staff of brake slippage at full load dead weight during the 1st month of each year of maintenance contract & its adjustment for safe sue of elevator all as per instruction of Engineer-in-charge.

Annual comprehensive maintenance of ARD batteries.

Providing flooring in lift car cage including removal of existing flooring,disposal of removed PVC flooring etc,sticking with adhesive etc.

PVC flooring of approved make and colour of 2 mm thick with marine ply of required size & thickness for 8 passenger lift including dismantling of existing flooring etc.

PVC flooring of approved make and colour of 2 mm thick with marine ply of required size & thickness for 13 passenger lift including dismantling of existing flooring etc.
