The annual maintenance covers thorough checking of the outdoor unit and all connected indoor units, cleaning of condenser coils, evaporator coils, air filters and outdoor condenser fins to maintain proper heat exchange, especially during high ambient temperatures. It includes inspection of refrigerant piping and insulation, checking refrigerant gas pressure (R410A) and topping up if required (extra if applicable), and verification of operating parameters such as electrical current (A) and voltage as per the nameplate rating (for example, around 20.7A cooling current). The service also includes tightening of all electrical terminals, checking contactors, relays, capacitors, compressors, fan motors and safety devices, cleaning of drain lines, and verification of sensors,
control boards and communication wiring and repairing/replacement of defected items. Advanced system diagnostics are carried out using specialized tools to monitor VRF error codes related to temperature sensors, pressure sensors or communication faults between indoor and outdoor
