Outsourcing of services for maintenance and operation of water supply system including Sundays and Holidays : water supply installations in DARE building in Phase-III area to fill up water in tank/under ground sumps, regulating the valve of any size for water supply distribution including works described as under and all as directed by Engineer-in-Charge. (a) Attending of all day to day external water supply complaints including leakage of water in pipe lines and valves. (b) Operation of pump sets installed in pump house for portable water, raw water and fire pumps of any capacity for pumping of water from UG sumps to over head tank or directly to building service tanks for two times per day as directed by Engineer-in-Charge (c) Operation of submersible pumps set of any capacity for pumping of water from the bore wells to the sumps as ordered

(d) Cleaning of valve chambers, controlling sluice valves, maintaining of valves including replacement of gland packing , routine maintenance of pump sets by cleaning, greasing and arresting of leakages etc as and when necessary and keeping in good serviceable conditions. (e) Filling water in the sumps including periodically and submission of water testing report as directed by Engineer-in-Charge from the main supply line.Keep clean the surroundings of sump/overhead tank/pump / precautionary boards in installations, keep installations and records ready for inspection at any time all as directed by Engineer-in-Charge (g) Petty repair upto Rs. 500/-

(h) Scope of work :- (i) Monobloc pump set 5HP - 04 Nos Note :- The man power should be as under:- MPA-03 Nos (01 in each shift) Total shifts - 03 shifts Note for item set No. 01 to 04 : (i) The worker will follow all safety precautions as provided by the contractor for operators. (ii) Staff employed shall wear uniform duly marked with the category of workers. (iv) The operator should not leave the installation without proper releiver , rate quoted shall be deemed to include for the same.

Operation and maintenance of 11KV Sub station at DARE round the clock (including Sunday and Holiday) in three shifts by providing highly skilled electrician for attending day to day complaints, 11KV break down including checking of DO fuse , internal electrification in which maintenance of all internal power sockets , UPS sockets & bus ducts, LT Panel, UPS panels, DBs in each floor , light fittings , security lights complete wiring in all ground plus 7 floors in main building , security office , pump house, sub station and AC plant including maintenance of perimeters lightings , area lighting, flood lighting etc. complete for the installed electrical machinery comprising of the following :- (a) HT panel comprising of 03 Nos VCB and protection relays-01 No (b) 2000KVA capacity 11KV/433 Volts transformer - 02 Nos

(c) 4 pole structure with AB switch , DO fuse and lightening arrester - 01 set (d) Battery charger with battery bank -01 No (e) 3200Amps & 1600 Amps bus duct (f) APFC Panel - 02 Nos (g) 1000Amps 50kA ACB-03 Nos (h) LT Panel with outgoing MCCBs - 03 Nos (j) RMU Unit 11KV -01 No (k) Operation of DG Sets of 500KVA capacity - 03 Nos (l) General complaints / services as assigned by JE to be carried out.

Minimum operational staff required:- (i) Electrician - 01 No for each shift (03 shifts) Shift timings:- (i) 1st Shift - 0600h to 1400h (ii) 2nd shift- 1400h to 2200h (iii) 3rd shift - 2200h to 0600h

Providing services for maintenance and repair of internal electric supply and attending day to day complaints in all working days in DARE all as directed/specified as under :- (a) Nature of duty :- (i) Attending of all day to day compliants of maintenance works. (ii) Replacement of fluorescent tubes, bulbs, building security lights of any wattage any type, chokes, starters , capacitors etc. (iii) Attending faults in 5/15 Amps sockets, single sockets, single phase and three phase power points, distribution boards, feeder pillar boxes of all types etc including internal wiring of buildings,ceiling fans, exhaust fans, geysers etc complete.

(iv) Periodical examination of feeder pillar boxes for any loose connection and tightening the same. (v) Inspection and testing of earth pits (vi) Collection job card maintained by the duty staff and attending the same without any loss of time (vii) Any other job required but not stated in this schedule but essential for smooth functioning of service centres (viii) External electric supply and attending day to day compliants (street light security light breakdown of panels) (ix) Cleaning of sub station daily. (x) The material required for attending the repair will be provided by the Department as and when required basis (except T&P which shall be provided by the contractor)

Operating staff to be employed as under :- (i) Electrician - 01 Nos in general shifts (ii) Helper -01 Nos in general shifts Shift Timing :- 0800hrs to 1700hrs (general shift)

Note for DG Sets operation :- Engine : Checking of oil and lubricating oil topping up if required , checking all parameters and performance of engine on load condition. Alternator :- Checking of mounting and coupling bolts for tightness, checking of bearing for condition and greasing , checking IR values of alternator, insulations , cleaning of alternator , insulations, tightening the loose connections and cable and terminations, checking for vibration , voltage , frequency, RPM carbon brushes etc., Control :- Cleaning AMF panel, MCCBs contactor relays and panel timers with blower & CTC solutions , check for control and power wiring , tightning of connections and fuses , correctness and caliberaton of all the meters , relays , contactors and MCCBs and when required.

Batteries :- Tightness of connections , diagnostics of fault and rectify supply & replacement of terminals and applying petroleum jelly, checking specific gravity of electrolyte of each cell and checking the charging system . Cooling:- Checks of any leakage of radiator supply & filling of coolant. If required to check the condition of hose pipes , jubilee clamps , V- belts and repair of all the minor parts as required . Fuel System :- Checking and repair of fuel pump , fuel pipe lines and hoses , cleaning the fuel tank etc.

Operation of lift 12 passenger capacity-02 Nos & goods lifts of capacity 2500Kg electrically driven catering for 8 for including ground floor installed at DARE building on all days except Sundays and holidays in one shift.

Shift Timing : 0800hrs to 1700hrs with half an hour lunch break Minimum operating staff to be employed :- 1 lift operator - 01 No

Outsourcing of services for maintenance and operation (including repairs) of 3 x 250 + 3 x 15 and 7 x 7.5 TR capacity air cooled chilled water air conditioning plant complete with 250TR capacity scroll compressor, pump sets, air handling units complete operating with fully computerized building management system (BMS) including all other connected air conditioning system and equipment in two shifts all as directed by Engineer-in-Charge Shift timings :- General shift from 0800 hours to 1700 hrs on all days except Sundays and General Holidays ( Lunch break one hour) Minimum operating staff to be employed :- 1. Ref Mech - 01 No 2. Helper - 01 Nos

Items to be maintained and operated are as under :- (a) Maintenance for 3 x 15TR package AC and 7 x 7.5TR capacity duct able units consists of daily inspection and checking of all electrical control panels, supply and return diffusers, refrigerant gas, leak testing and weekly inspection and checking of distribution duct systems, checking and cleaning of all electrical motors, belt and fan blades, alignment checking , refrigerant pipe line insulation checking etc. including rectification of any faults as occured /replacement of parts as required by authorised service agent of installed system to keep the system function properly according to the manufactures parameters as set, complete all as directed.

(b) Maintenance for Air Handling Units connected to 750TR capacity chillers package units installed at DARE with different capacities (14 units) by daily checking of electrical cable panel, VFD switches, checking of AHU propellers and weekly inspection and necessary repairs of all system/ replacement of parts as required connected to AHU including cleaning of pre -micro filters, AHU shaft bearing alignment, checking of cooling coil etc. to keep the system function properly according to the manufacturers parameters as set by authorised service agent to installed system complete all as directed

(c) Maintenance of computerised building management systems connected to 750TR capacity chiller package units installed at DARE consists of weekly inspection and checking of all electronic devices, VFDs, pneumatic actuator, including rectification of any faults as occured/ replacement of parts as required by authorised service agent of installed system to keep the system function properly according to the manufacture's parameters as set, complete all as directed.

Providing services for operation of online complaint attender at Phase-II area incl to prepare the job card and after complete the work he will update the complaint register as directed by JE/Engr-in-charge. Note: (i) In emergency case he will also asssist the operators. (ii) Contractor shall provided one no anoraid mobile for attending online complaint for the duty person. (iii) Contractor will be provided job card book (as per sample) for attending the online complaint.

Attender as under :- (i) Electrician - 01 No for each shifts (total three shifts) Shift Timing :- 0600 hrs to 1400 hrs 1400 hrs to 2200 hrs 2200 hrs to 0600 hrs

Note for Item Ser No. 1 to 06 (i) Necessary two Nos uniform duly marked as Category of workers and mobile facility shall be provided to all operators . The rate shall be deemed to include for the same. (ii) Contractor will provide ITI certificate for tradesmen or minimum experience of 4 years from reputed organization (iii) PF, ESI of all tradesmen/helper is required & payment should be given through Bank account only (iv) If contractor fails to provide the tradesmen /helper the recovery should be @1500 per shift (v) Contractor will provide all the required Documents , Register, Tools, uniform, First Aid Box etc. at the duty places (vi) Lift operator should keep the lifts hygiene at any time.

(vii) Contractor shall arrange to attend emergency and break down calls and the system should be brought back to workable condition with minimum possible time as assessed by the Engineer-in-Chrage. The rate quoted by the contrator shall deemed to be included the provision also. (viii) Contractor shall submit the periodical service report, break down repairs and spares replaced by the service men in the format as approved by the Accepting Officer. This report shall be submitted to GE along with payment claims by the contractor. (ix) The labour charges for servicing and replacement of spares shall be deemed to be included in the rate quoted by the contractor. (x) The contractor should maintain the AC plant and BMS system room and AHU rooms for inspection as and when asked by Engineer-in-Charge (xi) Contractor should maintain data sheet /log sheet separately for AC Plant & inside design temperature / and humidity floor wise should be recorded . (xii) All the registers /charts required for inspection should be maintained by the contractor and display as and when directed by Engineer-in-Charge for inspection.

Outsourcing services for operation and mainternance of the following central Air-conditioning plants per hours at DARE including checking/arresting of refrigerant gas leakages , routing checks like oil level , V- belts checking , electrical control checking , cleaning of cooling tower exclusing repairs to the plants all as specified and as directed by Engr-in-Charge . Note for item No. 6.04:- 1. The unit shall be for deploying suitable operator/mechanic to run the plant for every hour in working days/holidays in a week/as per the requirement of the user. 2. The rate quoted ny the contractor is inclusive stationary of maintaining daily log sheets/running and maintaining required temperature /proper functioning of plant along with user requirement letter for extra hour running of plant (photo copy) putup the attendance /maintenance register monthly once to the Engr-in-Charge. 3. Replacement of unserviceable spare parts will be measured /paid under relevant items.
