| 1.01Repair / maintenance of Central AC plant including carrying out daily check and Periodical servicing by rep of OEM of the AC Plants at various locations to maintain in a reliable, safe and efficient manner using latest techniques & experts by carrying out planned maintenance in a systematic and controlled manner by regularly examing, testing, lubricating and adjusting of all the items of AC Plants with inculding repair/ replacement of all defective parts i.e all type of mechanical and electrical items. (i) Descaling of condenser after opening of both end cover, circulation of descaling solution using pump for circulating descaling solution and manually using nylon brush of size 1/4, 3/8, 1/2, 5/8 inch descaling rod etc without damaging copper tubing and refixing of side cover sheet of 3 mm thick and replacement of rusted nuts bolts etc. (ii) Descaling and flushing of cooling coil complete with chemical brushing to fins, bends and cleaning complete. (iii) Material and Labour for Servicing/Cleaning of FRP cooling towers of following capacity by dismantling top cover, fan with fan motor and removing the honey comb frills. Cleaning of base tray & frills, pot strainer etc. servicing of fan motor with changing of bearings and greesing refixing the fan, frill & top cover testing commissioning complete all as directed by Engr-in-charge. (iv) Servicing of compressor unit by draining out the used compressed oil, opening both side covers, head covers and taking out the defective oil filter, cleaning the sump by using suitable cleaning solution, replacing the defective oil filter element, checking of solution and discharge valve, adjust them and refixing the side covers head covers including replacing the suitable gasket complete and refilling of new compressor oil to the required level, removing the pull, checking the serviceability of shaft seal assembly, replacement of shaft seal assembly, and refixing the pull including replacing the defective gas filter and tesing complete (v) Cleaning of cooling coil and air filters of Air handling units,rewiring of all strip heaters installed at Air conditioning plant by removing air filters and fixing back after cleaning with air blower, water and cleaning agent. Cleaning of cooling coil with wire brushes and air blower and water spray pump after spraying cleaning agent of make Scal Gun AL or equivalent chemical suitable for aluminium fins and all as specified and directed and Straightening the fins of cooling coil using suitable brushes as specified and directed for following capacity of Air Handling Units. (vi) Any type of defects such as sensor fault,repair of microprocessor card,electrical fault in the chiller shall be replaced by the contractor and the cost of the same shall be deemed to be included in the above item rate. (vii) All electrical faults in the chiller plant panel such as contactors,single phase preventor,overload relay shall be rectified or replaced by the contractor except MCCB replacement. Note-A job will be considered as a period of one month from the date of commencement of contract till the date of completion of contract. | |||||

| 1.03SCOPE OF WORK:- (a) The detailed AC mechanics of the firm shall report to the JE Concerned for receiving the complaints at round the clock daily including sunday and holiday. (b) AC mechanic deployed at work shall be experienced in AC plant repairs and maintenance and fully equipped with required T&P. (c) The contractor shall stick/ paste safety instructions at inside cabins of all AC plants with the contact number of operator/ mechanic as directed at no extra cost to the department. (d) The contractor shall submit the Maintenance Contract (AMC) alongwith tax invoice to the GE for approval under 10 (Ten) days of Acceptance of contract. The AMC will be prior approved and no payment will be made to the contractor without submission of valid AMC . (e) Rectification of any breakdown of any AC plant whenever required round the clock, the contractor will rectify the fault and restart the plant within three hours after/receipt of complaint of any nature i.e Compressor, Condenser, Cooling tower, AHU, Control panel etc. In event to the complaint not attended timely as stipulated above; a penalty of Rs 500/hr will be levied and the due amount will be deducted from the RAR. (f) Complaint register and call log record will be maintained by the Engr-in-Charge . Any Complaints requiring major parts/repair shall be rectified within 24 hrs. In case delay in rectification of major parts for more than 24 hrs and upto 10 (Ten) days, penalty on the contractor for a sum of Rs 2000.00 per AC plant per day or part thereof and Rs 4000.00 per AC per day or part thereof after 10 (Ten) days shall be imposed. (n) Air filters will inspected and cleaned, as per directed by Eng-in-Charge. Cooling coil will be inspected and cleaned, all as specified and directed. (o) The blower motor will be checked and any defects noticed will be attended and rectified the complete without any extra cost. (p) the driver set of the blower section will be inspected, belt tension adjusted and belts changed, all as specified and directed. (q) Any defect in the electrical items and controls wiring, will be attended and rectified complete all as specified and directed by Engr-in-Carge. (r) Refrigerant gas will be topped up in the system as and when necessary and directed by Eng-in-Charge. (s) Condenser water pumps with motor will be checked for satisfactory functioning and any repair to them, will be carried out by contractor without any extra cost. (t) Cooling tower nozzles will be inspected, checked and attended to for proper spray and replaced, damaged nozzles all as speicified and directed. (u) Cooling tower sump will be cleaned regulary complete all as specified and directed by Engr-in-Carge . (v) The condenser coil will be inspected and cleaned complete all as specified and diriected by Engr-in-Charge. (w) Any repairs in the condenser coil will be carried out by contractor without any extra cost. (x) Repairs to refrigerant pipiing will be carried out by contracator without any extra cost. | |||||
