REPAIR/MAINT OF CENTRAL AC PLANTS IN TECH AREA AT AF STN GWALIOR

Carrying out non comprehensive maintenance of Central AC plants water/Air cooled microprocessor based having scroll compressor, chilled water system type installed in Tech Area of Capacity and location mentioned below by regular attending for checking/rectifying defects through OEM as required alongwith all tools, brazing tools and materials, all type of nuts, check nuts, washers, teflon tap, checking leakage kit, electrical testing tools etc to make plant serviceable/functional including setting of in/out temperature of microprocessor control panel and including dismantling, refixing serviceable parts and replacing of defective parts with new parts and testing on completion. New parts shall be measured and paid separately under respective items of BOQ complete all as specified and directed for following plants. The work per unit includes:- (i) General visit to be done as ordered to carry out work during contract period. (ii) Checking of proper functioning of microprocessor and its all parameters as specified, if any error re-setting as per design condition. (iii) checking/ repairing of control wiring. (iv) Checking/ setting of water flow switch, HP and LP cut out switch. (v) Checking/ refrigerant gas pressure and oil level in compressor, and gas charging if required (refrigerant gas shall be issued by department under schedule"B"). (vi) Checking and ensuring functioning of chiller and condenser with design parameters. (vii) Checking and ensuring Functioning of compressors. (viii) All other functioning of control parameters of AC plants required for achieving design parameters of conditioned space. Note : Spare parts as "Supply only" for the AC plants mentioned here-in-after shall be measured & paid separately under respective items of BOQ.

(a) Plant capacity 150 TR to 170 TR

(b) Plant capacity 75 TR to 120 TR

(c) Plant capacity 12 TR to 40 TR

Attending Breakdown maintenance of central AC plant of any capacity upto 100 TR with necessary tools & plants, skilled technician/labour complete checking & diagnose faults/defect and making functional within 72 hours on receipt of complaint all as directed. Note:- (a) Replacement of any unserviceable/defective spares shall be measured and paid under relevant item of this schedule here-in-after as supply only, if any. Necessary labour charge & T&P for the same is deemed to be included in the rate quoted. (b) The Contractor shall maintain a register of record for complaint received and action taken on complaints as directed by Engr-in-Charge.

All as per item No 2.00 here-in-before but capacity above 100 TR.

Fixing only in replacement of hermitically sealed scroll compressor with in-built electric motor, 3 phase, 440 volt complete with oil suitable for 407/410 a Non CFC refrigerant gas etc of capacity 21/19 TR including disconnecting and reconnecting with inlet and outlet refrigerant copper pipe with brazing/ soldering as required to make leak proof connection and old unserviceable compressor shall be deposited to MES yard all as specified and directed. Note :Compressor shall be issued free for fixing only as in sch 'B'.

All as per item No 4.00 here-in-before but capacity 11/13 TR.

Note for item No 1.00 to 5.00 here-in-before :- (a) No extra cost will be paid to the contractor for T&P and trademan required & taking down the unserviceable material from plants for replacement including cleaning of AC plant, greasing, replacement of minor parts repairs/replacing etc, the cost of same is deem to be included in the rate quoted by the bidder. (b) The replacement of defective/non-functional parts shall be measured and paid for separately as `supply only' under appropriate items of BOQ (schedule A) and fixing rate for new items are deemed to include under these items, the plant shall be repaired and made functional within 72 hours eighter by local technician or OEM rep, otherwise recovery @ Rs. 2500.00 per day will be made. All major work will be carried out by OEM rep and retes are deemed to be included in quoted rates. (c) Setting of design parameter of air conditioning in microprocessor control panel & maintenance of software is included in these items.

Supply only Refrigerant gas (R-22) Monochloro Difloro Methane (CHCLF2) duly filled in factory sealed cylinder complete all as specified and directed. (Make :- Mafron-22/Refron-22/Floron 22) Note :- The cost of cylinder not to be included in quoted unit rate. The empty cylinder shall be returned back after use of gas complete all as directed by Engineer -in-charge.

Supply only Refrigerant gas (R-407C) (Non-CFC) duly filled in factory sealed cylinder complete all as specified and directed. (Make :- Mafron/Refron/Floron) Note :- The cost of cylinder not to be included in quoted unit rate. The empty cylinder shall be returned back after use of gas complete all as directed by Engineer -in-charge.

Supply of Nitrogen gas duly filled in factory sealed cylinder complete all as specified and directed. Note :- The cost of cylinder not to be included in quoted unit rate. The empty cylinder shall be returned back after use of gas complete all as directed by Engineer -in-charge.

Supply only Microprocessor based PCB, multi compressor compatible for control of central AC plant chiller unit capacity 75/85TR Chiller unit as per sample existing make & model complete all as directed by Engineer -in-charge

Supply only Microprocessor sensing unit for 26 TR chiller unit complete all as directed by Engineer -in-charge

Supply only Microprocessor based PCB multi compressor of control AC panel capacity 11/13 TR chiller unit complete all as directed by Engineer -in-charge.

Supply only Microprocessor based PCB multi compressor of control AC panel capacity 5.5 to 8.5 TR chiller unit complete all as directed by Engineer -in-charge

Supply only Suction vaulve any type complete all as directed by Engineer -in-charge.

Supply only Dicharge Valve any type complete all as directed by Engineer -in-charge.

Supply only Pressure control switch any type complete all as directed by Engineer -in-charge.

Supply only HP/LP control switch any type complete all as directed by Engineer -in-charge.

Supply only Safety valve any type, complete all as directed by Engineer -in-charge.

Notes for Item No- 7 to 19 :- (i) Cost of removing unserviceable parts, fixing and testing of new items / parts is deemed to be included in the respective rates quoted by the contractor under respective Sch 'A' items No- 1.0 to 1.03 here-in-before for servicing / overhauling of AC plants complete all as directed by Engineer -in-charge.

Supply and fixing in replacement including testing of thermostatic expansion valve of capacity 21/19TR and other works as requried including welding etc complete all as specifed and directed. Make ; Emerson /Danfoss/Ecco/Sporlon

Supply & fixing in repair liquid line filter drier of any type for refrigerant gas complete all as specified and directed.

Supply, fixing and testing of water flow switch including disconnecting and taking out existing unserviceable water flow switch any description and in any position complete all as specified & directed. Make : Siemens, L&T, SCHNEIDER or equivalent make as approved by GE.

S&F in repair re-wiring of control wiring with appropriate copper conductor, multi core cable in conduit pipe connection to codensor pump,chiller pump, pressure valves, cooling tower, AHU, including Pressure failure switches,flow switches and including contacts with NO/NC with required accessories for safe operation of chiller units all as specified & directed. Make of cable: KEI/ NICCO/ FINOLEX/ POLYCAB/ HAVELLS/ GLOSTER

Supply and fixing in replacement including testing of chiller water flow valve with electric control wiring and incl welding as required at site etc complete as specifed and directed. Make ; Siemens, L&T, SCHNEIDER or equivalent make as approved by GE.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 3x5.5 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 2x11 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 2 x 5.5 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 3x75 TR with water & chemical all as specified and directed.

M&L for necessary tools/plants for finding leakage in condenser piping system and rectifiying defects including welding/brasing as necessary by arranging N2 gas for checking and oxygen gas for welding etc alongwith all connected T&P all as directed and testing for satisfactory operation of plant including refilling of refrigerant gas by the contractor complete all as specified and directed. Note- Refrigerant gas shall be supplied as free under schedule 'B'.

Supply and fix in repair of water temprature sensor (LWT & EWT) alongwith 5 mtr wire suitable for Blue Star AC plant all as specified by Engr-in-Charge. Make :- Blue Star

Supply & fixing in repair insulation (K-flex), 12mm thick with Aluminium foil wrapping over MS pipes of 150/80mm dia complete all as specified by Engr-in-Charge.

S&F in repair temperature gauge (Thermometer) suitable for condensing water circulating line, measuring range 0 - 50 degree C, of any description and in any position complete all as specified and directed. Make : Guru, Emrald, Gluck, D S Engineer

S&F in repair water pressure gauge of range 0 – 150 PSI suitable for 100mm dia GI/MS pipe of any description including suitable ferrule for connecting up and in any position complete all as specified and directed. Make : Guru, Emrald, Gluck, D S Engineer
