Comprehensive Maintenance and Operation Contract of central Air Conditioning plant (4 X 300 TON) at B.M. Airport, Ranchi for the year of 2023-25.

PART-A:- (Operation & CMC of HVAC plant) Operation of the high side and low side of 4X300 TR Central Air conditioning plant comprising of all machinery equipments installed in A.C plant room and NITB i.e cooling towers,AHUs, pipeline,L.T Panels , In line fans,Hot water generator, FCU's,cassette units, Aircurtains, hand drier,Kitchen Scrubbers & air washer, CHW & condenser water pumps etc as per condition of contract & as per maintenance shedule along with providing minimum 01 no. Sr. supervisor, 02 Nos. Highly skilled, 02 Nos. skilled & 02 nos. semi skilled manpower (i/c reliever) per day for operation in two shifts of 8 hours each shift including Sundays and holidays as per direction of EIC.

PART-A:- (Operation & CMC of HVAC plant) Providing Comprehensive maintenance services (preventive & breakdown) of the high & low side of 4 x 300 TR Central Air conditioning plant comprising of all machinery equipments installed in A.C. plant room and NITB i.e Chillers, cooling towers, Hot water generator, AHUs, Pumps with VFD , motarized valve , water type cassettee units , Inline fans, FCU's & Kitchen Scrubbers & L.T panels etc. as required & as per techanical specifications & special condition of contract.

For first year. ( Only chiller 1 & 2 shall be covered under CMC & Chiller 3 & 4 shall be added after 1 yr of DLP after repair)

PART-A:- (Operation & CMC of HVAC plant) Providing maintenance services with up keeping all records of Building Management systems as per installation details and maintenance schedule as well as attending the complaint in line with requirements as per special condition of contract along with providing minimum 02 Nos.Highly skilled per day including Sundays and holidays as per direction of EIC.

PART-B:- (Repairs of unserviceable chiller 03 & 04) Rectification work of unserviceable chillers comprising of following activities:.Dismantling of condenser dome, drawout/flushing out the water from both side of evaporator and condenser shell.Identify the leakage in copper water tube of condenser and evaporator tube by nitrogen pressure testing .If the leakage is found, the leakage shall be arrested with brass bullet and the pressure holding test shall be done to find out the more leakage if any.After pressure holding test, the nitrogen flushing in both chamber to be carried out to remove the moisture / water & the vacuming the whole chiller & compressor oil shall be replaced . If the filter drier is faulty the same shall be replaced.After vacuuming the chiller, the refrigerant charging shall be done as required with appropriate refrigerant (R134A) & pressure shall be measured.The pressure transducer shall be changed if required.

PART-C:- (Replacement of BMS Items) Replacement of following BMS accesseries with upto date ammendment etc as required.

SITC of Stand-alone UL Listed, Modular DDC Controller with latest version equivalent to existing DDC PXC 64 U( expandable upto Maximum 200 points for Inline Ventilation fans compatible with existing IO modules and BMS system i/c some modification with wiring etc as required & as per direction of EIC . All Controllers shall be hooked up with existing IO modules with upto date ammendment etc as required.

SITC of Stand-alone UL Listed, Modular DDC Controller equivalent to existing DDC PXC 36D,PXC 22 D ( expandable upto Maximum 80 points for AHU & STP/ MWTP compatible with existing BMS system i/c some modification with wiring etc as required & as per direction of EIC. Controllers shall be supplied with required IO modules to meet the existing IO requirement.

SITC of RA Temperature + RH% Sensor etc as required & suitable for HVAC Plant.

SITC of Room CO2 Sensor etc as required & suitable for HVAC Plant.

SITC of Supply Air Temperature Sensor etc as required & suitable for HVAC Plant.

SITC of Immersion Temperature Sensor etc as required & suitable for HVAC Plant.

PART-D:- (Replacement of Vaves, strainer & Bellows) Replacement of existing items with new one of following valves, strainers, gauges (In the chilled water & condensor line ) plumbing duly insulated to the same specifications as the connected piping and adequately supported as per specifications & when as required at site..

(a) suction guide stainer Mesh (i) 250 mm dia.

(b) Expansion Bellow with rotation flanges made with EPDM suitable for sustenable pressure 10kg/sqcm. (i) 300 mm dia.

PART-D:- (Replacement of Vaves, strainer & Bellows) Replacement of filter dryer with new one in chillers units etc as required.

PART-D:- (Replacement of Vaves, strainer & Bellows) Providing and fixing in position the industrial type pressure gauges with gun metal / brass valves complete as required.

PART-D:- (Replacement of Vaves, strainer & Bellows) Providing & fixing in position the mercury glass industrial type thermometers.

PART-D:- (Replacement of Vaves, strainer & Bellows) Provided the water test report of filtter water from authorised NABL acredity laborotary / Government agency etc as required.

PART-D:- (Replacement of Vaves, strainer & Bellows) Supply of compressor oil suitable for Mc-quay make chiller unit as per OEM approved etc as required. The item shall be executed as when as required.

PART-D:- (Replacement of Vaves, strainer & Bellows) Supply of refrigerent R134A suitable for Mc-quay make chiller unit as per OEM approved etc as required. The item shall be executed as and when required.

PART-D:- (Replacement of Vaves, strainer & Bellows) Supply of fins required for cooling towers etc as required & as per direction of EIC.
