(vi) Quarterly visit and check the operating parameters of the chillers.(vii) Quarterly check/calibrate the flow switch for proper functioning (viii) Attending breakdown calls of the HVAC units as and when required. (ix) Carry out the cleaning of condenser tubes to a maximum of twice in a year, if required. (x) Annual inspection of the oil quality (by colour and operating parameters) and replacing the same, if required, subject to maximum once during the contract period. (xi) Supply of spares if required for attending and troubleshooting any breakdown (xii) Replenish refrigerant as and when required basis (xiii) Replacement of compressor from loan stock in case of failure of compressor (xiv) Any kind of normal wear and tear, corrosion, chemical pollution of rusting/pitting of the plant, heat exchanger.
