COMPREHENSIVE MAINT AND REPAIR OF LIFT, MECHANICAL LAUNDRY INCINERATOR AND CONNECTED ITEMS UNDER GE SAUGOR

Comprehensive , preventive and periodical maintenance of 2 Nos of Lift 1 & 2 (Lift No. 01 S.No. MGO 37060 (MES.No. 396/7018/LF-13 & Lift No. 2 S.No. MGO 37060 (MES.No. 396/7018/LF-13)) Make: OTIS (GEN 2 NOVA) for 13 Passenger / 884 Kg capacity each with travelling speed of 1.5 mtr /sec installed at Adm Block MRC Under GE Saugor as mentioned here-in-after , in reliable, safe and efficient manner using latest techniques & expertise consultancy( by manufacturer (OTIS) or Agency Authorized by them) by regularly using latest techniques & expertise consultancy by regularly examining , lubricating and adjusting the mechanical and electrical driving equipment , governor sleeve , shaft assembly , bearing / contact , governor jaws car & hall mechanical buttons , car & hall position indicators car direction indicators and all other car and landin signal / fixtures , deflectors, car and counter weight guide rails and buffers etc including replacement of defective / spares parts other than mentioned in Ser No w below , such as wire , lugs , nut, bolts , screws , hand rails, ventilating fan , holder, lubricant , gear oil, aircord , landing wheel , aircord wheel , rubber bush , rail guide shoe , all types of control panel & all type of their cards i.e. Air commutation card , TTU card , computer card, hardware card etc including welding, cutting, drilling etc as and when required, complete all as specified and as directed.

Note :- S.No. 1 (a) The cost of all replaced defective parts / spares , other than mentioned in Sch A Sec –II , is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect . (b) The comprehensive / preventive / periodical maintenance includes weekly , fortnightly, monthly , quarterly , half yearly inspection / testing as per service manual . The inspection / test report will be submitted to Engineer -in-charge.(c) The Comprehensive Maint has been carried out Each Month (c) The complete records of replaced spare parts , other than mentioned in Sch A sec-II , will be maintained and will be produced to Engineer –in-charge on monthly basis or as and when asked to produce the same. (d) The AMC shall become in force immediately after issue of work order No-01 . The lifts willbe handed over to contractor in as and when condition and cost of all kind of repair / replacement of item to make it fully functional , other than mentioned in Sch A Sec-II , is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. (e) All the complained will be addressed within 02 hrs from the time of receipt of complaint if,contractor or his tradesmen fails to attend the complained within 02 hrs from the time of receipt of complaint, the compensation / penalty of Rs 500-00 ( Rupees Five hundred only) per complaint per hr for first 04 hrs and after that Rs 1000-00 ( Rupees One Thousand only ) Per complaint per hr shall be recovered from the contractors dues. (f) The cost of transportation ( to and from ) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect. (g) The contractor shall display his or his tradesmen’s / employee’s mobile / contact no in each lift car & at lift lobby and update from time to time.

Note for item No 1 Comprehensive maintenance and repairs of all electrically operated lifts including replacement of spare parts shall be got executed by the contractor through only by OEM i.e. M/s OTIS or their authorised repesentative/personnel. Spare parts and other items to be incorporated shall be of make of OEM i.e. M/s OTIS or as approved by them.

Comprehensive maintenance of mechanical laundry to wash, dry and ironing for an average load of various types of solid linen and including following equipments/machinery for MRC Saugor .

The purpose of the Comprehensive maintenance contract is to: (a) To check the allignment of all machinaries and accordingly correct the same. (b) To check and correct the weight arrangement of each machine and corrected it by the microprocesser card. (c ) Oiling and greasing of each machine by mechanical method like a pressure pump etc (d) Realease the water collecting in compressor by atmosphere and WSB valve. (e) To check and re-fixing of single rolling chest for steam with air suspended iron chest. (f) To check the all (a) to(e) points above and rectify the same.

Comprehensive maintenance (Quartly basis) of Softner Plants as per the Thermax Norms suitable for IBR complaint steam boiler capable of generating steam 600 Kg per hour at 100DC having reverse of fuel technology steam output at safety valve set pressure of 15 Kg per square centimetre, LDO/HSD operated fixed complete at MRC Saugor.

The purpose of the Comprehensive Maint contract is to: (i) Ensure smooth operation of system / Ensure up time (ii). Corrections in Operation & Maintenance Practices to explore the chances of Operating Cost Reduction. (iii) Check the possibility of operation cost reduction by modifications. Efficiency optimization /improvement (iv) To get the Maximum out of Comprehensive Maintenance of the System. (v) Better planning for Spares/consumable Stocking to avoid the delay at the time of break down,though as authorized franchisee of Thermax, we are maintaining sufficient quantity of spares (vi) 100% availability of the unit for the service run.
