Scope of Work (per unit):
1. Routine and breakdown maintenance of the plant by trained HVAC technician/mechanic, with visits by OEM representative as and when required during the contract period.
2. Ensuring serviceability of the system within 24 hours in case of major breakdown/fault, using all required tools, plant and equipment (T&P) including brazing equipment, electrical testing instruments, refrigerant gas charging kit, etc.
3. Checking, calibration and resetting of microprocessor-based control panel, including input/output temperature settings, error code rectification, and restoration to design parameters.
4. Inspection and servicing of the following components:
(a) Electrical/control wiring and terminations
(b) Water flow switch, HP/LP pressure switches
(c) Refrigerant gas pressure and compressor oil level
(d) Compressor operation and performance
(e) Chiller and condenser unit functioning as per design conditions
5. Refrigerant gas top-up (as required) including leak testing, vacuuming, charging using standard procedures and provision of necessary tools.
(Note: Cost of new refrigerant gas shall be measured and paid separately under relevant item of Sch ‘A’.)
6. Replacement of defective parts (as per OEM standard), dismantling and re-fixing of serviceable components, etc.

Material and labour for descaling and cleaning of tubes of condenser (heat exchanger) unit of Central Air Conditioning (AC) Plant comprising 2 Nos × 36 TR = 72 TR capacity (in operation) and 1 No × 36 TR = 36 TR capacity (standby), installed at BASE OPS, including the following operations all as specified and directed by the Engineer-in-Charge (EIC): 1. Opening of condenser heads and removal of end covers carefully. 2. Cleaning and descaling of shell and tube type condenser unit using approved descaling solution, proper drill rods, wire brushes, and high-pressure water circulation pumps until all scale, dirt, and deposits are completely removed without damaging CU tube. 3. Thorough internal flushing and inspection to ensure free water flow through all tubes. 4. Replacement of packing gaskets, nuts, bolts, and washers at both ends of the condenser. 5. Re-fixing of condenser heads in original position after cleaning and testing for leakage and satisfactory performance. Note: (a) The work shall be carried out by skilled HVAC technician(s) using appropriate tools and safety measures. (b) The descaling solution and consumables shall be of approved make and concentration as recommended by the OEM. (c) All tools, materials, and consumables required for completion of the work shall be deemed included in the unit rate. Complete all as specified and directed by the Engineer-in-Charge.

Material and labour for repairing and servicing of FRP Cooling Tower of 75 TR capacity serving Central Type Air Conditioning Plant, including the following operations, complete all as specified and directed by the Engineer-in-Charge (EIC): 1. Dismantling of cooling tower components for removal of top cover, PVC fills, nozzles, and PVC louvers for thorough cleaning. 2. Cleaning of PVC fills, choked nozzles, and louvers to remove dirt, scale, and biological deposits using water and suitable cleaning agents. 3. Cleaning of bottom tank/sump to remove accumulated dust, mud, and sand. 4. Replacement of rusted nuts, bolts, and washers with new ones of appropriate size and grade. 5. Checking the alignment, lubrication, and serviceability of the fan motor, including oiling/greasing of bearings. 6. Painting of damaged surfaces and application of epoxy seal paint on interior and exterior parts of the cooling tower as per manufacturer’s specifications. 7. Reassembling all parts after servicing and testing the unit for proper operation and water flow. Note: (a) All tools, consumables, and labour required for the above work shall be deemed included in the unit rate. (b) Any major spare parts such as fan blade, motor, gearbox, PVC fills, louvers, or nozzles, if required, shall be measured and paid separately under the respective “Supply Only” items of Sch ‘A’. Complete all as specified and directed by the Engineer-in-Charge.

Material and labour for dismantling/opening of Air Handling Unit (AHU) for general servicing of capacity 10500 CFM to 15000 CFM, including the following operations, complete all as specified and directed by the Engineer-in-Charge (EIC): 1. Opening of air filters, nuts, bolts, and drain tray carefully for inspection and servicing. 2. Cleaning of cooling coils from both sides using approved coil cleaning solution and soft brushing suitable for AHU fins. 3. Checking and correcting belt tension and alignment of motor shaft and pulley. 4. Cleaning of primary and secondary filters and blower assembly thoroughly to remove dust and debris. 5. Cleaning of bottom drain tray, removal of sludge or algae deposits, and painting inside the tray with one coat of marine-grade anti-corrosive paint over a coat of red oxide primer. 6. Reassembly of all components and operational testing of the AHU for satisfactory performance. Note: (a) All labour, tools, cleaning materials, and consumables required to carry out the above work shall be deemed included in the unit rate. (b) Any major spare parts such as fan motor, blower wheel, bearings, belt, pulley, filters, etc., if required, shall be measured and paid separately under the respective “Supply Only” items of Sch ‘A’.Complete all as specified and directed by the Engineer-in-Charge.
Material and labour for servicing and repairing of electrically operated Hot Water Generator of capacity 36–54 kW, complete with automatic and safety control system, including the following operations, all as specified and directed by the Engineer-in-Charge (EIC): 1. Checking and servicing of all automatic and safety controls such as safety valve, purge valve, high-limit cut-out, automatic and manual reset controls, low-level cut-out stop controller, and thermostat. 2. Inspection and testing of heating elements, wiring connections, contactors, and control panel for proper functioning. 3. Cleaning of the heating chamber and associated piping to ensure efficient heat transfer. 4. Replacement of defective or unserviceable parts such as thermostats, relays, heaters, contactors, valves, or sensors as required for restoring full functionality. 5. Testing and commissioning of the hot water generator after completion of servicing and repairs to ensure safe and efficient operation. Note: (a) All labour, tools, testing instruments, and consumables required for the above work shall be deemed included in the unit rate. (b) Any major spare parts such as heating elements, control panel components, valves, or thermostats, if required, shall be measured and paid separately under the respective “Supply Only” items of Sch ‘A’. Complete all as specified and directed by the Engineer-in-Charge.

Material and labour for disconnecting from mains and taking out existing unserviceable/defective electric motor of capacity 2 HP to 3 HP, of any type and make, including the following operations, complete all as specified and directed by the Engineer-in-Charge (EIC): 1. Disconnecting all electrical connections and removing the motor from its foundation/base frame. 2. Transporting the motor to the repair workshop for necessary repairs. 3. Dismantling the motor and removing burnt-out windings completely along with old insulating materials. 4. Rewinding the stator with super-enamelled copper wire of existing gauge and number of turns, as per OEM specifications. 5. Applying Class ‘F’ insulation varnish, baking/drying in an oven, and reassembling the motor with proper alignment. 6. Transporting back to site, reinstalling on the foundation, reconnecting all electrical connections, and carrying out testing and commissioning to ensure satisfactory performance. Note: (a) The cost of rewinding materials, insulation varnish, and labour shall be deemed included in the unit rate. (b) All work shall be carried out by qualified electricians/motor winders using proper tools, testing instruments, and as per OEM and IS standards. Complete all as specified and directed by the Engineer-in-Charge.

Insulation shall be applied on ducts using manufacturer’s recommended rubber-based adhesive in a blend of solvents and finally finished with 26-gauge aluminium cladding sheet, complete all as specified and directed by the Engineer-in-Charge.

Material and labour for fabrication and erection of framework made of angle iron for structural or frame support, including cutting to required shape, fabrication, welding, drilling holes, notching for wire, and fixing of flat iron fillets (for securing wire mesh, etc.), with all necessary drilling, bolting, riveting, and welding work, conforming to Fe-290, Grade E-165, including taking down and removing old unserviceable framework, complete all as specified and directed by the Engineer-in-Charge.
Material and labour for preparation of surfaces of Central AC Plant of capacity 3 × 75 TR including trap doors, condensers, chillers, compressors, induction motors, pumps, hot water generators, C-channels, all pipelines, valves, outer body of cooling towers, AC plant electrical panels, duct covers/chequered plates, and AHUs, and painting the same with different colours as per approved colour code system and as directed by the Site-in-Charge. The job includes removing old paint by rubbing and brushing, preparing the surface properly, applying one coat of red oxide zinc chromate primer, and finishing with two coats of first-grade synthetic enamel paint, complete all as specified and directed by the Engineer-in-Charge.
