Repair/Maint of Water Cooled Central AC plants and

Carriying out periodical inspection and preventive maintenance of Central AC plants water/Air cooled micoprocessor based having scroll compressor, chilled water system type installed in Tech Area of Capacity and location mentioned below by regular attending for checking/rectifying defects through OEM as required alongwith all tools, brazing tools and materials, all type of nuts, check nuts, washers, teflon tape, checking leakage kit, electrical testing tools etc to make plant serviceable/functional including setting of in/out temperature of microprocessor control panel and including dismentling, refixing serviceable parts and replacing of defective parts with new parts and testing on completion. New parts shall be measured and paid separately under respective items of BOQ complete all as specified and directed for following plants. The work per unit includes:- (i) General visit to be done as ordered to carry out work during contract period. (ii) Checking of proper functioning of microprocessor and its all parameters as specified if any error re-setting as per design condition. (iii) checking/ repairing of control wiring. (iv) Checking/ setting of water flow switch, HP and LP cut out switch. (v) Checking/ refrigerent gas pressure and oil level in compressor, and gas charging if required (refrigerent gas shall be issued by department under schedule"B"). (vi) Checking proper functioning of chiller and condenser with design parameters. (vii) Checking proper functioning of compressors. (viii) All other functioning of control parameters of AC plants required for achieving design parameters of conditioned space. Note : Spare parts as "Supply only" for the AC plants mentioned here in after shall be measured & paid seperately under respective item of BOQ.(a) 2x85 TR working + 1x85 TR stand by water cooled at P-77 bldg ( Make Blue star)

Note: For item No 1.0 to 13 (a) No extra cost will be paid to the contractor for T&P and trade man required & taking down the unserviceable material from plants for replacement including cleaning of AC plant greasing, replacement of minor parts repairs/replacing etc, the cost of same is deem to be included in the rate quoted by the bidder. (b) Setting of design parameter of air conditioning in microprocessor control panel & maint of soft ware is included in this items.

Attending breakdown maintenance of central AC plant of any capacity upto 100 TR with necessary tools and plants , skilled technician /labour complete checking and diagnose faults/ defects & make fuctional with in 72 hours of receipt complaint all as directed. Note : (a) The replacement of any defective/non-functional / unserveciable parts shall be measured and paid for seperatly as `supply only' under appropriate items of BOQ (schedule A) and fixing rate for new items are deemed to include under this items. (b) The contractor shall maintain register of record for complaint received and action taken on in the format as directed by Engineer-in Charge.

Supply & fixing in replacement Hermetically sealed scroll type compressor with inbuilt electric motor 440 volts, 3 phase, 50hz power supply capacity 11/13 TR with oil suitable for 407/410 a Non CFC refrierant gas etc including disconnecting and reconnecting with inlet and out let refrigerant copper pipe with brazing /soldering as required to make leak proof connection complete all as specified and directed.

Supply & fixing in replacement Hermetically sealed scroll type compressor with inbuilt electric motor 440 volts, 3 phase, 50hz power supply capacity 7.5/8.5 TR with oil suitable for 407/410 a Non CFC refrierant gas etc including disconnecting and reconnecting with inlet and out let refrigerant copper pipe with brazing /soldering as required to make leak proof connection complete all as specified and directed.

Supply & fixing in replacement Hermetically sealed scroll type compressor with built electric motor 440 volts, 3 phase, 50hz power supply capacity 5.5 TR with oil suitable for 407/410 a Non CFC refrierant gas etc including disconnecting and reconnecting with inlet and out let refrigerant copper pipe with brazing /soldering as required to make leak proof connection complete all as specified and directed.

Supply, fixing and testing with replacement of chiller water flow valve with electric control and including welding as required at site etc complete all as specified & directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 3 X 5.5 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 2 X 11 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 2 X8.5 TR with water & chemical all as specified and directed.

M&L for chemical cleaning of air cooled condensor of central AC plant of capacity 3 X 75 TR with water & chemical all as specified and directed.

M&L for neccessary tools/plants for finding leakage in condenser piping system and rectfying defets including welding/brasing as necessary by arranging N2 gas forchecking and oxygen gas for welding etc all as directed and testing for satisfactoty operation of plant including refilling of refrigerant gas by the contractor complete all as specified and directed.

Supply & fixing in repair of water temperature sensor(LWT &EWT) alongwith 5 mtr wire suitable for Blue Stare AC plant complete all as specified and directed by Engineer-in Charge.

Supply & fixing in repair insulation(K-flex),12 mm thick with aluminium foil wrapping over mild steel pipes of 150/80 mm dia complete all as specified and directed by Engineer-in Charge.

Supply and fixing in replacement of 5000 litres capacity rotational moulded polyenthylene three layer water storage tanks ( cylindrical vertical with closed top) and 20 mm bore size with float valve, hoisted and fixed in position including connectionof water supply line and testing complete as specifed and directed .

Supply & fixing in repair temperature gauge (Thermometer) suitable for condensing water circulating line measuring range 0-50 degree C of any description and in any position complete all as specified & directed.

Supply & fixing in repair water pressure gauge range of 0-150 PSI suitable for 100 mm dia GI/MS pipe of any description and in any position including suitable ferrule for connecting up and in any position complete all as specified & directed.
