Manning & Operation of Central AC Plants [Installation consisting of AC Plant of direct expansion type 30 TR capacity having 02 Nos compressors each of 30 TR capacity (01 No. working at a time and 01 No. standby) with all connected equipments and machineries round the clock through out the month in three shifts (including Sundays and Holidays) by employing one operator cum AC machenic per shift of eight hours including carrying out routine maintenance and upkeeping the Installation / AC Plants in operation condition complete in all respects as specified and directed :- Location : P-78 Magzine at NAD Trombay: (i) 1st shift - 0600 hrs to 1400 hrs (ii) 2nd shift - 1400 hrs to 2200 hrs (iii) 3rd shift - 2200 hrs to 0600 hrs Notes for ITEM NOS 01 TO 04: Quoted rates shall also be deemed to include the following elements:- (i) To provide uniform, tools & plants, safety means like glove etc to the employees and also alternative employee (reliever) for Manning and Operation of AC Plants/Installation so that the other employees can avail the facility of weekly leave etc. (ii) To keep the AC Plant Room & allied area in clean and tidy condition during the operation period. (iii) To carryout the routine maintenance, minor repairs, oiling, greasing and to rectify the minor defects to keep the plants / Installation in serviceable condition all as directed by the GE and Engineer-in-Charge. However, the major repairs, replacements, overhauling, gas charging, topping-up oil etc are not included in the scope of the above items. (iv) To keep necessary documentation duly signed by all the concerned. (v) To hand over the entire plant in serviceable condition at the time of completion. (vi) Contractor shall submit the details of payment of wages for staff employed through Aadhaar linked bank accounts for payment purpose.

M & L for dismantling condenser connections for descaling, plugging them and providing 15 mm bore tee outlet for local circulation of mild acid solution in the condenser (separate container and small pump set to circulate mild acid solution shall be used). The PH value of solution shall be 4 and it shall be checked frequently i.e. every 1 hour during the operation. The Scalgun WS solution or equivalent solution as approved by the GE shall be used for discaling purpose. After 2 to 3 hours of cleaning, if the PH value remains less than 7, flush with fresh water added with sodium carbonate. After above process, the end covers shall be opened and condenser tubes shall be cleaned with Nylon brush, subsequently after closing the end covers, circulate mild acid solution as specified above and PH value shall be maintained as above, flushing the same with fresh water including recharging of stored refrigerant upto required pressure complete all as specified and directed for AC Plant of condensor 3 x 75 TR capacity (NAD Missarmine). Notes: The quoted rates shall also be deemed to include the following elements :- (a) The solution shall be warmed upto 35 Degree Celsius. (b) During the entire process of cleaning, the PH value of water shall be 7. (c) Provision of solution for descaling, rubber gaskets, washers, nuts, bolts etc as directed.

Dismantling cooling coil section of AHU for descaling and provision of 2 Nos 15mm tee outlet for local circulation of mild acid solution in the coil. Separate container and small pump set shall be used to circulate mild acid solution with 4 PH value. The Scalgun WS/Cleansol or equivalent solution as approved by the GE shall be used for descaling. If the PH value remains less than 7, flush with fresh water added with sodium carbonate till PH value attains to 7. Refixing the coil section in position, carryout minor repairs including fixing arrangement etc. AHU coil fins shall be cleaned by Sealgum solution by spraying the solution with washing pump upto the required level for 150 TR

(c) Transporting the motor back to the location, reinstalling in original position including making alignment, electric connection etc complete, commissioning and testing for 8 hours continuously to check the RPM to the satisfaction of Engineer-in-Charge. (Note : Any damage caused during handling and rewinding etc will be made good by the contractor at his own cost).

Pumping down the existing refrigerant from the plant of 75/80 TR capacity, carrying out the leakage testing of plant with the pressure of Nitrogen gas and monitoring for 24hrs to assess leakages, rectification of leakage by brazing & replacement of necessary gaskets wherever required, vacumizing of the plant by vaccum pump and keep-it upto 24 hours for testing and rectification of leakages if any, finally recharging of existing refrigerant gas to the plant and topping up of refrigerant if required to maintain the standard pressure etc complete including testing of the plant for smooth functioning complete all as specified & directed.

Pumping down the existing refrigerant from the plant of 60 TR capacity, carrying out the leakage testing of plant with the pressure of Nitrogen gas and monitoring for 24hrs to assess leakages, rectification of leakage by brazing & replacement of necessary gaskets wherever required, vacumizing of the plant by vaccum pump and keep-it upto 24 hours for testing and rectification of leakages if any, finally recharging of existing refrigerant gas to the plant and topping up of refrigerant if required to maintain the standard pressure etc complete including testing of the plant for smooth functioning complete all as specified & directed.

Manning and Operation of water distribution sluice valves and firefighting sluice valves of various sizes installed at GE(NW) Mankhurd area for employing valve men on all days including Sunday & Holidays as directed by Engineer-in-Charge for the following locations and shifts:- a) Mine Workshop area for water distribution - 01 Shift Note for item No. 193 to 196:- (a) Material such as cotton waste, dress i.e overall combination (navy blue colour), protective clothing, protective shoes, gas mask, gloves, water testing instruments and other instruments etc, as required for maintenance, manning and operation of plant shall be arranged by the contractor from his own sources for which cost of the same shall deemed to be included in the unit rate. No extra amount shall be paid separately on this account. (b) Installation shall be manned including Saturdays, Sunday & Holiday. (c) Proper log sheets for running of the pump to be maintained. (d) Testing of water sample during every water supply delivery time and recording test result in a register and to be get signed by Engr-in-charge. (e) Carry out weekly maintenance of electrical panels installed in pump house and intimate Engr-in-charge immediately for any defects/breakdown/repair required. (f) Carry out tightening of nuts bolts, replace when required, applying gland packing and greasing. (g) The contractor shall be responsible to keep the water supply installation neat and clean on every day. (h) All documentation such as log sheets, daily attendance register shall maintain as per procedure in vogue. (j) If the operator and valve man are found absent from duty, penal recovery shall be made per shift per head are as follows :- (i) Operator - @ Rs 2000 per operation shift per head. (ii) Valve man - @ Rs 1800/- per operation shift per head. (k) Contribution towards bonus EPF, ESIC the amount is payble only after submission of valid and authentic document in support of having paid the requisite amount to the employed labour.
