Material & Labour for comprehensive maint, Preventive and routine maintenance of 02 Nos of chilling machines Make : M/s DAIKIN AIRCONDITIONING INDIA. PVT. LTD. of screw type compressor of Model: PFS1101DBRY, 90 TR each, driven by suitable KW sq. Cage induction motor complete with water cooled shell & tube condenser, insulated shell tube flooded chiller, flow swtiches at condenser & chiller outlet, refrigerant piping, Refrigerant and Oil , Microprocessor based control panel & acessories etc. all mounted on MS frame. Motor workin on supply as 415 Volts + 10%, 50 Hz + 3 % three phase A.C , Condenser CDW IN 32.22 degree C/90.00 degree F and CDW OUT 36.39 degree C /97.50 degree F and Chiller CHW IN - 12.22 degree C/54.00 degree F CHW OUT - 6.66 degree C/44.00 degree F, complete all as directed with following requirement / condition and for following items / equipment -

Note for item 1.00:- (a) The 03 (Three) preventive / periodical maintenance services and 01 (one) annual comprehensive maintenance service to each chiller machines (03 nos) of Make : M/s DAIKIN AIRCONDITIONING INDIA. PVT. LTD. of screw type compressor, 90 TR each.The contractor shall submit the record of periodical/preventive/Annual maintenance services carried out by M/s DAIKIN AIRCONDITIONING INDIA. PVT. LTD. (b) The cost of compressor oil, as and when required to be replaced / replenished during the entire contract period is deemed to be paid as separatly item (as required). (c) The repair / replacement cost (M&L) of all defective parts / spares of AC plant higher side ( flange to flange), as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage. (d) The cost of transportation (to and fro) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect.

Note for item 1.00 (Contd..) :- (f) Contractor has to carry out all major and minor break down/repairs pertains to complete machineries of central AC Plant & connected items i.e rates quoted by the contractor shall be deemed to be included for all except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc. (e) The entire work as mentioned in srl item no 1.00, shall be got executed through OEM i.e. M/s DAIKIN AIRCONDITIONING INDIA. PVT. LTD. (India) Ltd only. The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized as per proforma (on serial page No. 115 & 116) within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default. (f) The chiller machines along with connected items will be handed over to contractor in running condition, but with fair wear & tear which can be meet out through annual comprehensive maintenance. Hence, the bidder is advised to visit the site to assess the quantum of work to be carried out in this contract and quote their rates accordingly and no claim in this effect will be accepted at any stage. (g) All the complained / faults will be addressed within 04 hrs from the time of receipt of complaint. If, contractor or his tradesmen fails to attend the complained within 04 hrs from the time of receipt of complaint, the compensation/penalty of Rs. 500.00 (Rupees Five Hundred only) per complaint per hr for first 04 hrs and after that Rs. 1000.00 (Rupees One Thousand only) per complaint per hr shall be recovered from the contractor’s dues.

Cleaning inside surface of supply ducts of HVAC (minimum open area of duct 1.00Sqm and maximum area 16.00Sqm) system of any area using high power vacuum air compressor robotic camera, air hammer, special nozzles, air sweep with other required accessories given/showing inspection of dust before and after cleaning of duct using colour video inspection complete all as specified & as directed.

Material & Labour for preparation of surfaces of Cenral AC Plant of capacity 2x90 TR, trap door, condensers,chillers,compresors, Induction motors,C channels, all pipe lines,valves and outer body of cooling towers all with color code system as directed job includes removing the old paint by rubbing, brushing and applying one coat of red oxide zinc chrome primer and two coats of Synthetic Enamel Paint (1st grade quality) complete all as specified and as directed. (Make of paint and primer:- ASIAN/ BERGER/ JHONSON & NICHOLSON/ SHALIMAR.)

Supply and fixing in repairs of PVC Eliminator of suitable size for cooling tower of AC Plant complete all as specified and as directed.

Supply and fixing in repairs of Miniature Circuit Breaker (MCB, SP) single pole, 240 volts 6 to 32 Amps current rating 'C' curve, 10 KA breaking capacity complete all as specified and directed. (Make : SIEMENS/ LEGRAND/ L&T/ABB/SCHNEIDER.)

M&L for dismantling of electric driven horizontal induction motor of capacity 2.2 KW(3 HP) of any type and make, by engaging sufficient man power and suitable T&P to ensure safety of pump-motor as well as working persons including disconnecting of electric connections, dismantling of motor, taking out the burnt windings, cleaning and washing of slots and rewinding the same with copper winding wire of existing gauge and quantity (as per original manufacturer design) including replacement of all damaged parts i. e. bearings, bush, thrust plate, thrust bearing, connector plate, insulating materials such as insulating sheets insulating paper (Class "F"), sealing compounds etc. and reassembling the motor after varnishing, heating/drying, greasing of moving parts etc. and reinstallation of the motor in original location, checking the alignment, making proper electric connection, testing for smooth operation, complete all as specified and as directed. Note : (i) The cost of winding wire and all replaced defective parts are deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect. (ii) The cost of transportation (to and fro) and other necessary equipment shall be arranged/brought by contractor to complete the job at site or at repair shop and no extra cost shall be paid to the contractor in this effect.

Material and labour for servicing of AHU unit including cleaning of bottom tray and cleaning of cooling coil complete with high pressure and coil shine solutions and jet of water pressure with pump without damaging cooling coils and fins and remove all the scale and foreign material deposited in side the coil followed with air pressure to sweep up all the particles and ensure through flow of air over the cooling coil, checking aligning and tightening of blower fan, greasing of all movable parts, replacement of worn out bolts, nuts shaft keys etc all as directed for following capacity AHU:-

Attending complaint of control panel wiring of AC plant/ AHU/ Control wiring and making it fully serviceable with and including PVC tape, PVC tie, Nut bolt etc complete all as specified and as directed. Notes: - After intimation of breakdown by Engineer in Charge/JE E&M through telephone or verbally, the contractor shall arrange the Mechanic to attend the complaint at WARDEC premises within 2 hours and make the plant functional. If contractor failed to attend complaint with in time frame, a penalty of Rs 400/- per Hrs per complaint shall imposed on contractor and shall be recovered from contractor's dues.

Material and labour for maintenance of feeder pillar/LT panel of plant/ control or AHU panel indoor/outdoor type including removing the carbonized/melted sparked thimbles, cleaning the carbonized bus bar making cable ends fresh and supply and crimping new thimbles/lugs and fixing the cable on bus bar/MCCB/Main switch/MCB including providing new nut bolts and washer if required greasing the doors of feeder pillar/LT panel outdoor/indoor type complete all as specified and as directed.

Supply and topping up Compressor Oil (Daikin mcquay lubrication synthetic oil) complete all as specified and as directed.

Supply and fixing in repairs bakelite terminal plate including brass studs, bolts and nuts etc suitable to match any make of 3 phase electric motors and capacity up to 20 HP complete all as specified and as directed.

Material and labour for de-scaling condensers of central AC plant 2X90 TR capacity of condenser by opening side plate, flushing the condenser tubes using de-scaling solution as recommended by OEM , descaling shall be done in way as recommended by the OEM( item No. 1.00). The condenser tubes carefully removing all the deposited materials completely and raising the solution through condenser tubes till clear water starts to come out from the condensers as complete including re-fixing the side plates by replacing gaskets & testing complete for satisfactory working complete all as specified and as directed.

Supply and fixing in repairs of shock absorbing rubber pads at the bottom of the AHU unit for absorbing shocks and vibrations, heavy duty of size 150mmx150mm complete all as speicifed and as directed. (Note:- Unserviceable materials are contractors property)

Material and labour for 50 mm thick insulation of pipe line of following dia of pipe duly insulated with fire retardant quality expanded polystrene moulded pipe section of density 20 kg/cu.m after a thick coat of cold setting adhesive (CPRX compound) wrapping with 500g polythene faced hessain and finally applying 0.63mm aluminium sheet cladding complete with type3 , grade 1 roofing feltstrip(as per IS:1322 as amended up to date ) at joints repairing of damage to building etc. as per specifications and as required complete :-
