COMPREHENSIVE MAINT OF VRF TYPE AC PLANT AND COMPREHENSIVE MAINTENACE OF 3X120/125 TR CENTRAL HVAC PLANT 7X PACKAGE AC PLANT UPTO 10/15 TR CAPACITY AND 8 X AHUs INCLUDING REPLACEMENT OF UNSV PARTS AT TAG LOCATION UNDER GE SOUTH WEST NEW DELHI

Comprehensive maintenance, preventive/periodical,routine and corrective (break down) ,maintenance, servicing,cleaning ,inspection and testing and including repair/ replacement of defective components/ parts/ fittings/ sensors /control & power wiring, gas charging and leakage detection including pressure testing of VRF/VRV copper pipes including replacement of defective copper pipes as and when required of indoor and outdoor unit of VRV/ VRF System through OEM- Hitachi, comprising of following equipment of following capacity all as specified and directed. (i) VRF type AC Plant of cooling capacity 33.5 KW( Make - Hitachi, Model No -RAS-12HNBRMQ ) - 4 Nos (ii) VRF type AC Plant cooling capacity 14.064 KW ( Make - Hitachi, Model No-CCS0048EEOD) - 04 Nos (iii) VRF type AC Plant of capacity 45 KW ( Make - Hitachi, Model No-RAS 16NBCMQ1) -02 Nos

Note No-1 :- (a) Dismantling of out door unit covers of VRV/VRF unit of any capacity completely by disconnecting/ covering all electrical/ electronic boards and wiring and servicing condensor coils completely wet servicing in every two month interval by using approved chemicals by OEM and replace all defective /unserviceable parts of units through OEM M/S Hitachi, re-assembling setting all parameters by using softwares by an OEM Engineer- . (b) Dismantling of any types of indoor unit covers of VRV/ VRF unit of any capacity completely by disconnecting/ covering all electronics boards and wiring and servicing cooling coils, expansion valves, indoor drainage pumps, drainage lines completely wet servicing every two month by using approved chemicals and replace all defective/unserviceable parts of units through by OEM by using tray jackets including cleaning the surface after servicing testing all as directed by Engineer-in-Charge. Note :- (1) OEM should prepare breakdown servicing report card & kept on record duly signed by Engineer-in-Charge. (2) All minor & major spare parts if defective/unserviceable of indoor and outdoor units are included in Comprehensive maintenance and replaced by contractor through OEM (Cost of the same is included in quoted rate & no extra cost admissible in this regard):- (3) Out door units (Make: Hitachi) of capacity mentioned below:- Total number of outdoor unit-10 Nos and total capacity of outdoor units -84 HP and 16 TR. 4i) Indoor units (Make:Hitachi) of capacity upto 3 TR- 28 Nos:-The cost of spares and labour for any minor or major repairs of VRF type Air Conditiong plants and connected Cassel type Unit upto 3 TR as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above

(5) Cost of refrigerant gas, pressure switch, pressure sensor, operation switch, thermostat, fuse, thermistor, fusible plug, expansion valve, pressure relief valve, stop valve, adjust valve, economizer assembley, compressor, fan motor, magnetic stitch, overcurrent relay auxiliary switch, hour meter, solenoid valve oil heater current sensor, main PCB, noise PCB and compressor oil will be included in quoted rate. (6) The rate for replacement of damage communication cable will also included in quotated rate. (7) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. Note No-2 :-The comprehensive maintanance of VRF/ VRV plant under this contract shall be done through OEM . The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default. Note for item no-1.00: Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) All periodical and preventive maintenance shall be carried out in presence of engineer of OEM (M/S Hitachi) . (d) Attend all break down as and when required. (e) The cost of spares/sensors and labour for any minor or major repairs of oudoor/indoor units as and when required for smooth reliable operation with high efficiency (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above.

(f) The comprehensive maintanance of VRF/ VRV plant under this contract shall be done through OEM . The contractor will have to submit MoU within fifteen days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default. (g) The OEM has to attend the unscheduled service calls as and when required for locating the faults and rectify the same within 04 hours. In case of any fault in the machineries of VRF/VRV plant due to which the plant is put off more than 04 hours the following penalties shall be recovered from the contractor :- (i) Rs. 5000/- Per hours will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 04 hours from lodging of complaint telephonically or verbaly. (ii) Thereafter Rs. 20000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge. (h) The service Engineer from M/S Hitachi (OEM) will visit the VRF/VRV plant every two month in contract period for inspection and serviceing of all indoor/oudoor units and will submit inspection and seviceing report(duly signed by service engineer and JE E/M) to the Engineer-in-charge.

(j) Necessary repair action of urgent nature should be taken immideately whether it is working hours or holidays if/as required and no additional charges will be payable. (k) Before completion, one leakage test to be done by contractor in the presence of Engineer of OEM and certificate submitted to Engr-in-charge. (l) During comprehensive maintenance period if any indoor VRF unit and any outdoor VRF unit any type/any model/capacity unserviceable then contractor should replace the same with new one without extra cost. All work should executed through OEM- M/s Hitachi. (m) Contractor should visit the site for survey of VRF/VRV installations along with OEM (M/S-Hitachi) before quoting of rate and after acceptance of contract all defects should rectified and made functional as per OEM standard. (n) The old /defectve parts shall be government property.

Preventive & Comprehensive maintenance of central A/C plant HVAC) of capacity 3 x 125 TR (Blue- Star make) with screw type liquid water cooled chillers and electrically oprated AHU - 6 Nos of following capacity ( Blue-Star make) through M/S Blue-Star company) (OEM ) or authorized dealer of OEM (as per MOU) including repair/maintenance of comprising/connected equipments of HVAC Plant and replacing any type of unsv spares/ parts i.e. micro processed unit control modules of plant, screw type compressor, evaporator , electronic expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, semi synthetic type 1 RTHB refrigeration oil , refrigeration oil lubricant ISO-68 polyolester, RTHD (Recommended by the OEM), pressure switch , soleniod switch ,driers,humitidy heaters, hot water generator ( 90 KW) ,thermostatic valves,check valves,balancing valve ,temprature gauge,water pressure gauge ,water flow switch, low pressure control, high pressure conrol,industrial thermostate, and automatic control valves, charging of refrigrent R-22 or any type etc. as and when reuired including brazing of copper tubing to avoid leakage for smooth functioning of central AC Plant and maintain the temprature 21 degree centigrate including repair/maintenance of comprising/connected equipments of AHU and replacing any type of unsv spares/parts i.e . Blower, blower motor, and repair/maint/ replacement of comprising/connected equipments by replacing any type of spares as and when required related to Blower, Blower motor, fan belt of blower, bearings of Blower/ motor/pumps, including rewinding of Blower motor with copper winding wire of existing gauge with voerall servicing and descaling of AHU’s cooling coil by opening of cooling coil, circulating acid / suitable chemical for removing all foreign material gathered in the coil, cleaning of all filters including replacing connected unserviceable parts dismantling and refixing the same on its origanal position complete.

(a) AHU of capacity 10000 CFM with 7.5 HP Blower -01 No (b) AHU of capacity 14000 CFM with 10 HP Blower -01 No (c)AHU of capacity 19000 CFM with 15 HP Blower -01 No (d) AHU of capacity 20000 CFM with 15 HP Blower -02 No (e) AHU of capacity 27000 CFM with 20 HP Blower -01 No and comprehensive maintenance of following eletrically operated water pump set including repair/maintenace of connected accessories and replacement of unserviceale items i.e bearings of pump, M.S Stuffing gland box, gland packing, rubber gasket, rubber tyre/ M.S coupling, nut bolt, washers, disconnecting electrical and water connection of pump set and shifting to civil workshop, opening for inspection, cutting and removing of burnt winding of electrical induction motor , cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing complete, , repair/replacement of pump impellor/shaft including machine/welding work, transporting to site,reassebling the same and re-fixing at existing location and connecting electrical and water connections all as directed. (a) Chillar pump Sets 15 HP,415 Volts - 03 Nos (b) Condenser Pump Sets 20 HP,415 Volts - 03 Nos (c) Hot Water Generator Pump Sets, 415 Volts - 03 Nos and comprehensive maintenance of eletrically operated FRP Cooling tower induced forced type 3 x 125 TR with 7.5 HP water pump set and fan motor complete including repair/mainrenace of cooling tower body and connected accessories and replacement of unserviceale items i.e cooling tower fills, bearings of pump,M.S Stuffing gland box,gland packing, rubber gasket, rubber tyre/ M.S coupling, nut bolt, washers,base louvers, disconnecting electrical and water connection of pump set and shifting to civil workshop, opening for inspection, cutting and removing of burnt winding of electrical induction motor , cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing complete, , repair/replacement of pump impellor/shaft including machine/welding work, transporting to site,reassebling the same and re-fixing at existing location and connecting electrical and water connections all as directed.

Note for item Ser No 2.00 :- (a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be included in quoted rate. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with M/S Blue-Star Company. The contractor shall upload submit scanned copy of MOU with M/S Blue-Star or affidavit regarding submission of MoU between OEM or authorized dealer as approved by GE within 15 days after acceptance of tender alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Blue-Star (original OEM) will visit the A/C plant minimum one time in a month and will submit inspection report to the Engineer-in-charge. Necessary repair action will be taken immideately if/as required and periodical maintenance of plant will be carried out by contactor as per tecknical instructions OEM .

(e) In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor :- (f) Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbaly. (g) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

(h) In case of any major fault in the machineries of Central AC plant due to which the plant is put off more than 48 hours the following penalties shall be recovered from the contractor :- (i) Rs. 10000/-per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 48 hours from lodging of complaint telephonically or verbaly. (j) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

Note: (k) Micro filters of AHU shall be measured and paid separately. (ii) carrying out servicing daily, weekly, monthly, quarterly and half yearly as scheduled of the technical instructions of equipments

Supply and fixing in replacement of power contractor 3 phase,415 volt,50Hz, AC, Type MNX-18 including coil voltage 220 volts with existing make and properly fitting in existing panel and making electric connection complete all as directed

Supply and fixing in replacement of power contractor 3 phase,415 volt,50Hz, AC, Type MNX-25 including coil voltage 220 volts with existing make and properly fitting in existing panel and making electric connection complete all as directed

Supply and fixing in replacement of power contractor 3 phase,415 volt,50Hz, AC, Type MNX-40 including coil voltage 220 volts with existing make and properly fitting in existing panel and making electric connection complete all as directed

Supply and fixing of pre filter (EU-4) of efficiency 90 % down to 10 micron filtration with complete set for following AHU capacity.
