Note :-For item no 1.00 -1.27 1. Attending break down maintenance and replacement of unserviceable spare parts with new ones as required at site complete all as specified and directed by Engineer-in-charge 2. In case of any lift breakdown, the contractor/OEM shall ensure that the fault is rectified and the lift is made fully operational within 48 hours from the time of reporting. Immediate site visit by the OEM’s authorized service personnel within this period shall be mandatory. Failure to comply with the above timeline shall attract a penalty of ₹2,000/- (Rupees Two Thousand only) per day of delay, recoverable from the contractor’s dues, in addition to any other action as deemed fit by the Engineer-in-Charge. 3. The repair and maintenance of Lift should be done through OEM or through the authorised service provider of the OEM.

4. The entire scope of work specified under BOQ/Schedule ‘A’, Item No. 1.01-1.27 including repair /replacement of any defective parts of the lifts, shall be executed exclusively through the Original Equipment Manufacturer (OEM) i.e., M/s OTIS Elevator Company / their accredited / authorised agencies. The contractor shall upload/submit a scanned copy of the Intent of Memorandum of Understanding (MoU) executed with the above OEM in Cover No. 1, along with his bid application. Before acceptance of tender the successful bidder shall mandatorily submit the final and fully executed MoU/Agreement With the OEM / their accredited / authorised agencies. No work Shall be permitted to start without submission of the final MoU

5.The contractor/OEM shall ensure strict adherence to all applicable safety standards, statutory regulations, and OEM-recommended safety practices during the installation, operation, and maintenance of the lift(s). It shall be the contractor’s responsibility to ensure that all safety devices, protective features, and emergency systems are fully functional at all times. In the event any safety-related deficiency, defect, or potential hazard is observed, whether or not specifically mentioned in this contract, the contractor shall immediately notify the Engineer-in-Charge in writing and take corrective action within the stipulated time as directed. Failure to comply with safety requirements or to report any such issue shall render the contractor solely and fully responsible for any accident, damage, or loss arising therefrom, and the contractor shall bear all consequences, including penalties, legal liabilities, and costs, without any liability on the part of the department.

Providing and arranging comprehensive on-site technical training for the deployed lift operators through the OEM or their authorized training agency, covering complete system overview of the installed lifts, detailed day-to-day operating procedures, safety protocols, emergency handling, and complete rescue operations; training shall include preparation and prior approval of training schedule, submission of trainer credentials, and conduct of minimum five working days (8 hours/day) training sessions at site, with emphasis on hands-on practical operation of the lifts including live rescue demonstrations; the contractor shall coordinate with the OEM for execution, make all necessary arrangements including provision of training aids, tools, and manuals (hard & soft copies), and ensure availability of all essential safety and rescue tools for each participant such as insulated gloves, safety shoes, rescue triangle/sling, emergency unlocking key, lifting belts/ropes, basic spanners, screwdrivers, measuring tape, torch/flashlight, and first-aid kit; list of trained operators along with rescue tools issued shall be submitted to the Engineer-in-Charge; evaluation of each participant on rescue operations and issuance of proficiency certificates shall be mandatory; final payment of the contractor shall be subject to submission of the training completion and rescue demonstration report duly certified by the Engineer-in-Charge.

Replacement of existing unsv Master controlled system i.e MCS MAGNUM Master Controller with supply, installation, testing and commissioning of new Master controlled system i.e MCS MAGNUM Master Controller REV 11.1 suitable for Blue Star Water Cooled Screw Chiller, Model No. LC/WX1-1070-H-A, Power Supply 415V, 3 Phase, 50 Hz, including disconnection and removal of old controller, supply and fixing of new controller with necessary accessories, expansion boards, wiring, terminations, programming, integration with existing plant control system, on-site configuration, functional testing under full load, and handing over in fully operational condition, complete as per OEM standards and as directed by the Engineer-in-Charge. Note:- (i) Connection & disconnection is included in above job work (ii) Unit rate (quoted by the tenderer) shall be deemed to include for Supply,installation,testing and commissioning.

Replacement of existing Unsv Master controlled system i.e MCS MAGNUM Keypad Unit Display with supply, installation, testing and commissioning of new Master controlled system i.e MCS MAGNUM Keypad Display suitable for MCS MAGNUM Master Controller REV 11.1 for Blue Star Water Cooled Screw Chiller, Model No. LC/WX1-1070-H-A , including disconnection and removal of old keypad display Unit, supply and fixing of new keypad/display with necessary mounting accessories, wiring terminations, integration with existing controller, on-site configuration, functional testing, and handing over in fully operational condition, complete as per OEM standards and as directed by the Engineer-in-Charge. Note:- (i) Connection & disconnection is included in above job work (ii) Unit rate (quoted by the tenderer) shall be deemed to include for Supply,installation,testing and commissioning.

Replacement of existing Unsv Electronic XV Driver Model EKD 316 (24V AC/DC) with supply, installation, testing and commissioning of new Electronic XV Driver Model EKD 316 (24V AC/DC) suitable for Blue Star Water Cooled Screw Chiller, Model No. LC/WX1-1070-H-A , including disconnection and removal of old driver, supply and fixing of new driver with necessary mounting accessories, wiring terminations, integration with existing control system, on-site configuration, functional testing, and handing over in fully operational condition, complete as per OEM standards and as directed by the Engineer-in-Charge. Replacement of existing Unsv Master controlled system i.e MCS Temperature Sensor Master controlled system i.e MCS -T100-20 with supply, installation, testing and commissioning of new MCS Temperature Sensor MCS-T100-20 suitable for Blue Star Water Cooled Screw Chiller, Model No. LC/WX1-1070-H-A , including disconnection and removal of old sensor, supply and fixing of new sensor with necessary accessories, wiring terminations, integration with existing control system, on-site configuration, functional testing, and handing over in fully operational condition, complete as per OEM standards and as directed by the Engineer-in-Charge.
