The contractor shall submit documentary proof/evidence in this regard before taking plants under servicing etc.

Note :- Servicing & maintenance of AC plant shall be carried out through authorized service agency of manufacturer (i.e Voltas Company representative). The contractor shall submit documentary proof/evidence in this regard before taking plants under servicing etc.

Notes aplicable to serial item No. 1 to 5 here-in-before :- (i) Comprehensive preventive & periodical maintenance of AC Plant includes ensuring optimal functioning of AC Plant in Summer, Monsoon and Winter season as per the period of contract including periodical checks i.e. quarterly maintenance (in every three months) requirement as per manufacturer's instructions. The job covers daily upkeep of AC Plant comprising of chiller unit i.e. condenser, chiller, etc. complete with electric motor including pan type humidifiers of different KW ratings, complete ducting, fan coil units, cooling tower, hot water generator and its piping network, chilled water piping, condenser piping, pump and motors of chilled water and condenser and cooling towers, water supply piping, instrument starter, connected control cabling/wiring including electrical panels with switchgear (except compressor unit) for smooth & efficient performance of AC plant to achieve desired inside conditions throughout the season all as specified & as directed. (ii) The job also includes cleaning of entire AC Plant installation and cost thereof shall deemed to be included in the unit rate quoted against this item. (iii) Contractor shall provide technically qualified person for attending the fault within 24 hours of intimation by rep of MES. If the AC plant is off load/break down for more than 24 hours, a penalty at the rate of Rs. 5000/- per day shall be levied and deducted from the contractor's payment. (iv) Contractor shall maintain temperature of AC Plant at 20±5 degree Celsius and RH 50 ± 5%. (v) During entire contract period any defective components or any other material which is not specified in Sch 'A' but required for repair/replacement to make plant/machinery fully functional, the cost of same shall be deemed included in quoted rates and nothing extra shall be paid to the contractor on this account. The transportation and other necessary equipments shall be arranged/brought by the contractor. Hence the bidder is advised to visit the site and assess the quantum of the work to be carried out in the contract and quote their rate accordingly. (vi) Make and model of part to be replaced shall be same as existing at site or as per OEM recommendation. (vii) Comprehensive /Periodic maintenance means ensuring optimal functioning of AC plant by synchronising all levels at no extra cost. (viii) All above points mentioned in notes for the period of three months shall be considered as one Job. (ix) Periodic maintenance shall take place at every three month or as directed by GE/CWE. (x) Each Job shall be measured and paid in three calendar months. (xi) All installations & surrounding area shall be kept neat and clean all the time by the contractor’s workmen and quoted rate shall deemed to include this provision.

Descaling copper tubes of condenser and chiller of the following unit by company representative using suitable chemical viscous compound as per manufacturer’s instructions, cleaning of copper tubes with brush, including circulation of chemical viscous compound by submersible pump and removing all foreign material settled inside condenser and chiller unit, with & including replacement of gasket, washers and other materials required for descaling, complete all as specified and as directed :-

M&L for taking down defective electric motor, squirrel cage type of any make, from base plate after unscrewing nuts, bolts of foundation/ coupling 3 phase, 415/440 volts, 50 Hz, AC of capacity 3 HP, shifting the same to workshop, strip opening after un-screwing nuts, bolts/ screws etc, taking out rotor from stator, cutting and taking out burnt winding carefully from the stator, cleaning of slots, rewinding of stator with super enamelled copper winding wire of appropriate size matching with manufacturer's design including replacement of all insulating materials such as glass paper, leathered paper, PVC insulated copper conductor wire connection leads of appropriate size with sleeves of suitable size upto terminal connection box, varnishing, drying up, re-assembling, refixing and re-installation at site complete and testing on load complete all as specified and as directed. Notes : (i) Necessary T&P such as chain pulley block etc and transportation shall be contractor's responsibility. (ii) The work of repair/ replacement under this item shall be carried out within a period of 72 hours after intimation by the Engineer-in-Charge failing which a recovery @ 10% of contractor’s quoted rate for this item for delay of every 24 hours or part thereof after stipulated period of 72 hours shall be made from contractor’s payment. However, total recovery shall not be more than contractor’s quoted rate for this item.
