SCHEDULE-A Daily regular Pumping Operation and routine maintenance of the following pump sets and water supply lines by qualified Technician(s) for the day-to day water consumption of the occupants (including on all holidays) of 106 flats (residential/office) in five blocks Viz. G,H,I,J and K Shyamlal, Begumpet , Hyderabad. i). Submersible pump ( 5 HP) for lifting water from bore well to Under Ground Sump – 1 No. ii). Centrifugal pumps (15 / 7.5 HP) for lifting of water from under ground sump to over head Tanks in all the five blocks (Bore well water) – 2 Nos iii). Centrifugal pumps (5 HP) for lifting of water from under ground sump to over head Tanks in all the five blocks for municipal water - 2 Nos. iv). Under ground pipe line net work of 100mm dia C.I. pipe of 130 mts length, HDPE pipe line of 120 mts length and 80mm dia G.I. pipe of 125 mts with associated gate valves, sluice valves foot valves, glands,etc. v)Repair / replacement of glands, gate valves, sluice valves, foot valves, non return valve, GI specials like Tees, elbows, union etc., of all diametres connected with the pumping water lines upto OH tank (Materials required for this item of work will be supplied by Department at free of cost. Note: Contractor has to arrange pumping of Borewell/Muncipal water to G,H,I,J&K blocks as per requirement and capacity of the tank as available at site. Pump operator has to do required number of times of pumping as and when tank gets emptied without an extra cost.

Submersible pump (1.5 HP) for lifting water from Borewell to underground sump – 1 No. Note : Yield of this borewell is very less, therefore, contractor is required to operate this pump 2 or 3 or more times in a day between 5 AM to 8 PM based on the requirement / demand. ii. Centrifugal pump (3 HP) for lifting water from UG sump (Borewell water) to OH tanks – 1 No. iii. Centrifugal pump (5 HP) for lifting water from UG sump (Municipal water ) to OH tanks including one stand by pump – 2 Nos. iv. Repair / replacement of glands, gate valves, sluice valves, foot valves, non return valve, GI specials like Tees, elbows, union etc., of all diametres connected with the pumping water lines upto OH tank (Materials required for this item of work will be supplied by Department at free of cost.) Note: Contractor has to arrange pumping of Borewell /Muncipal water to 16 flats as per requirement and capacity of the tank as available at site. Pump operator has to do required number of times of pumping as and when tank gets emptied without ant extra cost.

SCHEDULE-B: Repair / Replacement of Internal and external PH Sanitary fittings, fixtures, installations on day to day complaints basis in Residential Quarters (106 Nos) consisting of following items of works complete with cost of labour, tools & plants, scaffolding (except material cost which will be issued by department at free of cost) in respect of the following , all as per directions of Engineer-in-charge a. Repair or replacement of Tap washers, Ferrules, Pillar cocks, bib cocks, stop cocks, bath room showers and gate valves (all diametres) etc., and rectifying leakages. b. Repair/removal of chokages from waste water lines, sewer lines, pressure lines (Internal and external water supply lines), Nahani traps, floor traps, bottle traps, kitchen sinks, wash basins, Gully traps including refixing of connecting GI / PVC pipes, taps/ valves etc., and making hole in wall/floor if necessary and redoing the same to original condition complete. c. Removal of chokages from water closets, P/S traps and its connecting drain lines including rectifying the leaky joints. d. Repair or replacement of flush tanks, float valve, Syphon washers, PVC Inlet connections, drain/flush pipe, syphons string for pulling Each Operation etc including rectifying over flowing / leaking joints etc. e. Replacement of existing PVC / GI waterpipes/waste water pipes together with specials, all dia meters upto 50mm dia incase of G.I. and 110mm dia in case of PVC.

Repair / Replacement of doors/ windows/ ventilators/ cupboard shutters 2. Repalacement of broken window glass panes 3. Replacement of fittings & fixtures like door locks, hinges, tower bolts, aldrops, handles etc. 4. Replacement of wash basin mirrors/ towel rods/ soap trays/ cloth drying facility etc. 5. Any other not specified above related to carpentry jobs of wood/ PVC/ glass/aluminium material

SCHEDULE-C: Collection of Domestic Garbage daily (including Sundays and Holidays) from each flat and disposing off the collected waste to approved Municipal dumping yard outside AMD premises complete with cost of labour, transportation and tools & plants like Dust bin, Trolleys, wheel barrows etc.

Pavements, B.T. Road, WBM Road, concrete pavement, plinth protection around buildings and all open areas in the AMD premises including disposing off garbage to approved Municipal dumping yard outside the premises and also plucking off / removing of grass and wild growth of vegetation with roots any where in the premises and also removing and cleaning of dust, leaves other foreign matters from chajjas /sunshades/ porticos of the fire buildings as and when necessary.

Dismantling of Marble /Tandur/Mosai/Vitrified / Ceramic flooring/ together with base plaster/bed mortar in the toilets at all floors and disposing off the debris outside the campus including the cost of tools and plants labour, transport etc., all complete as per specifications and as directed by Engineer-in- charge.

Dismantling the brick bat coba and water proofing plaster in sunken slab portion of toilets (about 450 mm deep) at all floors including exposing the original concrete slab/beam surface, removing and disposing off the debris out side etc., all complete with cost of tools and plants, labour and transportation as per specifications and as directed by Engineer-in- charge.

Water proofing the Sunken Slab surface and wall with acrylic Polymer modified cementatious compound of brush bond RFX manufactured by M/s Fosroc / ROFFE or equivalent in two coats including cleaning the surface and finishing the same with protective 15 mm thick plaster in CM 1:4 in neat punning in lines and levels and testing the job with cost of all materials, labour, tools & plants etc., complete as per specifications and as directed by Engineer-in- charge. Note : The work is required to be guaranteed for a period of 10 years from the stipulated date of completion of the work. Such guarantee shall be executed on stamped paper of appropriate denomination in the prescribed proforma.

Filling in bath, W/C, urinal portion of sunken slab areas with cement concrete 1:2:4 (1 cement,2 coarse river sand, 4 brick aggregate 20mm to 40mm brickbat coba) using light weight bricks mixed with approved water proofing compound conplast 421 IC of Fosroc or equivalent @ 2% by weight of cement and making the surface finished suitable to receive floor finish complete with cost of materials, labour, tools & plants all as per specifications and directions of Engineer-in-Charge.

Providing cement concrete 1:2:4 bed for flooring using graded stone aggregate of 20 mm max. size at all levels, including mixing, consolidation, curing, cost of materials, labour etc., complete as per specifications and as directed by Engineer-in- charge

Flooring/Dado with 5mm thick (Min) 1st quality Non slippery ceramic tiles manufactured by M/s Khajharia or M/s Bell Ceramics or equivalent make (300 x 300 mm or 300 x 200 mm size) in lines and levels of approved shade and design in toilets at all floors laid over 20 mm thick (average) cement mortar 1:3 bedding / backing complete with cost of materials and labour and as per specifications and as directed by Engineer-in- charge.

C.I. Nahni trap, 65 mm outlet, heavy duty with 50mm water seal, of 1st quality with C.P. brass cover of approved standard make and grouting the trap in cement concrete 1:2:4..

Disposing off surplus earth / Incinerator waste / buildings debris/ concrete or stone debris in contractor’s own lorries at MCH approved dumping yard at contractor’s risk and cost including transportation loading and unloading, tools & plants etc., beyond 50 m initial lead, for all leads including all lifts involved, all as per specifications and directions of Engineer-in-Charge.

Grouting the roof terraces of the slab or for any RCC structural member by injection method at all floors heights (30m) and locations including fixing PVC grouting nozzles of adequate length and sides filled with quick setting cement at required number of places and points and injecting cement slurry admixed with non shrink grout by low pressure hand pump until refusal complete with cost of materials, labour, scaffolding, tools & plants all as per specifications and directions of Engineer-in-Charges. Note : 1. This item will be measured based on the actual consumption of cement. 2. One cement bag of 50 Kgs is the unit for measurement. 3. Required number of points will be decided by Engineer-in-charge.

Grouting the roof terraces of the slab or for any RCC structural member by injection method at all floors heights (30m) and locations including fixing PVC grouting nozzles of adequate length and sides filled with quick setting cement at required number of places and points and injecting cement slurry admixed with non shrink grout (Non shrink grout material shall be supplied by Department at free of cost) by low pressure hand pump until refusal complete with cost of materials, labour, scaffolding, tools & plants all as per specifications and directions of Engineer-in-Charges. Providing nozzels whereever required Note : 1. Required number of points will be decided by Engineer-in-charge.

Removing the sludge/dust/roots/any other foreign material settled inside the manhole/drain lines and disposing off the removed material within a lead of 200m and cleaning the manholes and drain lines with fresh water, etc.,complete with cost of materials, labour, ladders, tools & plants, safety equipments, all as per specifications and directions of Engineer-in-Charge. Note : Measurement for payment of this item shall be based on Number of manholes only. Drain lines laid between manholes shall be cleaned thoroughly but no separate payment will be made for this. Therefore the quoted rate shall also include the cost of cleaning of drain pipe lines between manholes also.

Manholes having covers more than 0.25 sqm. in area including water closets.

Maintenance of lawn , Hedges/flowering /non flowering plants/shribs of at below locations including 1.Periodical mowing of lawn 2. Watering of plants /lawn daily or as and when required. 3.uprooting/ weeding out other growth along with roots by forking repeatedly. 4.Periodical Spraying of necessary chemicals/ insecticides, pesticides/fungicides, to control pest and diseases, 5.Periodical trimming, and 6.Replacement of dead/damaged plants with same height of existing plants all as per specifications etc., complete with cost of materials, labour, tools & plants, transportation and directions of engineer-in-charge

Providing and fixing 1st quality nano technology, double charged stain free vitrified tile for walls/dado skirting of suitable size and 9/10 mm thick with water absorption less than 0.08% and conforming to IS 15622 at all floors and locations within a lead of 50m and lift of 25.0m of approved pattern and colour (2 colours) manufactured by M/s H.R. Johnson/RAK/NITCO equivalent approved make laid over 20 mm or more thick cement mortar 1:3 (1 cement : 3 sand) bedding / backing and fixing the tiles with cement slurry and pointing the joints with matching colour Tile Grout compound of ROFF/Balendura finished to line, level, slope, and plumb including cutting of tiles, making cut outs / opening wherever necessary, wastage, final cleaning of surfaces as required, curing etc., complete with cost of materials, labour, tools & plants, scaffolding all as per specifications and directions of engineer-in-charge. Note: After dismantling the existing dado together with cement mortar base, the surface shall be washed, remove the dust and dirt and plastering to be done to the required thickness in CM 1:4 to make good dismantled surface to plumb and to receive dado tiles. Nothing extra will be paid for additional thickness of plaster to make good the surface to plumb. The cost towards this plastering is deemed to be added in the above rate.

General Notes: 1. The Contractor shall adhere to the provisions of applicable labour laws such as Contract Labour (Regulation & Abolition) Act, 1970, Minimum Wages Act, 1948, Employees State Insurance Act, Equal Remuneration Act, 1970 and rules made there under 2. If performance of the contractor is found unsatisfactory , the department reserves the right to terminate his Contract at anytime during the contract period by giving one month notice. 3. No employee of the contractor shall be allowed to stay in the premises beyond the authorised working hours. 4. The Contractor shall submit the Police verification certificate, photographs, names, addresses, phone numbers/contact numbers of the persons deployed to work in the Cosmetic maintenance. The contractor’s employees shall be liable to be checked by the departmental Security Force and shall have to strictly observe the directions relating to cleanliness, wearing of identification badges etc. all as per departmental security regulations. 5. The contractor is required to pay his employees / labour as per the prevailing minimum wages approved by State/ Central Govt. The Officer In –Charge or his representative will witness the payment of contractor’s labour and is required to certify that the contractor does not pay less than the minimum wages approved. Payment to the contractor will be released only on such certification from Officer In –Charge. The contractor shall maintain 1. Register of Workmen employed 2. Muster roll 3. Register of wages etc. 6. The rate quoted by contractor shall inclusive of all wastages and taxes GST, IT, water charges, seignorage etc., as applicable but exclusive of EPF and ESI. EPF and ESI are reimbursable as per CPWD clause. 7. The contractor has to follow all safety rules of the department and all safety equipments, PPE shall be provided to all workers engaged by him. Only skilled workers have to be deployed for work on heights wherever and whenever required. Insurance to workers shall be done and should be valid during entire period of contract. 8. The department shall not accept any claim in the event of any worker sustaining any injury, damage or loss to either person or property either inside or outside AMD premises. If any person engaged by contractor is injured or rendered partially / permanently disabled / indisposed due to any reason such as disease, accident, fire, snake bite or any kind of bite by pests /reptiles etc. during the working hours, it shall be the sole responsibility of the contractor to take care of them and to pay necessary compensation in respect of such personnel as per relevant labour laws including all medical expenses, legal expenses etc. and AMD does not hold any responsibility in this regard what so ever. 9. The tenderers are advised to inspect the premises where the services are required to be offered to carry out the subject maintenance, and understand & assess the quantum of work thoroughly before quoting their rates and submission of tender. The tenderer shall quote after taking into account, the number of floors, quarters,common areas, surrounding areas, roads of the building at different locations etc. 10. The Agreement shall be for a period of 1 (one)year from date of issue of work order unless terminated earlier, which can be renewed, if the department desires so, for a further period of 1 year on the same terms and conditions, subject to satisfactory performance during the contractual period. 11. The rates quoted shall be firm throughout the currency of contract. No price escalation for labour and materials or any other function related to maintenance shall be allowed under any circumstances. 12. Payment will be made for all residential quarters whether they are vacant or occupied for operation in Schedule- A, B & C. However, in respect items in schedule -D, payment will be made as per the executed quantities based on requirement as and when araises.

The tenderers are advised to inspect the premises where the services are required to be offered to carry out the subject maintenance, and understand & assess the quantum of work thoroughly before quoting their rates and submission of tender. The tenderer shall quote after taking into account, the number of floors, quarters,common areas, surrounding areas, roads of the building at different locations etc. 10. The Agreement shall be for a period of 1 (one)year from date of issue of work order unless terminated earlier, which can be renewed, if the department desires so, for a further period of 1 year on the same terms and conditions, subject to satisfactory performance during the contractual period. 11. The rates quoted shall be firm throughout the currency of contract. No price escalation for labour and materials or any other function related to maintenance shall be allowed under any circumstances. 12. Payment will be made for all residential quarters whether they are vacant or occupied for operation in Schedule- A, B & C. However, in respect items in schedule -D, payment will be made as per the executed quantities based on requirement as and when araises.
