Comprehensive Mainteinance of 3 x 26 TR Central AC Plant by OEM/ Authorised dealer of OEM (BLUESTAR Chiller Model XWC2S-026A) including preventive mainteinance services and attending all call breakdowns.Checking, maintaining and ensuring smooth function of the Air conditioning system equipments without any abnormalities in noise, temperature,pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts.The key inclusion in the contract are mainteinance and Labour charges for repair/replacement of following components in Air conditioning system:- (a) Compressor (b) Chilled water circuit (c) Condenser water circuit descaling of condensor unit with No. of Pass (Water Side) - 08 & No of Pass ( Refrig Side) - 01 by circulating dilute hydrochloric acid solution using a chemical dosing pump and cleaning the tubes with wire brush by removing the side cover till the tubes are thoroughly cleaned and re-circulating the fresh water after fixing the side cover with necessary gasket and bolt and nuts (d) Refrigeration circuit (e) Air filters (f) Cooling coil (f) blower motor (g) All the electrical components ,sensors connected to the Bluestar control panel (h) AHUs (j) Cooling Towers Note: The items needed for replacement shall be measured and paid seperately

Comprehensive Mainteinance of 02 Nos. of compact dehumidifier make Bryair model FFB 1500 with process air flow 1500 CMH and react air flow 500 CMH, including mainteinance of process motor 2HP - 01 No , react motor 1 HP - 01 No including repair/ replacement of all insulation material and terminal lead for power supply and other petty items required for making motor functional .and repair/ replacement of react heaters 18 kW., repair/ replacement of the defective items in control circuit wiring and PCB in de-Humidifier system and making dehumidifier serviceable complete all as specified and as directed by the Engineer-in-Charge

Supply only thermostatic expansion valve suitable for 13 TR ,R22 refrigerant gas, 38 kW, maximum working pressure 46 bar, Temperature Range: -10° C to +15° C, made of Brass , including taking down old unserviceable item complete all as specified and as directed by Engr- in- charge .

M & L for Insulation of M S Pipe with PUF slab 30 mm thick with and including applying bituminuous compound and GI cladding with 26 gauge GI sheet complete for 63 mm dia GI pipe connecting chiller to AHU and AHU to Chiller pump complete all as specified and as directed by Engr- in- charge .

Supply and replace duct insulation 40 mm with resin bonded fibre glass wool roll of density 24 kg/Cum, with factory laminated aluminium vapour barrier, thickness of insulation as specified and including the following:- (a) M&L for cleaning the duct surface (to be insulated ) by scrapping carefully with wire brush etc. to make the surface completely free of millscale, dirt, dust, grease and other foreign materials, taking special care so that all duct joints are sealed against any leakage.(b) M&L for applying rubber based adhesive CPRX compound. (c) M&L for sealing of all longitudinal joints and circular overlaps with and including Aluminium foil tape 50 mm wide,to make the insulation leakproof.(d) M & L for securing the insulation with and including mechanically fastened nylon/steel straps of size 12 mm/50 mm at maximum intervals of 1.2 mtr complete all as specified and as directed by Engr- in- charge

Supply and gas filling R 22 Gas complete all as specified and as directed by Engr- in- charge

Material and labour for painting the steel surface after preperation of the surface , applying one coat of red oxide primer and two coats of synthetic enamel paint complete all as specified and as directed.

Labour for leak test and gas charging of Central AC Plant scroll Compressor unit of capacity 3 X 26 TR by vacuumising complete system of Central type AC plant of following below capacity with double stage vaccum pump of (-) 2 Kg/sqcm vacuum pressure after repairs to compressor or Repair in Refrigeration System, Charging the Dry nitrogen gas & hold up to 24 hrs and rectifying the leakage if any by bracing/welding/ replacing the "O" ring & Gland packing of service valve including Top up the compressor oil and charging the refrigerant gas upto desired pressure all as specified , instructed & directed. Note :- i) Once the Gas charged in system, it should hold in the system for minimum six months. If any gas leaked from the system the contractor has to charge the gas upto required level on free of charge and No extra cost on this account shall be claimed. ii) Compressor oil and Refrigerant gas shall be measured and paid separately under relevant item as supply only. iii) Labour charge for replacement of compressor oil and refrigerant gas is deemed to be included in the quoted rate. iv) leakage test on each compressor of complete unit shall be considered as one job.

Material & Labour for Descaling the chiller units of Central type AC plant of capacity 3 X 26 TR full system by circulating descaling chemical with water (made ph value of circulating water shall be 01) through cooling tower re-circulating pump set up to 2 to 3 hours complete all as directed. Note :- (i) Descaling to be carried out twice in the entire contract period and Each job will be measured and paid separately.
