SCHEDULE PART-I

Compreensive maintenance and repair including renewal/ replacement of minor/ major defective parts of electrically operated lift of capacity stretcher cum 20 passenger (1360 Kgs), fully down collective with microprocessor based control panel gear lift, automatic operated sliding doors serving ground plus upper three floors (G+3), Make "JOHNSON" installed at INHS Dhanvantari including carrying out the monthly check and routine periodical service as mentioned in PS of fully automatic electric lift without attendant with power operated door duplex collective control system MRL, Gear with replacement of unserviceable parts such as bearing, bushes, all type of shoes, headers, hangers, door cards, door lock, control cards, control connectors/ links, hall push buttons, hall push button covers, rewinding of motors, welding of crack/ broken MS parts, repairs to door,safety edge working at any principle and any type of sensor or mechanical safety lock, magnetic lock or contact, cop buttons, car position indicator, door cill, car door cill, necessary wiring and cable, infrared sensor and all major/minor parts as per requirement for safe operation of lift, lift cabin fan, cabin light, ARD Batteries wincluding tube rod & tube light fitting etc.complete to ensure safety and smooth operation of lift. - 02 Nos of Lifts (Platinum service provided by the OEM)

Notes for SI Item Nos 1 to 2 (i) The comprehensive maintenance (Platinum Agreement) shall be done through respective OEM of existing lifts i.e of M/s Johnson Lifts Pvt Ltd. (ii) The contractor will have to submit MOU on stamp paper of Rs 100/- duly notarized, as per specified perform given on Particular Specification from respective OEM of existing lifts i.e of M/s Johnson Lifts Pvt Ltd. within Twenty Eight days from date of receipt of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue of the contractors default. (iii) Contractor will conclude AMC with OEM and copy of the agreement along with Tax invoice will be submitted to Engineer-in-charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement. (iv) The above maintenance include complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as and attending complaints within respective time frame as catered in Particular specification for smooth and efficient functioning of the equipment/lift. (v) The Contract includes for repair, replacement of spare parts etc as mentioned in Sch ‘A’ (BOQ).

Notes for SI Item Nos 1 to 2 Contd..... (vi) Contractor will prominently display his contact/ mobile number and OEM contact number inside and outside the lift on each lift for call in emergency. (vii) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-charge / GE. (viii) Contractor shall submit Safety security certificate of lifts from OEM in every month as per performa given in particular specification and also contractor to ensure serviceability of lights and fans in lifts and machine room in every month in wiring and shall be submitted along with running account receipts and final bill failing which payment shall not be processed. (xi) The OEM will also detail one technician staff to inspect the lift every week regarding functioning of lifts or any other issues arising in the lift. The details of technician shall be forwarded for approval before commencement of work. The problem noticed if any to be informed immediately to JE E/M / Engr-in-charge. Incase no technician detailed Rs 500/- per week per lift will be deducted from contractors dues. Technician should always carry service tools during site visit in every week. (x) Monthly maintenance check will be carried out by OEM as per monthly maintenance check list mentioned in particular specification.

Taking down existing old unserviceable over speed governor of lift and replace the same with new one as per OEM recommendations of 20 passengers capacity complete all as specified and as directed by Engineer-in-charge.

Taking down existing old unserviceable infra red door protection sensor and replacing the same with new one as per OEM recommendations of 20 passengers capacity for full height of car door edge suitable for 20 passenger lift complete all as specified and as directed by Engineer-in-charge.

Taking down existing old unserviceable Lead acid battery 12V 20 AH maintenance free and replacing the same with new one as per OEM recommendation for automatic rescue device (ARD) for 20 Passanger lift installed complete all as specified and as directed by Engineer-in-charge.

Taking down existing old unserviceable hooter assembly and replace the same with new one as per OEM recommendation along with necessary cables suitable for 20 passanger lift complete all as specified and as directed by Engineer-in-charge.

Taking down and replace the existing unserviceable 18w CFL bulb with new one complete all as specified and as directed by Engineer-in-charge.

SCHEDULE PART-II

M&L for for repairs/ servicing of existing fire fighting equipments and checking for any defects which affects the operation of firefighting system including necessary replacement of unserviceable minor parts and including preparation of external surfaces of fire fighting pipe line by scrapping with emery paper or other means including preparation of surface and painting of fire fighting pipes of various sizes with two coat of synthetic enamel paint (Red colour) over a coat of red oxide primer complete all as specified and as directed by Engineer-in-charge.

S&F in replacement of Mild steel ERW Heavy grade (IS1239-2004) of 80 mm dia with necessary supports and specials such as tees, bends, reducers etc including consumables and including two coats of synthetic enamel paint over a coat of red oxide primer, making good to the disturbed surfaces of wall/ ceiling including testing for any leakage etc complete all as specified and as directed

Taking down and replacing existing unserviceable sprinkler glass bulb type (Standard response) as per IS:15106/TAC guidelines 68 degree temperature rating pendent type all as specified and directed

Taking down and replace exising unsv sprinkler glass bulb type (Standard response) as per IS:15106/TAC guidelines 68 degree temperature rating concealed type all as specified and directed

S&F in replacement of addressable manual call point resettable type with suitable clamp and wire complete all as specified and as directed

S&F in replacement of Fire Alarm Sounders / Sirens Electronic type horizontal single stage continous normal operation for atleast 50 minutes with sound level 65 DB to 120 DB measured at 1.5 Mtr with sound output variation of +5 DB 500meter range complete all as specified and as directed

Supply, installation and commissioning in replacement of NRV butterfly valve with CI body of spring action swing check type IS 5312 certified of size 150 mm dia with suitable gasket, nut & bolts including necessary welding works as required all as specified and directed

M&L for servicing, overhauling of incinerator hydraulic system for door operation including complete replacement of limit switch, solenoid switch, oil,pressure pipe, pressure gauge & other unserviceable spare parts etc and making incinerator completely operational including testing and commissioning complete all as specified and as directed by Engineer-in-Charge. Note : (i)Rate quoted shall be deemed to inclusive of cost of spare parts and authorised technician employed for overhauling and services.

M&L for cleaning of incinerator(Make : Hatt) chimney upto10 meter interior height by removing necessary connections and parts upto induced fan and draught fan position and removing all dirt,settled particles laying inside and refixing the same with gland, nuts and bolts etc as required and cleaning of mild steel water tank along with replacement of unserviceable GI pipe medium grade any size connected from chimeny to water pump, valves etc complete all as specified and as directed by Engineer-in-Charge. Note :(i) This item includes cost of servicing of incinerator chimney only and cost of spare parts will be measured and paid separately under respective item as "Supply only" (ii) Minor spare parts which needs replacement for complete cleaning of incinerator chimney shall be deemed to be included in this item.

Note : The spare parts and accessories shall be replaced with respective OEM make only and servicing shall be done through authorised licensed technician with experience.

Material &Labour for servicing of UPS of capacity 40 KVA single phase 230 V by dismantling and checking the major parts and replacement of unserviceable spare parts whichever required including checking of SMPS,Fuse AC/DC,Current Transformer,Specific gravity test of batteries,Input and output voltage test for proper functioning complete all as specified and as directed by Engineer-in-Charge. Note : The spare parts and accessories shall be replaced with respective OEM make only and servicing shall be done through authorised licensed technician with experience.

Material &Labour for servicing and overhauling the existing dehumidifiers of Make: BRYAIR, Model FFB-170, FFB-300 & FFB-600 by dismantling and checking the following :- (a) Motor and starters/contactors for any loose connection/ unserviceability (b) Check bed speed and bed drive (c) Cleaning of air filters and wire mesh (d) Lubricating the bearings of motors/fan etc,. (e) Adjustment of sprocket wheel and chain (f) Checking of reduction gear unit, flexible connection of process and reactivation fans (g) Checking of air pressure balancing and air flow of the system. Note : (i) This item includes cost of servicing of dehumidifier only and cost of spare parts will be measured and paid separately under respective item as "Supply only" (ii) Minor spare parts which needs replacement for complete cleaning of dehumidifier shall be deemed to be included in this item.

M&L for preparation of old painted surfaces of cold storage room by means of scrapping and filling cavities, etc., and applying two coats of synthetic enamelled paint by means of spray painting over a coat of primer and writing SM/MES No., capacity, temperature range, etc., all as specified and as directed.

M&L for replacement of aluminium chequered plate 3mm thick including aluminium strip of size 25x3mm fixed on floor over plywood inside the cold storage rooms with necessary supports and fixture & fittings like self threaded bolt, screws, etc., complete all as specified and as directed.

M&L for replacement of 19mm plywood BWR grade,ISI marked laying inside the cold storage rooms for preparation of floor surfaces complete all as specified and as directed.

Supply, install, test and commissioning in repair hermitically sealed unit compressor 4.5/5 TR capacity 3 phase, 440Volts as same as existing OEM suitable for working on R-22 gas including charging the system with gas from outdoor unit of cold storage by means of disconnecting the suction and discharge refrigerant pipe line, electrical connection, etc., complete all as specified and as directed.

All as per Item 48.00 above, but suitable for working on R-134A gas complete all as specified and as directed.

Material &Labour in repair of existing steel door of cold & cool storage plant including dismantling the door, taking out old insulated material and replacing with new glass wool, puff, external sheet, cotton of adequate size and quantity and replacing PVC insulated Copper conductor electric wire for lighting, door locks & hinges, sealing gaskets, door heaters, etc., reassembling withthe same with after installation testing complete all as specified and as directed.

S&F in replacement of condenser fan motor, single shaft, single speed, 1400RPM, 230Volts AC, suitable for 4.5/5TR capacity Cold Storage Plant as per OEM including taking out burnt/ unserviceable condenser fan motor all as specified and as directed.

S&F in replacement of single phase preventor suitable for 4.5/5TR capacity plant all as specified and as directed.

All as per Item 52 above but HP/LP cut out all as specified and as directed.

S&F in repair, charged new sealed unit compressor for split AC of existing make 230Volts, AC including taking out old unserviceable, burnt out sealed unit compressor by means of unscrewing foundation nut & bolts, disconnecting from suction & discharge side mechanically and electrically including testing and charging the system with gas, etc., complete all as specified and as directed. Note : Cost of refrigerent gas shall be included in this quoted rate

(b) Cleaning the stator body complete by rubbing with sand paper remove all carbons. (c) Insert insulating materials such as insulating paper sleeves etc. (d) Rewinding the stator with suitable size/guage/supper enamelled copper winding wire as specified by the OEM. (e) Reassembling the stator in motor connect the terminals with necessary copper lugs/flumbels brass bolts/nuts etc (f) Transportation of motor to original after repair / rewinding and install on foundation connect with pump set, coupling , testing on full load all as specified and directed.
