Note : i) The tenderer shall note that before quoting his unit rate, all items of works shall be executed in high rise building (16th floor building) & including provision of necessary scaffolding & safety measures. ii) One carpenter and one plumber should be deplayed every day in complex to attend day to day complanits, if complaint not resolved in same day, penalty of Rs. 200 per day per complaint shall be recovered from contractor from his dues.

Supervisor will collect key from MES Complaint Cell. Deploy atleast 2 teams each consisting of 3 painter, 01 carpenter, 01 plumber, 01 Electrician and after completion of welcome maint of qtr fill the format specified in CA and submit to complaint cell. In Case less no of qtr available permission should be taken from AGE to reduce strength. (Note : - Work done shall be measured and paid in respective items of BOQ)

M&L for Washing, rubbing down and stopping of distempered and painted surfaces of and applying two coat distemper oil emulsion over a coat of primer on 1 to 2 mm thick wall care putty, complete all as specified.

M&L for Washing, rubbing down, stopping and preparation of old wall surfaces and applying two coats of oil emulsion distemper complete all as specified and directed.

After sucking out entire moss and algae by wet vaccume pump, wash the tank with clean drinking water tank cleaning solution on all internal surfaces, then cleaning the bottom surface of the tank with vaccume pump to make it dry and providing sticker showing the date of cleaning ,complete all as specified and directed.

Repairing of minor complaints of plumbing and sanitary fittings including water leakage from taps, EWC”s, flushing cistern, urinals, wash basins, bottle traps etc and any obstruction to water supply in rooms/Qtrs, requiring plumber work with minor stores such as replacement of Brass spindle, M seal, Screws ,nailing , washers, check nuts, tightening of fittings of flushing cistern, cleaning of bottle traps etc to make it functional and stop leaking of any type of plumbing and sanitary items as in day to day maintenance work and fixing of new sanitary fittings (as bib taps, pillar taps, stop cockes, Seat cover, jet spray, cistern, mirror cabinet etc), complete all as specified.

Attending the complaints of air lock of GI pipes during supply hours (In early morning @ 6.00AM) & by taking down GI pipes and /or by using pressure pump in pipe where air lock occurred & resolve the complaint . After refix the GI pipe in the same location, complete all as specified.

Dismantling wrought iron or mild steel work of any description not otherwise provided for.

S&F Mild steel framed work such as grills, gratings, etc. with ends of bars shouldered and/or riveted or forged into spikes, framed guard bar; barred iron doors; ladder; framed balusters; railing;frame work for water tanks and similar work conforming to Fe 290 Gd E-165 all as specified .

M&L for cleaning of PCC paver block, chequred tiles and any type of PCC flooring by water spray and apply one coat of floor paint suitable for floor by using brush/ roller, complete all as specified.

Dismantling Single layer Mangalore pattern or similar tiles in roofing, complete all as specified.

M&L for roof tiles, Mangalore pattern, interlocking at side joints laid dry complete all as specified.

M&L Ridge or hip tiles to suit Mangalore pattern of roofing tiles, bedded and jointed in cement mortar 1:6 complete all as specified.
