Comprehensive Annual maintenance contract (Spares & Labor) of York Chillers/revesible heat pump installed at Atal Institute of Medical Super Specialties, Shimla

Scope of work shall include

A. QUARTERLY SERVICE - Contractor/Firm will carry out 3 Planned Services in a year.

a Inspecting the chillers and adjusting safety controls b) Checking operation of controls. c) Checking oil and refrigerant levels. d) Checking operation of lube system. e) Checking the oil return system. f) Checking operation of motor and starter. g) Recording operating conditions. h) Carry out leak test of system. i) Check oil heater operation j) Check three-phase voltage unbalance and current imbalance. k) Checking Flow Switch Operation l) Checking log and reviewing chiller and system operation.(programming if required)

m) Logging and reporting repairs and parts that are required. n) Complete service inspection report forms.

B. ANNUAL SERVICE: Contractor/Firm will carry out 1 Annual Planned Service in a year.

Performing Maintenance Tasks as indicated below:

Chiller/Revesible heat pump

Motor Insulation Testing

Identifies insulation deterioration before motor failure and associated downtime occurs, permitting budgeted and scheduled repair.

Leak Testing & Repair

Identifies Refrigerant leakage in circuit and avoids loss of refrigerant and breakdown of chiller.

Checking the compressor oil system for the following items:

a) Changing the Compressor oil, If required. (Compressor Oil to be provided by Client) b) Changing Oil filter and Drier. (Oil Filter & Drier to be provided by Firm/contractor) c) Checking Oil heater. d) Checking all other oil systems components and strainer where applicable.

Checking motor starter and performing the following tasks:

a) Running diagnostic check.(including programming)) b) Cleaning contacts or recommending replacement. c) Checking all terminals and tightening connections. d) Checking overloads.

Review the control panel for the following items:

a) Running diagnostic check of motor control panel. b) Checking safety shutdowns operation. c) Checking all terminals and tightening connections. d) Checking display data accuracy and set points.

Checking condenser for the following items:

a) Checking the water pressure drop. b) Checking flow switch operation. c) Cleaning of Condenser tubes/coils. (Chemical will be provided by Firm/contractor )

Checking the cooler for the following items:

a) Checking the water pressure drop. b) Checking flow switch operation. c) Checking the refrigerant level.

Checking the system for the following items:

a) Conducting a leak check and identifying leak sources. b) Recording the condition of sight glasses. c) Checking the refrigerant cycle to verify the proper operating balance. d) Checking condenser water and chilled water heat transfer.

General items included:

a) Repairing insulation removed for inspection and maintenance procedures. b) Cleaning equipment and surrounding area upon completion of work. c) Consulting with the operator. d) Reporting deficiencies and repairs required. e) Complete service inspection Report Form (f) Programming/Flashing of parameters ( if required)

C. BREAKDOWNS CALLS

Shall attend the breakdown calls as and when required.Response Time: 10-12 Hrs if not responded withing this time frame suiltable penalty shall be levied upon contractor /firm

Cost of comprehensive maintenance contract as mentioned above points (1 to 1.09) for 3 no chillers York Air Cooled Scroll Chiller/revesible heat pump make installed AIMSS Chamiana Shimla-12 (H.P) for the year 2024-25 (w.e.f 1-11-2025 to 31-10-2026
