Conservation and Restoration of St Francis of Assisi Church and Old Govt Hospital with Defect and Maintenance Liability Period for Five Years

Sub Head 1- Preparatory Work

Providing and fixing double scaffolding system (cup lock type) on the exterior side, up to seven storey height made with 40 mm dia. M.S. tube 1.5 m center to center, horizontal & vertical tubes joining with cup & lock system with M.S. tubes, M.S. tube challies, M.S. clamps and M.S. staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for the required duration as approved and removing it thereafter. The scaffolding system shall be stiffened with bracings, runners, connection with the building etc. wherever required for inspection of work at required locations with essential safety features for the workmen etc. complete as per directions and approval of Engineer-in-Charge. The elevational area of the scaffolding shall be measured for payment purpose. The payment will be made once irrespective of duration of scaffolding.

Providing and fixing scaffolding for Inside the Church & hospital horizontal & vertical tubes joining with cup & lock system with M.S. tubes, M.S. tube challies, M.S. clamps and M.S. staircase system in the scaffolding for working platform etc. and maintaining it in a serviceable condition for the required duration as approved and removing it thereafter. Propping and supporting the structural elements and its adjoining areas with tubular steel props (adjustable or as required), bracings, steel and wooden runners etc. to relieve the structural member of the required load coming over it as per the pattern given by the contractor - Providing and fixing of adjustable span ESO+SI (2.35-3.40) as per directions of Engineer In charge

Sub Head 2- Dismantling and Demolishing Work

Removing, scraping of old deteriorated plaster and preparing the surface smooth and of any thickness from wall / RCC member/ sculptures etc. including stacking of serviceable material and disposal of unserviceable from site of work with all lead and lift.

Scraping oil paint steel and other metal surface and making the surface even (with Hand Scraping.)

Dismantling of sheet roofing including ridges, hips, valleys, gutters etc., stacking of serviceable materials and disposal of unserviceable materials with all lead and lift (ii) A.C./ Fiber sheet roofing

Demolition of Cement concrete of all grades by manually / mechanical means and disposal of unserviceable materials with all lead and lift.

Demolition of R.C.C. work of all grade manually / mechanical means including stacking of serviceable materilas and disposal of unserviceable materials with all lead and lift.

Demolition of Brick work and stone masonry by manually / mechanical means done in lime/ cement mortar including stacking of serviceable materials and disposal of unserviceable materials with all lead and lift mortar.

Dismantling doors, windows, ventilators , steel wesh etc. (wood or steel) shutters including chowkhats architraves, holdfasts and other attachment etc. complete and stacking them within all lead and lift. (i) Exceeding 3 Sq.m in area.

Dismantling steel work including dismemberinng, distempering and stacking the materials with all lead and lift.

Dismantling aluminium/ Gypsum partitions, doors, windows, fixed glazing and false ceiling including disposal of unserviceable material and stacking of serviceable material with in all lead and lift as directed by Engineer-in-charge

Dismantling tile flooring & dado, etc. laid in all mortar including stacking of serviceable materials and disposal of unserviceable materials with all lead and lift as directed by Engineer-in-charge

Dismantling stone / lime stone / cobble stone floor / paver blocks etc. laid in mortar including Clearing and grubbing land including uprooting rank vegetation grass bushes,shrubs,sapling and trees girth up to 300 mm removal of stumps of trees cut earlier and disposal of unserviceable materials By manually / mechanical means ncluding stacking of serviceable materials and disposal of unserviceable materials with all lead and lift as directed by Engineer-in-charge

Manually removal of vegetation (major trees, climbing plants, creepers) from roof slab, roof vault, walls, columns, arches, floor etc in a skilled and careful manner, using appropriate tools and means and without causing any damage to the adjoining parts, including carrying and stacking the dismantled materials including lift/lower upto roof vault, minatates, terrace etc, as directed by the engineer or architect in charge. The exposed surfaces will be coated with a paste made from ammonium sulphamate crystals or with "Tree killer" available in market. In this condition the root system may be left to absorb and die. Large sections of dead wood must not be left within the core. As they decay they will remove support and create voids and weaknesses in the wall. Pull off a well‐established mat of vegetation must be resisted.

Dismantling & removing of existing C.I. pipes G.S.W pipes and A.C rain water with fitting and clamps including stacking the materials with all lead and lift. (for any dia, of pipe) as directed by Engineer-in-charge

Removal of cement mortar on ventilation pipes at terrace level by manual or mechanical means and cleaning of ventilation holes and complete as per direction of Engineer-in-charge.

Dismantling all the complete components of the existing elevator (Machine drive, Overspeed Governor, Control Cabinet, Elevator car, Apron, Landing Door, Tension Pulley, Counter weight Guide rais, Guide rail fixing bracket, Car guide rail, Count weight frame, count weight buffer, car buffer, electrical wires, cables, oil and switches, fan etc.) including distempering and stacking the materials with all lead and lift.

Excavation for foundation for all depths by manual / mechanical means including sorting out and stacking of useful materials and disposing off the excavated stuff with all lead and lifts - Dense or Hard soil.

Sub Head 3- Structural Repairs

Steel‐rod stitching incracked stone patties, beam,and lintels.Providing and fixing stainless steel rods of 90cms length of which 15cm on either side and cold bending at 90degrees. The stainless steel clamps to be fixed perpendicular to the crack by drilling in stone and fixing with quartz sand (1:3) and aradite mixture in such a way that the entire length of the rod is in complete contact of the stone and the bent ends are fully inserted in the cracked stone. Use 316 grade stainless steel charge per hole.steel rod charges are counted per kg. Holes with 10mm dia. as per requirement of position as directed by Engineer-in- Charge:

Stitching of cracks in brick masonry with stone lintels of 450x 200x50 mm . Chasing, grooving the brick masonry and inserting the stone lintel. All around the stone, lime mortar should be properly packed .as directed by Engineer-in- Charge:

Providing and inserting 12 mm dia Aluminium/ galvanized iron injection nipples along crack lines in masonry work, including I) drilling holes of required diameter up to depths from 20mm to 80mm or half the thickness of member (whichever is less), at required spacing but not exceeding the thickness of member or 300 mm ii) Making grooves of size 12mm x 12mm along the crack line. iii) Making the crack dust free by blowing compressed air and then washing with water. iv) Sealing the distance between the injection nipples with approved putty (Polymer modified lime mortar /polyester putty/epoxy putty) etc. and allow it to cure. v) If limeitious grout material proposed to be used, washing and saturating the cracked surface with water by pumping from top most nipple and down wards complete as per the direction of Engineer-in-charge. (The rate shall include all material, labour and all operations above. The cost of grout material shall be paid separately on the basis of actual quantity consumed as directed by Engineer-in- Charge:

Providing and grouting pre-packed ready to use grout made up of natural hydraulic lime with the addition of natural pozzolona filler, specially designed for use in restoration of old brick/stone masonry. The grout material shall have low (less than 1.5%) water soluble salt content, Elastic modulus not less than 5 GPA and minimum compressive strength of 18 N/sqmm at 28 days. Mix the product by introducing 3/4 of the required water (which is 7-8 liters of 25 kg or as per manufactures specification) into the mixer. Add continuously the product and the remaining water until perfect mixer having a fluid consistency is achieved. Inject the same with gravity or mechanized equipment with pressure not more than 2 kg/sqcm as per site conditions by means of injection technique. The item shall include all cost of materials, machinery and labour etc. complete in all respect. (The payment shall be made on the basis of actual weight of grouted material injected into the cracks /voids as directed by Engineer-in- Charge:

Crack stitching 10mm Helibar : Providing and fixing of Helifix Hi-fin reinforcement Helibars of 10mm dia, single bar in one slot, MOC Austenitic stainless steel, ASTM 304, having cross section area of 14.8sqmm, pitch 45/48, with ultimate tensile strength not less than 17.5 kN, shear strength 9.5kN, along with Helibond Grout, a special cementitious grout with low expansion, non gassing and injectable with exceptional non shrink thixotropic properties having compressive strength at 28 days of not less than 45 N/sqmm. Including chasing of slot in mortar bed upto a depth of 40mm for HeliBars, cleaning the dust and debris from the slot, making damp with water to achieve good bonding of HeliBar with HeliBond grout in the groove of brick/stone masonry ensuring that it remains tight at the joint after curing, including all tools, tackles and equipments using specified machines, including Staging & Scaffolding, at various places where there is crack in brick/stone/block masonry as directed by structural engineer in charge.

providing and Raking out joints of stone masonry surface to the required width and depth not less than 20 mm with due care and precaution by mechanical / manual means, including preparing and cleaning the surface for re-pointing/ refilling of joints including disposal of rubbish to the dumping ground in all lead and lift.

Providing and Cleaning of reinforcement total rust by tapping or using wire brush or any other suitable way including from behind and around the reinforcement bars to give it a totally rust free finished steel surface

Applying priming coat with ready mixed priming paint brushing red lead and two coats of synthetic enamel paint on steel and other metal surface with including preparing the surface by throughly cleaning, oil,grease, dirt and other foreign matter and scoured with brushes fine steel wood, scrapers and sand paper

Sub Head 4- Civil Repairs

Providing and applying limeplaster (Plain walls) up to 25mm thick, 12mm thk base coat in prepared with 1:2 lime + river sand and 10mm thk second coat in Prepared with 1:2 Lime +silica, 3mm final coat in lime putty 1:2 (Lime +fine Sand) by preparing the surface adequately with proper adhesion using liquid gud, methi, gugal complete as per engineer in charge

Providing and applying lime plaster for (Decorative/ Profile Cornices Band (All sizes)) up to 25mm thick, 12mm thk base coat in prepared 1:2 lime + river sand and 10mm thk second coat 1:2 in Prepared Lime +silica, 3mm final coat in lime putty 1:2 (Lime +fine Sand) by preparing the surface adequately with proper adhesion using liquid gud, methi, gugal complete as per engineer in charge. The breadth of the profile plus 50 mm from the finished faces of the work and the length shall be measured to calculate the area.

Providing and applying limeplaster (Repairing ornamental plaster works to match with the existing design ) up to 25mm thick, 12mm thk base coat in prepared with 1:2 lime + river sand and 10mm thk second coat in Prepared with 1:2 Lime +silica, 3mm final coat in lime putty 1:2 (Lime +fine Sand) by preparing the surface adequately with proper adhesion using liquid gud, methi, gugal complete as per engineer in charge.

Providing and finishing of Lime punning render coat of not more then 4mm thick on lime stone surface for both plain and decorative/ covered on the main façade in 1:3 white Lime: quartz fine sand (inclusive of coloring pigment as required) Rates are including modification factor and shall be paid on plan area as per the direction of Engineer-in-Charge.

Providing and Ruled / Flush pointing on stone masonry surface with lime, surkhi and marble dust mortar in the ratio of 1:1.5:1/2 {One lime: 1.5 surkhi (50% red and 50% light yellow surkhi ) : 1/2 marble dust}. inclusive of all materials & labours complete as per the direction of Engineer-in-Charge.

Application of High quality Wacker SMK 1311 water base water repellent solvent free silicon coating impregnating on all Internal & external wall surfaces. The dilution of water should be done in ratio of 1:10 (1 Wacker : 10 water). The dilution should be applied in 2 more coats, wet on wet application to the surface. The application can be made through brush. The application should be done with prior preparation of surface by cleaning o it form residue of any material, dusting it clean for application.

Providing and applying of Permeable, water based Mature Lime wash finish of interior and exterior grade used for conservation and restoration of historical building, formulated by Mature Lime Putty with fillers, After the cleaning of surface and removing any loose or flaking material, applied two coat of Lime wash finish with one coat of Lime Based primer of approved color and shade to achieve desired finish apply by brush, roller and appropriate tools, as per specification, all completes with the direction of Engineer-in-Charge and Architect. Internal and external surface

Providing and laying 25 mm thick polished Kota stone slab flooring over 20mm thick base of cement mortar 1:6 (1-cement : 6-coarse sand) laid over and jointed with grey cement slurry mixed with pigment to match the shade of slab including rubbing and polishing etc. complete. as per the direction of Engineer-in-Charge.

Providing and laying Brushed / Leather Rough finish kota stone slab of 25mm thick in risers of steps,skirting Dedo and pillars laid on 10mm thick cement mortar 1:3 (1-Cement : 3 coarse sand) and jointed with gray cement slury mixed with pigment to match the shade of slab including rubbing and polishing etc. complete. (upto 10 ton) as per the direction of Engineer-in-Charge.

Providing and Finishing wall with weather proof exterior emulsion paint on wall surface (two coats) to give an required shape even shade after thoroughly brushing the surface to remove all dirt, and remains of loose powdered materials etc. complete as per the direction of Engineer-in-Charge.

Providing and repairing of Plastic / mortar Repairs (in ornamental / decorative work in stone or raised stucco motifs / ornamental features, like figurative forms urns, cornices, mouldings, finials etc ) using lime based mortars that is compatible with the host substrate (to provide an effective bond) shall be used. Profiled plastic repair for retention of carved enrichments using anchoring armatures of non-ferrous metals / any other as existing in host substrate and color matching using traditional techniques etc in (1:1 / 1:2) 10% pozzolonic lime mortar with additives etc complete.

Providing and laying White stone Bela masonry block in course in super structure with stone of approved quality in lime mortar 1:1.5 ( 1 lime : 1.5 Fine Sand) including packing the joints complete etc as per direction of Engineer In Charge as per direction of Engineer In Charge

Uncoursed Rubble Masonry with hard cu.m stone of approved quality in foundations and plinth in Cement Mortar 1 :5 (1-cement 5-coarse sand including levelling up etc. complete (more than 10 ton)

Lifiting the stone balusters from ground floor to poarch terrace and fixing using Lime Mortar 1:3 (1-lime putty / Equivalent dry Hydrated Lime : 3 - Fine sand) of stone balusters using with Steel dowel bars of minimum up to 32mm dia for anchoring by drilling holes in foundation strata including necessary bending, hooking of dowel bars and grouting the holes complete as per detailed drawing and as directed.

Providing and fixing new timber frames upto 75mm thick with well class A Indian well seasoned teak wood (Nagpur teak, CP teak, Valsadi teak or equivalent) well-seasoned, chemical treated Door/Window frames made to size, shape and design as per original design, size and pattern including and fixed in position with hold fast (40x5-40 cm) long lugs or with dash fasteners of required dia & length etc complete as per direction of Engineer In Charge.

Providing and fixing new timber door/window shutters with well-seasoned class A Indian teak wood ( Nagpur teak, CP Teak, Valasadi or equivalent) chemically treated Door/Window shutters as per original design, size and pattern including all necessary hardware fittings like brass Parliament Hinges of 12.5 cms length with pins (door), Brass tower bolt (barrel type) of 250x10 mm in size, Aldrop 20mm. dia Size with necessary fitting Brass of 30cms. Length & Brass Extruded Handle for doors of 15 cms. Length etc. complete. as per direction of Engineer In Charge.

Providing, Repair and restoring old BTC door/window frame (external leaf partly panelled & partly glazed) by carefully scraping, replacing, finishing the decayed parts & components such as styles, rails, mullions, sash bars etc as per drawing & design so as to match the existing pattern, size, shape and providing and fixing all new hardware fittings including and fixed in position with hold fast (40x5-40 cm) long lugs or with dash fasteners of required dia & length etc complete in best workmanship and as per direction of Engineer In Charge.

Providing, Repair and restoring old BTC door/window shutters of thick up to 60 mm (external leaf partly panelled & partly glazed) by carefully scraping, replacing, finishing the decayed parts & components such as styles, rails, mullions, sash bars etc as per drawing & design so as to match the existing pattern, size, shape and fixing the same carefully using metal fasteners etc. including all necessary hardware fittings like Parliament Hinges steel 12.5 cms length with steel pins (door), Brass tower bolt (barrel type) 250x10 mm, Aldrop 20mm. dia Size with necessary fitting Brass 30cms. Providing and fixing 35 mm thick single/ double leaf solid core and resin bound FLUSH DOOR SHUTTERS, confirming to IS . 1659 - 1960 and 2202 part I - 1962 as modified unto date BOTH SIDE TEAK veneering factory pressed teakwood lipping as per specification & design around the shutters and fixed to existing frame and as specified including cost of all materials, HOM of machineries and equipments, with all leads and lifts, loading and unloading charges , transportation cost and conveyance of all materials, labour for fixing the fixtures etc., complete for successful completion of work as per specifications ( excluding cost of fixtures) at all floor levels and as directed by the Engineer-in-Charge.

Providing and laying polished 25 mm thick Kota stone slab flooring over 20mm (Average) thick base of cement mortar 1:6 (1-cement : 6-coarse sand) or L.M. 1.1.5 (1-Lime putty :1.5 - coarse sand) laid over and jointed with grey cement slurry mixed with pigment to match the shade of slab including rubbing and polishing etc. complete.

Providing and fixing 35 mm thick panelled for lift Doors including anodised alluminium But hinges with necessary screws and indian teak wood shutters with. (A) Plywood sheet panels. (upto 10 ton)

Providing and fixing anodized aluminium casement windows, top hung ventilators, combination of fixed glazing fully openable windows for Kitchen, Toilet etc using Z sections ,central mullion other sections of approved make conforming to IS: 733 andIS: 1285, fixing with dash fasteners of required dia and sizeThe shutters on aluminium hinges with approved quality of fixtures such as aluminium tower bolts,handles,stays etc.,providing and fixing 6 mm thick toughned glass for shutters fitted with glazing clips and rubber beading, aluminium sections anodised with 15 microns, including cutting to required length, joints mitred subdividing the frame tenonned and rivetted in the assembled frame stiffened with end clips at corners angles and fixed to wall, lintel beam, floor, cill, kota slab as the case may be with necessary screws, rawl plug, cutting masonary or concrete and making good the original surface; aluminium surface pre treated for removal of any rust and coated with greasy materials for non -adherence of mortar or any other sticky materials;( coating removal after installation) and thoroughly cleaned free from dirt, rust etc., including cost and conveyance of all materials, labour, HOM of equipments and machineries all leads and lifts, loading and loading, transportation at all floor levels complete for successful completion of work all as per specification and as directed by the Engineer-in-charge.

Providing and painting two or more coat of oil based synthetic enamel paint to old or new doors, window and ventilators over one coat of primer and one coat of full putty made in same shade of enamel including thorough cleaning, and sand papering and sealing all cracks, crevices, dent, knot and holes with best quality of waterproof putty etc complete on external face of wood shutters.

Providing and applying two or more coat of woodtech touch wood over internal face of shutters of door, Window and ventilators after making the surface smooth with sandpapering and sealing all cracks, crevices, dent, knot and holes with best quality of waterproof putty to give transparent shade etc complete.

Providing and fixing panelling in panelled shutters for doors, windows and clerestory windows (Area of opening for panel inserts excluding portion inside grooves or rebates to be measured). 16 mm thick panelling for panelled or panelled and glazed shutters 25 mm to 40 mm thick.

Providing and fixing 1mm thick M.S. sheet door with frame of 40x40x6 mm angle iron and 3 mm M.S. gusset plates at the junctions and corners, all necessary fittings complete, including applying a priming coat of approved steel primer. Using M.S. angels 40x40x6 mm for diagonal braces

Providing and fixing 12 mm dia M.S. grills of required pattern in frames of windows etc. with M.S. flats, square or round bars etc. including priming coat with approved steel primer all complete. Fixed to steel windows by welding

Court yard roof - Providing, fabricating and erecting structural steel frame work for skylight of building court-yard (IS:2062-2011 ) including 1 coat of anti-corrosive zynchromite yellow/red surface primer and protective coating viz tubular rolled sections, trusses, I sections C sections, plates angles etc., profiled to required shapes including cost of insert plates, fasteners, fabricating, jointing, welding, threading, cost of primer and protective coating of approved make and colour, transportation to final worksite, erection in position etc. complete with all leads and heights as per drawings & specifications and approval of engineer-in-charge (Note : Rate shall include analysis of existing structure, design and preparation of shop fabrication drawings of the newly proposed structure for the approval of Engineer-in-charge. The design should be done considering the location of the site, nature of heritage building minimum basic wind speed of 200 kmph and other live and dead loads)

Providing and fixing rolling shutters of approved make made of 80 mm wide M.S. laths inter-locked together through their entire length and jointed together at the ends by end locks mounted on specially designed pipe shaft with bracket plates, guide channels and arrangements for inside and outside locking with push-pull operation including the cost of hood cover and spring etc. complete. (A) Shutters having width below 3.5 M.

Providing and laying broken china mosaic flooring for terrace using 12mm to 20mm broken pieces of glazed tiles to be laid over cement mortar 1:3 to plain or slope and to be tempered to bring mortar crème out up to surface using white cement including rounding of junctions and extending them up to 18 cm along the wall, clearing with water and oxalic acid etc as directed.

Providing and laying water proofing treatment in sunken portion of WCs, bathroom etc., by applying cement slurry mixed with water proofing cement compound consisting of applying : (a) First layer of slurry of cement @ 0.488 kg/sqm mixed with water proofing cement compound @ 0.253 kg/ sqm.
