SECTION-01- HIGH SIDE EQUIPMENT
CHW SYSTEM
SITC OF AIR Cooled Screw Chillers With VFD/Screw compressors
Supply, Testing & Commissioning of factory manufactured and run tested, with Multiple screw compressors Multiple Circuit Air cooled with VFD/EC Fans , liquid chilling package, complete in all respect as per specifications, as required for successful commissioning and operation. Refrigerant used shall be Environment friendly. All chillers shall be factory tested at design conditions at 100%, 75%, 50% and 25% load. Installation of the Chillers at the specified location at terrace. (including lifting it to the plant room with all necessary Hoisting equipments)
Vendor to provide flow switches and sensors.
Chiller Should be able to function without tripping even at 46 Deg C

Variable Primary Chilled water Pumps (Insulated)(3W+1S)
SITC of Pumps Primary chilled water-split long coupled vertical inline with integrated VFD (Design Envelope)
Design Envelope, Vertical split Coupled Single Stage, Single Suction type Inline Centrifugal Pumps suitable for variable Flow Chilled Water recirculation system, complete with C.I. Casing, Suction and Discharge connections shall be of same size and shall be supplied with matching flanges. Impellers shall be made of gun metal bronze and shall be fully closed type. Pumps shall be dynamically balanced and two plane balancing is required for the pumps if impeller diameter is less than 6 times the width of the impeller. Pump Shaft shall be made of Staineless Steel, Coupling shall be rigid spacer type made of high tensile aluminium alloy, shall be designed for easy removal on site.The pump design shall meet the requirements of easy removal of mechanical seal components for servicing, replacement without disturbing the pump or motor. Temperature and pressure measurement facility, Suitable for PN 16, and temperatures up to 150°c (300°f).Sutaible for 912 GPM flow rate and 200 mm pipe size.
Primary Variable Pumps logic controller IPS Controller
Variable Primary/Secondary Pump Logic Controller for Pump Sequence, Parrallel and Bypass Operation. Pump Staging operation will be based on pump efficiency for optimised savings. The pump set controller shall include a back-lit touch screen color display operator interface of at least 4.3” and show active-element schematic displays with links to sub-menus for status reports, data and setup menu options. Keypad based interfaces, LCD readouts, and LED displays will not be accepted. The pump logic controller shall perform online self-diagnostic testing of the CPU(s), RAM, and flash memory. No data shall be lost during power supply interruptions. Enclosure should be IP54. Technical detail as per attached Tender Specification.

SECTION-02- CHW PIPING AND VALVES
INSULATED CHILLED WATER PIPING (PUF INSULATION with cladding):
Supplying, laying/ fixing, testing and commissioning of following nominal sizes of chilled water piping inside the building (withnecessary clamps, vibration isolators and fittings but excluding valves, strainers, gauges etc.) With thermal Insulation of Polyurethane foam pipe section having density of 36 kg/m3 & thermal conductivity of 0.023 W/m.K @ 10℃ mean temperature confirming to ASTM C177/ASTM C518. It shall have burning rate of 100 mm confirming to IS:11239 & water absorption of 2% confirming to ASTM D2842. Material shall have water vapour permeability of 3 ng/s.m.Pa confirming to ASTM E96. Insulation material shall be covered with 26 SWG Aluminum cladding sheet.
Note:-The Pipes of sizes 150 mm & below shall be M.S. class as per IS : 1239 and pipes size above 150 mm shall be welded black steel pipe heavy class as per IS: 3589, from minimum 6.35 mm thick M.S. Sheet for pipes upto 350 mm dia. and from minimum 7mm thick MS sheet for pipes of 400 mm dia and above.

Supplying, installing, testing and commissioning of pressurized chilled water expansion tank suitable for total volume of water in chilled water circuits along with necessary accessories such as centrifugal air separator, pumps etc. in order to keep chilled water system under (+) pressure and to prevent entrapment of pressure and to prevent entrapment of air in the system. The system shall also include a fully automatic pressurization unit with skid mounted 2 pumps (1 Working + 1 Standby) with IP55 protection giving 5 USGPM flow rate @ 10m with pressure switch & control panel completely assembled on skid with all necessary valves & manifolds. The tank shall be precharged steel expansion tank with replaceable heavy duty butyl rubber bladder. The tank shall have a system connection with isolation valve, drain connections with ball valves and charging valve connection to facilitate the on site charging of the tank to meet system requirement. The expansion tank and air separator shall have pressure gauges fitted with isolation valves and high capacity auto air vents with isolation valves. Sutaible for 1000 Liter capacity. Note:- Contactor to workout the expansion tank capacity as per final shop drawing, and needs to submit calculation and TDS of the same before ordering.

SECTION-03- HVAC RELATED ELECTRICAL WORKS
DISTRIBUTION BOARDS / LT PANELS (IP-67 rating)
The rates for the distribution boards apart from the Breakers and instruments shall also include the following :
This Bill of Quantities shall be read in conjuction with the technical specification, General & Special conditions as well as all tender drawings.
Supporting rigid steel framework.
Cubicle type, 14 gauge CRCA sheet steel enclosed.
Complete with interconnections and distribution bus bars.
Proper bonding to earth.
Painting/lettering on Breakers and distribution boards, the location they serve, providing on each panel its circuit diagram.
Providing cable clamps / supports within distribution boards cable alley.
TPN ACB’s / MCCB’s shall mean 3 pole ACB’s / MCCB’s with adequate size of neutral link.
All MCB’s shall be of minimum 10 KA breaking capacity.
The breaking capacity of MCCB’s are mentioned panel wise. All MCCB’s shall be with thermal magnetic releases upto 250 amps and miroprocessor based above 250 amps capacity, unless specified otherwise.
All motor feeders MCCBs shall be of motor duty.
Distribution panels shall be Powder Coated with Siemens gray paint shade no. RAL-7032 of IS-5.
Degree of protection for following type of distribution panel enclosure shall be as per IS:13947-1993.
IP 52 for indoor panels.
IP 67 for outdoor panels.
IP 42 for final distribution boards.
All MCCB’s shall be provided with operating mechanism for door interlock.
Current density of aluminium busbars shall be 0.8 A/sq mm and current density of copper shall be 1.4A/sq.mm
Tinned copper / GI earth bus as specified in the BOQ shall be provided through out the length of each board.
All measuring instruments (Meters) shall be of digital electronic with LED of approved make and compatible with BAS.
All hinged door shall be earthed through 2.5 sq mm tinned braided copper wire.
All panels shall have provision of the following:
Pad locking of Switch board doors.
Pad locking of MCCB’s handles in “OFF” Position.
2NO + 2NC potential free contacts, connectors, contactors with wiring etc are to be provided for BAS including space required for various
transducers in Main Switch Board sections. Only transducers shall be supplied by BAS contractor.
All MCB’s used for protection of resistive and lightly inductive load shall be type “B” characteristic and inductive (motor) load shall be of type “C” characteristic and discharge lamps and UPS etc. shall be of type D characteristic. All incoming and outgoing air circuit breakers shall be placed on middle portion of the vertical in single tier formation. All PTs / control transformer shall be provided with centre tap earth secondary.

Design, fabrication, assembling, supply, installation, testing and commissioning of Main LT panel, Main Distribution Panels, Sub Distribution panels and Final Distribution panels suitable for 415 V, 3 phase, 50 Hz, 4 wire power supply system.

Final distribution panels shall be fabricated out of 1.6 mm thick CRCA sheet steel and shall be wall mounted. All large panels shall be provided with lifting hooks. Distribution panels shall be fabricated in accordance with the specifications IS 61439 TYPE TESTED

EARTHING INSTALLATION (FOR HVAC SYSTEM)
This schedule of Quantities shall be read in conjuction with the technical specification, General & Special conditions as well as all tender drawings.All fixing accessories such as saddles, screws rawl plugs etc.Jointing by rivetting and brazing after rivetting in case of copper and welding / bolting in case of GI earthing.Cutting chases / holes and making good the same wherever required.Effecting adequate and proper interconnections.Use of copper thimbles.Earthing system shall comply to IS:3043-1987.All earthing pits shall be interconnected.All equipment motors, DB’s, panels to be connected on both ends (double earthing) with suitable strip / wires. Soil resistingly test shall be conducted of the area where earth pits are to be located.

GI nuts & bolts for connection to the equipment / interconnection to the other pits to form equi- potential bonding .The pH value of ground enhance material shall be 6.9 to 7.2 of 1000gm / lit @ 20 deg.c.The minimum 30 Kg of ground enhancement material shall provided for each electrode.
SECTION-04- HVAC-CHILLER PLANT MANAGER (IBMS)
GENERAL NOTES
All items of work under this Contract shall be executed strictly to fulfill the requirements laid down as per the specifications. Type of equipment, material specification, methods of installation and testing and type of control shall be in accordance with the specifications, approved shop drawings and the relevant Indian Standards, however capacity of each component and their quantities shall be such as to fulfill the above mentioned requirement. The rate for each item of work included in the Schedule of Quantities shall, unless expressly stated otherwise, include cost of : All materials, fixing materials, accessories, appliances tools, plants, equipment, transport, labour and incidentals required in preparation for and in the full and entire execution, testing, balancing, commissioning and completion of work called for in the item and as per Specifications and Drawings. Wastage on materials and labour. Loading, transporting, unloading, handling/double handling, hoisting to all levels, setting, fitting and fixing in position, protecting, disposal of debris and all other labour necessary in and for the full and entire execution and for the job in accordance with the contract documents, good practice and recognize principles. Liabilities, obligations and risks arising out of Conditions of Contract.All requirements of Specifications, whether such requirements are mentioned in the item or not. The Specifications and Drawings where available, are to be read as complimentary to and part of the Schedule of Quantities and any work called for in one shall be taken as required for all. In the event of conflict between Schedule of Quantities and other documents including the Specifications, the most stringent shall apply. The interpretation of the Architect / Engineer shall be final and binding. All equipments, quantities and technical data indicated in this Schedule are for the Contractor’s guidance only, these are based on the documents prepared by the Services Consultant. This schedule must be read in conjunction with other documents. The Contractor shall be paid for the actual quantity of work executed by him in accordance with the approved Shop Drawings at the contract rates. This Schedule shall be fully priced and the extensions and totals duly checked. The rates for all items shall be filled in INK including NIL items.
No alteration whatsoever is to be made to the text or quantities of this Schedule unless such alteration is authorised in writing by Services Consultant. Any such alterations, notes or additions shall, unless authorized in writing, be disregarded when tender documents are considered.
In the event of an error occurring in the amount of the Schedule, as a result of wrong extension of the unit rate and quantity, the unit rate quoted by the tenderer shall be regarded as firm and the extensions shall be amended on the basis of rates.
Any error in totaling in the amount column and in carrying forward total shall be corrected. Any error, in description or in quantity, omission of items from this Schedule shall not vitiate this Contract but shall be corrected and deemed to be variation required by the Services Consultant/Project Manager.
The Contractor shall procure and bring Materials/Equipment to the site only on the basis of drawings approved for construction and shop drawings and not on the basis of Schedule of Quantities which are approximate only. This also applies to the Contractor’s requisition for Owner supplied materials.
The unit rate for all local equipment or materials (not being procured against duty benefit) in Indian Rupees shall include cost of equipment and materials including all taxes and duties and also including forwarding, freight, insurance and transport into Contractor’s store at site, storage, installation, testing, balancing, commissioning and other works required.
The rates for item being procured against duty benefit shall be quoted under following heads.
