Comprehensive Annual Maintenance Contract (CAMC) for Chillers, Model No:PFS1701DBRY, 03 Nos. and Low side at AFS, Panagarh comprise of the following for a period of twelve months, installed at hangar repairing, servicing, overhauling of Chiller/Condenser/Cooling towers and motors & pumpsets of different capacity, detecting and reparing of leakage portion, charging of gas, replacement of compressor oil ect. complete in all respect to keep the installation upto mark for smooth operation as specified in Particular Specification and as directed by Engr-in-Charge, through (M/s Daikin/M/S Volta/M/S Blue Star/M/s SILVER OAK Technologis) or through their certified agencies subject to submission of MoU with the respective OEM stating that they will provide all the assistants to the agencies for the subject work as directed:- , CAMC Include for following Item(SI No. (i) to (vii) (i)Water Cooled Screw Chiller(Capacity-155 TR) Mode: PFS1701DBRY-03 Nos (ii)Cooling Tower-03 Nos (iii)Condenser Water Pump-03 Nos (iv)Chilled Water Pump -03 Nos (v )AHU Floor Mounted -10 Nos of capacity 14900 CFM, 15830 CFM, 22500 CFM, 12250 CFM, 9060CFM, 13060 CFM, 9000 CFM, 17940 CFM, 11120 CFM, & 8200 CFM and others 02 Nos of capacity 2600 CFM & 5100 CFM. Note For Srl Item No 1 : CAMC INCLUDES:- (i)4 Nos. quarterly Routine Maintenance Services (ii)24x7 Call logging at DAIPL toll free nos. (iii)All the spare parts (including consumable, Electrical & Mechanical) pertaining to chiller (shall be replaced or repaired on DAIPL discretion). (iv)Check oil level in the Oil separator. (v)Check liquid sight glasses to determine if there is a refrigerant shortage. (vi)Inspecting the unit for leaks with a soap solution. (vii)Inspect entire system for any unusual conditions such as noise, vibration, etc. (viii)Check the system operating pressure and temperatures to ensure proper operating conditions. (ix)Check Evaporator and condenser approach. (x)Check chilled water flow by checking pressure drop across the chiller. (xi)Inspect all safety controls and adjust if required. (xii)Inspect all operating control and sequence of operation. (xiii)Review daily operating log maintained by Customers operating personnel and instruct operating engineer as required. (xiv)Report to Customer in writing on any detected deficiencies of refrigerant and consumable like oil.oil filter, drier core, gasket and O ring , (xv)Yearly health report of the chiller and suggestions for improvement. (xvi)Yearly Oil Analysis. (xvii)Repairing of pumps. Coupling, Excluding of mechanical seal for pumps. (xviii)Checking of FCUs and HRU. (xix)Rewinding of motors ( Pump Motor and Cooling Tower Fan Motor), electrical components of panels ( Cable Socket, Fuse, Terminal Block, MCB, indication lamp, Contactor,) (xx)Motor Insulation Checks. (Yearly, if required) (xxi)Yearly adjustments of controls if required. (xxii)Software upgrade ( if available for Chiller Model ) (xxiii)Telephonic support from Daikin Engineers during late hours or holidays

(xxiv)No of breakdown calls Unlimited in a year including 4 nos routine maintenance (xxv)Refrigerant, Oil, Oil filter, Drier core, drier filter (xxvi)Cooling tower’s Sump cleaning, quarterly basis (xxvii)If require extra man power will be provided for preventive maintenance. (xxviii)Any addition or alteration is required, should be noticed to us in time. (xxix)All Visits, maintenance and repair work (excluding compressor repairing work and problems occurred due to tubes leakage) in the mentioned chiller model covered by this agreement will be scheduled by DAIPL & Customer by mutual agreement and performed during regular working hours, five (5) days per week, holidays and weekends excepted Minor Problem: (xxx)(All electrical/Mechanical problem with control panel and operation problem shall be resolved within 24 hours. (xxxi)For the above problems requiring spares to resolve shall be resolved within 48-72 hours Major Problem: (xxxii)Any rectification requiring opening of compressor or heat exchanger because of problem in compressor itself or in heat exchanger occurred due to leakage in heat exchanger tubes i.e maximum 07-10 days in case of tube leakage/compressor failure

(xxxvii)All the strainer will be cleaned once in a month. (xxxviii)All air filters will be cleaned once in a month. (xxxix)All the cooling coils will be cleaned quarterly by water. Sufficient water should have to provide nearer to the AHUs & FCUs. Water drain out system should have to provide to all AHUs & FCUs. (xxxx)Cooling tower sump will be cleaned quarterly basis. (xxxxi)Preventive maintenance of electrical panels, AHU, Pumps will be done quarterly basis. (xxxxii)Extra man power will be provided for preventive maintenance if required. (xxxxiii) De-Scaling of the unit once in a year. Note: One technical personal will present (in working day and working Hours) for technical assistance at site.

Material and labour , and submiting Health report of Building Management System with Seimens Software & connected hardware (through M/S SIEMENS or through their certified agencies. Updating of BMS Software and hardware system (All sensors,Motorised valves, and all other hardware system connected to HVAC system compatible with BMS system will be operated in prime sum cost)

Supply & fixing in replacement of box type Filter as required at site of size (610x610x305mm), (610x305x305mm), (560x560x305mm) and (457x610x305) and having efficiency 90% and filtered up to 3 micron and fixing the same in existing AHUs including minor repairs to chamber box as required at site including replacement of old box filter for AHU's complete all as specified and directed. Make : AAF/ Purolator/ Thermadyne/Global or equivalent make as approved by the GE.

Supply & fixing in replacement of Pre type Filter as required at site of size (610x610x50mm),(610x305x50mm), and (720x400x50mm) having efficiency 90% and filtered up to 10 micron and fixing the same in existing AHUs including minor repairs to chamber box as required at site including replacement of old box filter for AHU's complete all as specified and directed. Make : AAF/ Purolator/ Thermadyne/Global or equivalent make as approved by the GE.

Supply and fix in replacement Ducting, Insulation with 19mm thick Class ‘O’ fire rated Insulation of existing size fixed at any height of Ware house, aerial port, and other rooms etc Taking down carefully defective insulation over duct, preparing smooth surface for applying adhesive. complete all as specified and directed. Make : Accoflex/Armacell/K Flex or equivalent make as approved by the GE.

Material and labour for scraping of old paint, cleaning & preparation of external surface & painting complete installation of 3 X 155TR chiller plant including compressor, motor, piping of all sizes, Weather coat paint of cooling tower pillar and structure -03 No, with two coats of synthetic enamel paint over a coat of primer as per direction on colour code as given including writing SM & MES numbers complete all as per specified & as directed by Engineer-in-Charge .

Supply and errect factory fabricated rectangular/square duct made out of 24 gauge GI sheet in hollow profile including all accessories such as corner, carriage bolt hangers, gasket and seal the longitudinal joints with and including approved sealant complete all as specified and directed by Engineer-in-Charge.

Material and labour For Rectification of AHU Door, Structure of box filter and pre filter and any rectification related to body of AHU unit. Complete all as specified aand as directed.

Supply only water pressure gauges water meter up to pressure 7Kg. / square centimeter complete with necessary accessories all as specified & directed by Engineer-in-Charge. Make: Febig/ H Guru

Supply only Suction pressure transducer for chiller plant of 155 TR of existing model suitable of chiller plant. Complete all as specified and as directed.

Prime Cost Sum. The prime cost is to be used as directed by the Accepting Officer vide condition 1(v) and 5 of IAFW-2249 of General Condition of Contract forming part of the tender documents. (a) Provide a prime cost of Rs 300000.00 for supply of spare parts of various plants/units as mentioned under BOQ srl No 1 here-in-above after dismantling and ordered convening BOO by the Accepting Officer. The materials shall procured directly from the OEM aurhorised dealer or as directed by Engr-in-Charge. The contractor shall have to submit GST enabled original printed bill for claiming payment. (b) Contractor quoted rate shall be included for overhead and profit and all taxes and insert amount to cover all. However, quoted amount shall not exceed 15% (Fifteen Percentage) of estimated amount. In case, the contractor quoted amount is in excess of 15% of the estimated amount, the same shall be restricted to 15% and the amount quoted shall be corrected accordingly to work out the contract sum.
