Chilled water tank, HDPE, of capacity 1000 litre, tank shall be insulated with fiber glass wool of density 24 kg/cu.m and thickness 50mm and covered with chicken wire mesh and covered with sand cement plaster complete, with and including provision of suitable size float valve, over flow and drain pipe arranegement, inlet and outlet GI pipe 25mm dia medium grade with valves from tank to tapping point and including provision of painting to the external surface, complete all as specified and directed. (01 for Explosive and 01 for Non-Explosive AC plant). NOTE:- Provision of new foundation in PCC 1:3:6 type C1 (using 20mm graded stone aggregate) including making good disturbed surfaces to match with the existing shall deemed to be included in the quoted rate.

SCHEDULE 'A' PART - II Manning and operation of AC plants installed under Schedule 'A' Part - I here-in-before, for a period of 60 months after satisfactory completion of phase - I test, in respect of central AC plant 3 x 75TR capacity air cooled chiller plant and 3 x 89TR capacity air cooled chiller plant, round the clock in three shifts of 08 hours each shift (i.e., 0600 hours to 1400 hours - first shift, 1400 hours to 2200 hours - second shift and 2200 hours to 0600 hours - third shift, on all days including Sunday and Gazetted holidays, by employing one qualified tradesman in each shift for each plant, complete all as specified and directed.

NO. 71.00, 71.01 to 71.05 here-in-before) (i) Manning and operation of central AC plant shall be carried out round the clock in three shifts for 24 hours (each shift of 08 hours duration) through ITI qualified tradesmen i.e., Refrigeration Mechanic for each plant. Thus contractor shall employ total 6 Nos qualified tradesmen per day for this purpose. (ii) Maintenance of log sheet and all maintenance record shall be the responsibility of contractor and no stationary shall be provided by department. Format of log sheet and maintenance records etc., shall be as decided by GE. (iii) The contractor shall ensure neat and cleanliness of all equipments installed in the premises and surrounding of AC plant room, cooling tower, water tanks, ducting, AHU rooms etc. (iv) The work covered under this Schedule shall be ordered on the contractor by the GE through a separte work order at the quoted rates, after the installations are completely taken over by the department. (v) The contractor shall keep personnel on installation with such qualification who can operate central AC plant as well as to carryout preventive / routine maintenance.

Comprehensive maintenance comprising of routine, preventive and breakdown maintenance of AC plant installed under Schedule 'A' Part - I (Sl. item No. 1.00 & 2.00 of BOQ here-in-before), for a period of 36 months after satisfactory completion of defects liability period, on all days including Sunday and Gazetted holidays, complete all as specified and directed.

For FIRST YEAR from the date of expiry of defects liability period, complete all as specified and directed.

For SECOND YEAR from the date of expiry of defects liability period, complete all as specified and directed.

For THIRD YEAR from the date of expiry of defects liability period, complete all as specified and directed.

SL. NO. 72.00 CONTD... NOTE:- (FOR SL. NO. 72.00, 72.01 to 72.03 here-in-before) (i) Separate skilled man power shall be employed against comprehensive maintenance. (ii) The contractor shall submit a maintenance schedule for the entire period of 03 (Three) years as per original manufacturer for ACs, AHUs, pumps etc., for all type of maintenance. (iii) During this period, the contractor shall be liable to maintain the complete maintenance towards routine servicing once in every quarter and labour for attending any number of breakdown calls during the contract period and fault rectification on-site as well as off-site and refrigerant gas charging as and when required. (iv) On receipt of a break down intimation, a qualified and competent team shall be deputed immediately on the same day and fault would be rectified immediately on priority basis and within 24 hrs so as to ensure that Air Conditioners are functioning satisfactorily. If failed, ₹1,000.00 per day shall be deducted from the payment due to contractor, as penalty. (v) The contractor shall arrange at his own expense all necessary tools, equipments and required parts which are required for proper execution of the work. (vi) The work of Comprehensive Maintenance shall be carried out by the original authorised service dealer only and a copy of certifcate for authorised dealership from maufacturers shall be submitted alongwith experience.

The replacement of any parts (major / minor) shall be covered under above quoted rates which includes compressors, fans, motors, relays, capacitors, PCBs, outdoor units, indoor units, filters, battery for remotes, central controller units with LED display monitors, rewinding of AHU blower motors, blades, fan belts, AHU filters, all connected electrical, refrigerant pipelines including supply and filling of R134A / R 407C gas, leak test with supply of nitrogen gas, vaccum, topping up of compressor oil or any other minor/major spares to be replace etc. No payment what-so-ever shall be made by the department as extra. (viii) The contractor should carry out preventive maintenance once in every quarter. During maintenance the technicians should analyse the performance of complete AC's outdoor and indoor units through computer system and performance report should be kept ready as and when asked by the department. If found any fault, it should be addressed and rectify at the same time. (ix) Half yealy, the complete outdoor units to be washed with water with chemicals/solutions, if required the indoor units are also to be cleaned with water. (x) Maintenance / breakdown reports shall be resubmitted during each visit immidieatly after rectification of job. Note:- Supply of all consumables incuding rerigerant gas during comprehensive maintenance shall be iclusive in the quoted rate.
