85897 PREVENTIVE MAINTENANCE AND SERVICING TO CENTRAL AIR CONDITIONING PLANT AND OTHER CONNECTED AREA OF AGE E/M-II UNDER GE SOUTH PUNE

Comprehensive maintenance, preventive/ periodical, routine and corrective (break down), maintenance, servicing, cleaning, inspection and testing of VRF Type AC Plant and Treated Fresh Air Unit at new CMDC including repair/ replacement of defective components/ parts/ fittings/ sensors /control & power wiring, gas charging and leakage detection including pressure testing of VRF/TFA copper pipes including replacement of defective copper pipes as and when required of indoor and outdoor unit of VRFTFA System through OEM- Daikin or their authorised dealer, comprising of following equipment of following capacity all as specified and directed. (i) VRF type AC Plant of capacity 18 HP (Make - Daikin, Model No -RXQ18ARY6) - 04 Nos (ii) VRF type AC Plant of capacity 14 HP (Make - Daikin, Model No-RXQ14ARY6) - 02 Nos (iii) Treated Fresh Air Unit 4 TR (Make - Daikin, Model - RGF48CRY16) - 4 Nos

Note No-1 :- (a) Dismantling of out door unit covers of VRF/TFA unit of any capacity completely by disconnecting/ covering all electrical/ electronic boards and wiring and servicing condensor coils completely and servicing by using approved chemicals by OEM and replace all defective /unserviceable parts of units through OEM M/S Daikin or their authorised dealer, re-assembling setting all parameters by using softwares by an OEM Engineer. (b) Dismantling of any types of indoor unit covers of VRF/TFA unit of any capacity completely by disconnecting/covering all electronics boards and wiring and servicing cooling coils, expansion valves, indoor drainage pumps, drainage lines completely and servicing by using approved chemicals and replace all defective/unserviceable parts of units through OEM by using tray jackets including cleaning the surface after servicing testing all as directed by Engineer-in-Charge. (i) Contractor should prepare breakdown servicing report card & kept on record duly signed by Engineer-in-Charge. (ii) All types of spare spare parts if defective / unserviceable of indoor and outdoor units are included in Comprehensive maintenance and replaced by contractor through OEM (Cost of the same is included in quoted rate & no extra cost admissible in this regard):-

(iii) Out door units (Make: Daikin) of capacity mentioned below:- Total number of outdoor unit - 06 Nos and total capacity of outdoor units - 18 HP and 14 HP. TFA Unit 4 TR - 04 Nos (iv) Indoor units (Make: Daikin) of capacity upto 3 TR- 16 Nos, 2 TR - 28 Nos, 1.5 TR - 02 Nos, AHU 800 C (v) Cost of refrigerant gas, pressure switch, pressure sensor, operation switch, thermostat, fuse, thermistor, fusible plug, expansion valve, pressure relief valve, stop valve, adjust valve, economizer assembley, compressor, fan motor, magnetic switch, overcurrent relay auxiliary switch, hour meter, solenoid valve oil heater current sensor, main PCB, noise PCB and compressor oil will be included in quoted rate. (vi) The rate for replacement of damage communication cable will also included in quotated rate. (vii) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms.FM - 04 Nos. The cost of spares and labour for any minor or major repairs of VRF type Air Conditiong plants/ TFA Unit and connected Casset type Unit or split type unit or upto 3 TR as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above

2) Scope of Comprehensive Maintenance is as follows :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) All periodical and preventive maintenance shall be carried out through OEM (Daikin) or OEM authorised personnel or their authorised dealer (d) Attend all break down as and when required. (e) The cost of spares parts for repairs of oudoor/indoor units as and when required for smooth reliable operation with high efficiency (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above.

(f) The Contractor has to attend the unscheduled service calls as and when required for locating the faults and rectify the same within 04 hours. In case of any fault in the machineries due to which the plant is put off more than 04 hours the following penalties shall be recovered from the contractor : (i) Rs. 5000/- Per hours will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 04 hours from lodging of complaint telephonically or verbaly. (ii) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge. (h) The service Engineer from M/S Daikin (OEM) will visit the TFA unit/VRF AC plant every two month in contract period for inspection and servicing of all indoor/oudoor units and will submit inspection and servicing report to the Engineer-in-charge (g) Necessary repair action of urgent nature should be taken immideately whether it is working hours or holidays if/as required and no additional charges will be payable. (h) Before completion, one leakage test to be done by contractor in the presence of Engineer of OEM and certificate submitted to Engr-in-charge. (j) During comprehensive maintenance period if any indoor VRF/TFA unit and any outdoor VRF/TFA unit any type/any model/capacity unserviceable then contractor should replace the same with new one without extra cost.

(iii) Contractor has to maintain all the equipments by regular preventive maintenance for troublefree operation by deputing suitable manpower on demand at one hour notice otherwise Compensation will be recovered @ Rs. 10000 per day from the FB/RAR of the contractor for non-functioning of HVAC system with no payment for comprehensive maintenance and operation on pro-rata basis for the day. (iv) The agency has to do balancing and motor alignment as and when required and nothing extra shall be paid on this account. (v) The firm shall maintain history cards of each equipment maintained under their control. There shall be checklist for preventive & comprehensive maintenance schedule including de-scaling servicing, general cleanliness & checking etc. which will be carried out monthly. (vi) Contractor will depute 1xAC technician with minimum five years experience in repairing 500 TR capacity chiller plants, 1x Electrician with minimum five years experience in repairing of VFD, ACB, LT panel and MCC Panels and 2x Helpers with working knowledge in Ref &AC and Electric Supply for repair works.

Disconnecting electrically and mechanically defective/burnt squirrel cage induction motor, shifting to civil workshop, opening for inspection, removing of unserviceable ball bearings, gaskets etc, cutting of old burnt winding, cleaning of slots, fixing of insulated material, winding with new super enemelled copper winding wire of suitable gauge, varnishing, re-assembling, transporting to site, re-fixing at existing location, connecting mechanically, electrical connections, testing to entire satisfaction of Engineer-in-charge all as directed at site for capacity 1 HP to 2 HP. (Note: - (i) Shifting of Motor and transportation cost shall included in quoted rates. (ii) Cost of spares will be measured and paid seperately under relevant items.)

M&L for complete robotic cleaning of ducts by using HEPA filtered vaccum unit to create negative pressure in the duct system from AHU to Plenum and return duct to AHU room, by placing the same outside the occupied space by using variety of tools to agitate and loosen the dust, which shall be then drawn into the vaccum unit and contained therein. the cleaning should be done by using robotic tool ,monitored & operated remotely video camera for cleaning the hard to reach areas, which are out of reach for most duct cleaning equipments. Access cutting can be made, if required and shall later be refitted with screw and sealant. All floors and furnishing where the work will be carried on shall be covered and complete care shall be taken to avoid minimum amount of cross- contamination. upon completition of work the system shall be sanitized by fogging the ducts to ensure all mold and bacteria spores and foul smell is eradicated the entire process shall be caried out with Air compressor with bib, pneumatic air whips and power jobs, Rotary brush Drum vaccum wit pipe.
