PART - I : (a) B/R Works Dismantling wall and ceiling boards or insulation boards, any thickness, any description, including cover fillets, complete all as specified and directed by Engr-in-Charge.

Supply and Fix PVC sheets, of 2mm thick laminated plain coloured, laid with approved rubber based adhesive in floors, complete all as specified and directed by Engr-in-Charge.

Supply and Fix false ceiling with Armstrong XL 24mm grid system of grid size 600x600mm with 12 mm thick ceiling board of RH-90. including frame work made using aluminium T section of size (25mm x 25 mm, 19 gauge or 1mm thick) in square pattern of grid size of 600 x 600 mm. The aluminium frame work is supported from the ceiling with the help of GI wire/6 mm dia GI (upto 1200 mm length) adjusting and maintain for proper level to roof slabs by means of ceiling cleats made out of GE flat 40x3 mm size 60mm long and expansion hold fasteners 12.5mm dia 40mm long complete etc. The aluminium frame work is supported on side wall with the use of aluminium 25 mm x 25 mm angles complete as per direction of Engr-in-charge, Manufacturer's specification & drawing.

Taking down ceiling boards (fibre, plub, insulation boards, blankets any thickness and refixing in ceiling, flat or sloping as per existing pattern with timber, mild steel or aluminium framed work grid and making to good existing frame without disturbing the other false ceiling complete all as directed by Engr-in-Charge. (Note:- Item rate shall be include any height of Bldgs for scaffolding as all arrangement.)

Material and Labour for applying two coats of oil bound distemper over a coat of chalk whitening on asbestos cement board false ceiling , complete all as specified and directed by Engr-in-Charge. (Note:- Item rate shall be include any height of Bldgs for scaffolding as all arrangement.)

Taking down cement plaster on brick walls or stone walls etc including raking out joint, hacking for key, scrubbing down with water etc including removing debris directed for a distance max upto 500m, complete all as specified and directed by Engr-in-Charge.

Material and Labour for ready mix plaster rendering 10 mm thick in CM 1:4 on fair faces of brick/concrete surfaces , finished even and smooth without smoothing extra cement, complete all as specified and directed by Engr-in-Charge. (Note:- Item rate shall be include any height of Bldgs for scaffolding as all arrangement.) (WPC shall be paid and measured separately)

Material and Labour for ready mix plaster rendering 15 mm thick of brick work or concrete surfaces in CM 1:4 (Water proofing compound paid separately) finished even and fair surfaces without using extra cement, complete all as specified and directed by Engr-in-Charge. (Note:- Item rate shall be include any height of Bldgs for scaffolding as all arrangement.) (WPC shall be paid and measured separately)

Material and Labour using ready mix plaster rendering 5 mm thick CM 1:3 on ceiling or concrete surfaces, finished even and smooth without using extra cement, complete all as specified and directed by Engr-in-Charge. (Note:- Item rate shall be include any height of Bldgs for scaffolding as all arrangement.)

Material and Labour three coats of white wash on newly plastered surfaces of ceilings including preparation of surface, complete all as specified and directed by Engr-in-Charge.

Material and Labour for newly plastered surface and prepare the smooth surface with sand paper and applying two coats of royal acrylic distemper on walls or ceiling complete all as specified and as directed by Engineer-in-Charge

Material and Labour applying 2mm thick exterior grade wall care putty on wall all as specified and directed by Engineer-in-Charge

Material and Labour for preparation of new or previously untreated plastered surfaces of walls and applying two coats of acrylic antifungal paint exterior grade paint plaint or camouflage pattern over one coat of primer , complete all as specified and directed by Engr-in-Charge.

Supply only liquid water proofing compound mix cement concrete/ cement plaster as per manufacture instruction, complete all as specified and directed by Engr-in-Charge.

Taking down chowkhat or frame with shutter (without taking off shutter from the frame) not exceeding 1.5 Square Metre each , removing from the site including cutting holes required for taking out existing hold fast etc, complete all as specified and directed by Engr-in-Charge.

Supply and Fix Factory made single extruded WPC (Wood Polymer Composite) solid door/ window/ Ceosetory windows & other Frames/ Chowkhat of size 50x 100 mm comprising of virgin PVC polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/ wheat husk) and non toxic additives (maximum toxicity index of 12 for 100 gms) fabricated with miter joints after applying PVC solvent cement and screwed with full body threaded star headed SS screws having minimum frame density of 750 kg/ cum, screw withdrawal strength of 2200 N (Face) & 1100 N (Edge), minimum compressive strength of 58 N/mm2, modules of elasticity 900 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/ moisture proof and fire retardant and fixed in position with MS hold fast/ lugs/SS dash fasteners of required dia and length complete as per direction of Engineer-in-Charge. Dismantling of floor, hearth or wall tiling including cement mortar bedding ( but not backing), removing serviceable tiles to store and rubbish off the premises and removal to any distance, complete all as specified and directed by Engr-in-Charge.

Material and Labour for non skid ceramic coloured tile 7 to 8mm thick (square/rectangular area of each tiles exceeding 0.11 Square but not exceeding 0.18 Sqm in floor over 15mm thick screed bed in cement mortar 1:6, set and jointed in neat cement slurry and pointed in coloured cement to match the tile , complete all as specified and directed by Engr-in-Charge.

Material and Labour for Vitrified ceramic coloured double charge dark shade tiles 7-8 mm thick (Square/ Rectangular) polished area of each tile not exceeding 0.36 Sqm in floors set and jointed in neat cement slurry and pointed in white or coloured cement to match including screed bed or bedding layer 10 mm thick in CM 1:4 for laying floor finishes complete all as specified and directed by Engineer-in-Charge

Complete Servicing of AHUs installed in Zone-VIII AC plants, removing of air filters and refixing after cleaning with air blower and water with suitable cleaning agent , cleaning of cooling coil with wire brush, air blower and water spraying pump with gun and mixing the chemical sittable for removing of scales on aluminium fins and straighten the fins of cooling coil by using suitable brush for capacity upto 10000 CFM as directed by Engr-in-Charge.

Complete Servicing of AHUs installed in Zone-VIII AC plants, removing of air filters and refixing after cleaning with air blower and water with suitable cleaning agent , cleaning of cooling coil with wire brush, air blower and water spraying pump with gun and mixing the chemical sittable for removing of scales on aluminium fins and straighten the fins of cooling coil by using suitable brush for capacity 10000 CFM to 20000CFM as directed by Engr-in-Charge.

Material and Labour for repairs to condenser of AC plant by blocking the damaged/corroded tubes with the following instructions :- (i) Disconnecting the side covers of the condenser from their existing positions. (ii) Leakage testing of the condenser using pressurised nitrogen gas and finding the leaked tubes. (iii) Blocking the damaged/leaked tubes by brass plugs. (iv) Re-fixing the side covers of the condenser and the condenser valves from their existing positions with new nuts, bolts, rubber gasket and washers etc and painting the surface with approved shade of synthetic enamel paints for following capacities of condenser :-

(a) up to 35 TR Capacity

(iv) Before opening/ dismantling of unserviceable compressor the refrigerant to be taken in empty cylinder as directed by Engr-in Charge.

Dismantling and taking down defective parts of chiller/condenser pump set of capacity 7.5 to 10HP, replacement of defective parts like-bearing, bushes, impeller and shaft including lathe work and reassembling complete set including connecting and testing in presence of MES rep with entire satisfaction of Engr-in-Charge. Notes:- (i) bearing, bushes and impeller and shaft shall be measured and paid separately. Dismantling/Taking down old unserviceable FRP body structure of cooling tower carefully and cleaning the sump with chemical and supply and fixing of new FRP sheets as per size existing at site including all fixing material such as m seal other water resistance adhesive and making the cooling tower structure leak proof, complete all as specified and directed by Engr-in-Charge.

Taking down old unserviceable insulation over the chiller pipe line, cleaning water pipe surface with steel brush removing dirt/dust, Material and labour for chilled pipe line insulation by applying a coat of zinc chromate primer & applying two coats of cold setting adhesive compound (CRPX) on pipes for sticking the insulation bonded mineral wool of density 144 Kg/cum, 50mm thickness tightly pressed on the pipe upto 250mm dia seal all the joint with adhesive compound warp the insulation surface by using one layer of polythene sheet 50mm wide PVC tape covering the entire surface with chicken mesh , of density 144 Kg/Cum and cover 26 gauge aluminium GI cladding of approved colour & cover with Glasswool complete all as specified and directed by Engr-in-Charge.

Supply and fix in repairs protection caps made out of GI Sheet of thickness 1.6 mm with three GI strip supports of size 25x3mm for fixing with the Cooling Tower including GI nuts & bolts for fixing, complete all as specified and directed by Engr-in-Charge.

Material and Labour for earthing complete with copper earth plate electrode of 60 cm x 60 cm x 3.15 mm size, buried directly in ground (earth pit not less than 2.25 m deep below ground level) with top edge of the plate not less than 1.5 m below normal ground level, connected to copper strip of size 20 mm x 3 mm as earth lead, by means of bolts, buts, check nuts and washers of galvanised iron or steel, galvanized iron pipe of 40 mm diameter, connected to earthing test point, all as shown in electrical plate No. 5 connected to earthing test point all as specified or indicated including testing on completion and including excavation, earthwork, PCC earth pit of dimensions 550 mm x 550 mm (outer) and 300 mm x 300 mm (inner) and 250 mm deep, with a 10 mm thick CI cover, hinged to CI frame on ground level, GI watering pipe, funnel, etc. complete as specified and directed by the Engr-in-Charge. (ii) The earth resistance value should not be more than 2 Ohm. (iii) Earth test report shall be submitted by contractor. If the earth resistance value is more than 2 Ohm new earthing will be done by contractor as replacement and no payment shall be mate for it. (iv) The earth chamber to be constructed 0.5m from edge of earth pit with necessary watering arrangement. The cost for the same is deemed to be included in above item

Material and Labour for earth continuity conductor or main earthing lead fixed to wall on batten or recess or chases or buried in ground or drawn in conduit/pipe or fixed to poles or any other indicated situation for loop earthing etc. as required for 20 x 3 mm copper strip complete as specified and directed by the Engr-in-Charge.

Supply and fixing of canvas housing suitable for existing connection AHU damper to Supply air Duct, complete all as specified and directed by Engr-in-Charge.

Supplying and laying synthetic Rubber insulated mats 2 mm thick for voltage upto 3.3 KV for electrical purpose as per IS 15652-2006, (superseding IS 5424) suitable for electrical shock safety of sizes 2m x 1m, complete all as specified and directed by Engr-in-Charge.

Supplying and fixing in repairs of fire dampers in supply air duct/ main branch and return air path as and where required of required sizes i/c control wiring, the damper shall be motorized and spring return so as to close the damper in the event of power failure automatically and open the same in case of power being restored. The spring return action shall be inbuilt mechanism and not externally mounted. The damper shall also be closed in the event of fire signal as required, complete all as specified and directed by Engr-in-Charge.

Material and labour for laying, jointing, connecting and testing in repairs sensor cable 3 core 2.5 sqmm PVC insulated and sheathed with bare annealed copper conductor as per IS 694:1990 for connecting RH+T sensor to RH+T indicators complete all as specified and as directed by Engr-in-charge.

Supply and Fix of Drift eliminator of cooling tower having capacity of 20TR to 85TR as per existing at site complete all as specified and directed.

Supply and Fix of Drift eliminator of cooling tower having capacity of 85TR and above as per existing at site complete all as specified and directed.

MAKE UP TANK : Supply and fix for PVC two mounting layered, closed lid cylindrical shapes ISI marked water tank of 5000 litres capacity mounted on suitable stage PCC 1:2:4 complete all as specified and as directed by Engr-in-charge. Note :- In case some parts required extensive repair and replacement , the same shall be done by contractor. Rates deemed to be included quoted rate.

MAKE UP TANK : Supply and fix for PVC two mounting layered, closed lid cylindrical shapes ISI marked water tank of 10000 litres capacity mounted on suitable stage PCC 1:2:4 complete all as specified and as directed by Engr-in-charge. Note :- In case some parts required extensive repair and replacement , the same shall be done by contractor. Rates deemed to be included quoted rate.

PART - II : (a) Manning & Operation Out sourcing of services for Manning and operation of central AC plants by one skilled ref mech operator in each shift of 08 hrs i.e Two (02) in a day for shifts i.e. 0600 Hrs to 1400 Hrs, 1400 Hrs to 2200 Hrs, including Sunday & Holiday. The documentation of plant to be done by Ref Mech including maintaining Log Book. Routine maintenance including upkeep and cleanliness of other equipment like pump/motors, Cooling tower, AHU and surrounding area will be done by Ref Mech. The following AC plant equipments, accessories and control panel will be maintained as specified and as directed by Engr-in-charge. (a) Chilled water type central AC plant make Voltas of capacity 24 TR (01 working + 01 stand by) installed at MLSC MRF P-15 for maintaining Temp 23°C + 2°C and humidity 65 + 5% (b) Chilled water type central AC plant make Blue star of capacity 52 TR (02 working + 01 stand by) installed at Akbar 1 A for maintaining Temp 23°C + 2°C and humidity 60 + 5%

General notes for Item No 221 (a) Rate quoted by tenderer for the above items shall be deemed to be included for the expenditure of keeping general cleanliness of the area of the installations complete including cutting of grass shrubs & vegetations around the installations. (b) Protective clothing as per IS and safety instructions & tools required as applicable shall be provided by the contractor and shall be continuously in use of the operator on duty. No extra payment will be made to contractor for the same. (c) Printed log sheet shall be provided and maintained by the contractor properly as per the format approved by Eng-in-Charge duly signed by all concerned and no extra cost shall be admissible for this account. Log book shall be deposited with concerned JE every months and no payment will be made in absence of the same. (d) ITI qualified in Air Conditioning & Refrigeration or having minimum 5 years experience in operation and maintenance of Air Conditioning & Refrigeration plant shall be deployed by the contractor. Contractor shall arrange his man power in such a way that each employee should not be assigned more than one shift of 8 hours in a single day and weekly one day off is given to each employee for which separate manpower arrangement to be done by the contractor without any extra cost to the dept. (e) Any breakdown of AC Plant shall be reported immediately to JE E/M / Engr-in- Charge. (f) Life insurance of employed person shall be carried out by the contractor at his own cost from any insurance company approved by IRDA.

(g) Contractor will provide the uniform as recommended by Engr -in-Charge. The safety of equipment necessary T & P shall be maintained at all the installations. The contractor shall be fully responsible for safety of staff employed. Department will not be held responsible for any eventuality occurred to staff employed. The contractor will be responsible / liable to pay all type of compensation etc to employed staff in accordance with prevailing labour laws in country/ staff. (h) The tradesmen shall be well conversant with preventive measures (First Aid) in case of electrical accidents and fire fighting systems. (j) Carrying out operation of equipments, as a part of day to day operation and in accordance with relevant PM checklists and as per schedules that will be prepared upon activation of contract. The salient features in these checklists are as follows :- (i) Starting and stopping of the equipment as per requirement of the user. (ii) Checking the water level in the cooling tower (applicable for water cooled units) (iii) Recording the equipment operational parameter including pump pressure and motor amps in the log sheet. (iv) Checking the central AC or Refrigeration system and equipment such as compressors, motors, pumps, cooling towers and their electrical controls on the respective equipment. (v) Checking the refrigeration system for any leaks. (vi) Checking the electrical and refrigeration control system for operation and adjustments of set values as necessary. (k) Penalty of absence of any Ref Mech shall be Rs 2500/- per shift per day. (l) Tmp measurer shall be provided by contractor in respective installation in proper working condition. Rates quoted deemed to include the same.

Notes:- The quoted rate for above plants described at item No 221 here-in-before shall be deemed to be included the following:- (i) The operator shall be ITI holder with sufficient experience (not less than 05 years). The operator should be capable to rectify both mechanical as well as electrical defects for smooth functioning of AC plants. It is responsibility of contractor to provide a reliever to the operator. So that the operator is available all time. (ii) Man power list with aadhar linked bank account number, qualification certificate will be submitted prior to commencement of work for necessary sanction from GE. (iii) The contractor/ service providing agency shall be wholly and exclusively responsible for payment of wages of persons engaged by it in compliance with all the statutory obligations under all related legislations as applicable to it from time to time including Minimum Wages Act, ESI Act, EPF Act and the Department MES shall not incur any liability for any expenditure whatsoever on the persons employed by the contractor/ agency on account of any obligation. The contractor/ service providing agency will be required to provide particulars of group Insurance of employees engaged by him to the GE before processing of RAR payment. (iv) The contractor/ service providing agency will be required to provide two set of uniform to all operators with name and firm tag. (v) To carry out routine periodical checkups as directed by GE & Engr-in-Charge. (vi) Maintaining all the accessories such as electric panel, Interlocking wiring cables, pumps etc and all assemblies such as chillers etc and sub assemblies such as AHU, tower etc functional in any situation round the clock for the period including holidays etc. (vii) Maintaining the surrounding area of central AC plant building, cooling tower, etc neat & clean at all time. No wild vegetation to be seen with in the surrounding of building upto 5 metres all around (viii) Tools and plants such as spanners, wrench, screw driver, pliers, puller (Mechanically hydraulic) and alike items required for operation, sufficient running of the parts shall be arranged & are kept permanently with the staff (contractor's staff). However any major items which are required, as part of the installation shall arranged by the department.
