COMPREHENSIVE MAINTENANCE OF 48 HP VRF AIR CONDITIONING PLANT

Comprehensive maintenance ( once in a month ) of 48 HP VRF air conditioning system comprises of 3 Nos x 16 HP outdoor VRF unit and ceiling mounted indoor units 04 Nos x 8 TR, 01 No. x 6 TR and 02 No. x 4.5 TR including servicing/ cleaning of indoor/outdoor units,(ceiling suspended in any height) cleaning of Air filter and air outlet grills with a soft dry cloth, replacement of PVC drain pipe, checking and cleaning of inlet and outlet air tubing of indoor units of air conditioers, cleaning of condensing and cooling coils , (use a vacuum cleaner to remove dust from the air inlet), oiling to fan motor, cleaning of compressor etc, checking / replacement of air pipe thermal insulation, checking/dressing up of electrical wirings/ circuits etc wherever necessary to keep the air conditioner in good working condition all as specified and directed by the Engr-in-charge. Note: - (1) Minor spare parts such as grease, oil, cleaning materials, pipe insulation, nut, bolts, washers, etc required for repair/replacement shall deemed to be included in quoted rates and nothing shall be paid on this account. Note: - (2) All T&P required for maintenance at height upto 7 metre shall be provided by contractor and nothing shall be paid on this account. This item rate covers attending to any number of breakdown call and labour charge is included for fixing any spare for smooth funing of the plant. (3) Checking, cleaning, and adjusting of branch slector unit complete. (4) Checking, cleaning, and adjusting of control device system including local control system and central control system for cooling/heating operation of VRF AC Plant. (5)Checking, of mounting anti vibration base of outdoor unit. (6) Checking, and adjusting of air direction adjuster of outdoor unit. (7) Checking, cleaning aluminium extruded square diffuser and sitout damper.(8) Checking of refregerant control valve, PCB any type, pressor sensors, soloniod valves for its serviceability and replace the wornout/unserviceable items (9) The spares which is not specified/in schedule of items is deemed to be included in quated rate (10) Attend the emergency brake down except routine visit charges included in quated rate (11) The service report of OEM/Rep of OEM submitted to Engineer - In - Charge all as directed

Supply refrigerant gas R-410a/139a including testing and charging complete all as specified and directed. ( Labour charges included under Item No. 1)

Material and labour for pressure leak testing of unit with fill the liquid nitrogen gas and necessary pressure booster pump up to desire pressure level for 24 hrs and system leak indentification and arresting the same with replacement of refergerant flow pipes/other spares etc in any situation and height of flow pipe all as directed.

Supply only QD bushing P94/2102-5CIM including taking down old bush all as directed ( Labour charges included under Item No. 1)

Supply only pully assembly 12.1/2INV-1BP95-2066-22 including taking down unserviceable pully all as directed ( Labour charges included under Item No. 1)

Supply only pully assembly 6.3/4INV-1BP95-2066-18 including taking down unserviceable pully all as directed ( Labour charges included under Item No. 1)
