SCHEDULE 'A' PHASE-I (MAIN WORK)
Disconnecting and taking down carefully existing old BER existing chiller Plant - 3 Nos x Recip. of any capacity / any make from the existing location, removal, shifting and depositing the same in MES Store Yard as specified and as directed by Engr-in-Charge.
Disconnecting and taking down existing old BER old plant room condenser pumps 2 Nos & chilled water pump 2 nos along with old pipes, valves etc. of any type / any capacity / any make from the existing location, removal, shifting and depositing the same in MES Store Yard as specified and as directed by Engr-in-Charge.
Disconnecting and taking down existing old BER Cooling Tower of any type / any capacity / any make from the existing location, removal, shifting and depositing the same in MES Store Yard as specified and as directed by Engr-in-Charge.
Disconnecting and taking down existing old BER Electrical control Panel - 1 No. along with old cabling of any type / any capacity / any make from the existing location, removal, shifting and depositing the same in MES Store Yard as specified and as directed by Engr-in-Charge.
Disconnecting and taking down existing old BER Air Handling Unit alongwith old plenum, condenser and chilled water piping of any type / any capacity / any make from the existing location, removal, shifting and depositing the same in MES Store Yard as specified and as directed by Engr-in-Charge. (Note: The item shall be operated for only primary chiller water circuit and condenser water circuit)
Note for item Nos. 2.00 to 6.00:- Any item dismantled during taking down and shifted to MES store yard shall be assembled carefully and made good while handing over to MES without any extra cost.
Demolition of Brickwork or stone/ boulder masonry, built in cement mortar including all quoins, arches, pillars, etc, but excluding ashlar facings, dressed stonework and precast concrete articles, complete all as specified and directed.

Supply, Installation, Testing & Commissioning in replacement of AHRI certified 55 TR water cooled Scroll Chillers complete with multiple/ single compressor, Condenser, shell & tube type flooded / dx evaporator, interconnecting piping, etc.; Chiller should be with Scroll Compressors Semi -Hermetic/Hermetic type suction gas cooled motor suitable for 415V, 3 phase, 50 Hz AC supply and with R-410a/ R-134a/ Non CFC refrigerant, electronic expansion valve, chiller insulation & Water cooled shell and tube condenser, interconnecting piping, suction line insulation etc., Microprocessor control panel suitable for automatic operation incorporating all safety function, Chiller Manufacturer should have chiller manufacturing facility and chiller testing facility as per AHRI in India, Power consumption for Chiller should be not more than 0.77 kw / Ton at design conditions on full load and NPLV (Non Standard Part Load Value) shall not be more than 0.52 IKW/TR as per design conditions. The chiller shall contain and shall have the following specifications / equipment complete all as specified and directed (Make of Chiller as per Appendix 'C') :-

Supply Installation Testing and Commissioning in replacement of square/ circular type FRP Induced draft type Cooling tower (CTI certified) with sump, assembly consisting of shell, basin suction tank/ connections, fills, fill support, FRP fan assembly fan motor, fan mounting deck, structural or FRP support legs and internal structural for supporting of tower for outdoor application and of following specifications / accessories etc., complete all as specified and directed.

Supply and Installation of Rotational moulded polyethylene water storage tanks of 2000 Litres capacity (Minimum three layer, ISI marked cylindrical vertical with closed top), hoisted and fixed in position on the roof or platform of Plant Room, connecting up pipes, securing access covers etc., all as specified in SSR Part I and as directed. (for Makeup tank of Cooling Tower)
Supply, Installation, Testing and Commissioning in replacement of End suction pumps including foundation for condenser factory assembled and tested for rated efficiency complete with TEFC motor of IE3 with base plate, mechanical seals vibration isolators etc. for recirculation of cooling & process water. Material of Construction - CI Casing, Bronze impeller, Alloy steel shaft. These pumps shall be suitable for operation on 415 +/- 10% volts, 50 Hz ± 5%, 3 phase AC power supply. The pump characteristics shall be as follows (2 working +1 standby):-
(i) Cooling Water flow rate - 16 LPS
(ii) Speed - 1500 RPM

Supply, fabrication & erection in replacement of following sizes MS pipes Class 'C' heavy class pipes thickness as per IS1239 upto 150mm & IS 3589 above 150mm cut to required lengths and installed with all welded joints for condenser & Chiller Pipelines. Supply shall include necessary fittings like elbows, tees, reducers, supporting arrangements including vibration isolation arrangements etc. as required. Supply, design, testing / inspection & commissioning of HVAC Electrical Panel, Indoor type- CPRI certified, compartmental cubicle type freestanding with appropriate cable entries, front operating, front maintained wherever required complete with base frame etc. consisting contactor, overload protector, ON - OFF arrangement, emergency stop arrangement, The Panel should consist of Incomer MCCB, Contactors, DOL / Star - Delta starters, Relays, Push button (On / Off / Reset), Indicating Lamps (Start / Stop / Trip), display unit power requirement. The panel shall have necessary relays & contactor for BMS application (RS485 port required for communication with central BMS system), auto manual switches interlocks etc. all as per specification. Supply, Installation of prefabricated hot deep galvanised (460 gms per sqm) ladder / perforated type cable trays of minimum 2.5 mm thick as per details given below. Prefabricated, bends and couplers with G.I. Nuts and bolts. Gas cutting of cable trays at site is not permitted. If any welding is to be done on cable trays, the welded part shall be touched up with anti-corrosive primer and silver paint. The running rate shall include bends and couplers. Minimum Distance between two cable tray supports for Horizontal cable tray and vertical cable tray shall be 1.5m to 1.8 m (Depending on size) and 1 m respectively. For Ladder type cable tray distance between two rungs should be 300mm Cable Trays with Earthing: Shall be with Strip earthing as specified in each size of cable tray. Bolted on both sides of the cable tray with provision for jointing the adjoining pieces by means of a additional Piece of strip with holes provided at all ends for the same. Also extra Holes for Tapping. The jointing portion shall be at least 100 mm in length & shall be raised/away from Main side frame of the Tray to enable Bolting for Jointing & Tapings. Material and labour for earthing complete with 60cm x 60cm x 6mm thick GI plate electrode buried in ground vertically not less than 2.25mtrs deep below ground level with top edge of the plate not less than 1.5mtrs below ground level with GI strip of size 32 x 6mm as earthing lead with bolts, nuts, check nuts and washers of galvanised iron or steel all as shown in Electrical plate No. 3 connected to earthing test point all as specified including testing on completion including necessary excavation and earth work (in any of strata) providing charcoal dust, salt mixed with fine sand in continuous layers, PCC (1:3:6 ) type C1 in chamber, Precast 50 mm thick in cement (1: 2:4) type B.1 with CI frame with cover, 20mm dia bore light grade GI watering pipe funnel etc fixing of GI Pipe 40 mm bore protection for earthing strip from earth pit to test point complete & making connection all as directed. NOTES: (i) Item includes the cost of 7.5 metre GI pipe for protection of earth lead. Any additional length shall be adjusted through deviation order. (ii) Item includes the cost of 7.5 metre GI earth lead. Any additional in length shall be adjusted through deviation order.
SCHEDULE 'A' PHASE-II (MANNING & OPERATION OF CENTRAL AC PLANT DURING DEFECTS LIABILITY PERIOD)
Manning and Operation (M & O) of Central Air Conditioning Plant during Defects Liability Period (DLP) after completion of Phase-I work, in one shift per day of 08 hours, by deploying 01 skilled operator on all days including Saturday, Sunday and holidays complete all as specified and as directed by Engr-in-Charge.
Notes for item No. 57.00:- (a) The contractor shall quote the rate for Manning and Operation only. Replacement of defective parts & providing spares shall be covered under Defect Liability Period. (b) The operator deployed by the contractor for M&O shall have minimum qualification of ITI (Refrigeration & AC)/ ITI (Mechanical) having minimum 02 years experience in relevant field. Necessary technical qualification certificate shall be submitted to Engr-in-Charge for verification and approval shall be taken before deployment in the work. (c) SOP and proper logbook with vital central AC plant running parameters shall be maintained by personnel deployed by contractor. Everyday entries shall be submitted to Engr-in-Charge for signature duly completed along with attendance sheet and payment register. (d) Proper & efficient functioning of AC plant shall be ensured by the contractor through regular bi-monthly inspection by a qualified engineer preferably by OEM or by his authorised agency. Cost on this effect shall be deemed to be included in the quoted rate. The payment for M&O shall be made only when the plant is running satisfactorily & no payment will be made for the period when the plant is unserviceable due to any cause. (e) The Work Order for M & O (Phase-II) shall be placed by GE at appropriate time & no price adjustment during the whole period shall be admissible due to change in minimum fair wages. The quoted rate shall be deemed to include this provision. (f) No T & P, equipment shall be issued by the department for the above work. It shall be arranged and provided by the contractor at his own cost to ensure proper functioning of AC plant.
(Notes contd…) (g) As per the Govt policy, adequate amount of insurance of all the workers shall be made by the contractor against any accident before commencement of the work without any extra cost to the department. (h) The contractor shall check and implement all the labour laws/ precautions for health and safety of labour/ OEM operator working in hygienic conditions. (j) The contractor shall pay the wages to the operators through e-payment i.e. Aadhar linked bank accounts (Credit to their bank account). Engr-in-Charge shall ensure that e-payment made to operators and their wages shall not be less than prevailing minimum wages fixed by State Govt or Central Govt, whichever is higher. Monthly e-banking statement shall be furnished by the contractor to the Engineer-in-Charge and the same shall be kept on record duly verified. (k) It is the responsibility of contractor to deposit the Employees Provident Fund (EPF) to the concerned authority as per the prevailing scales as laid down by the Ministry of labour for all operators and necessary proof to this regard shall be submitted to Engr-in-charge for verification and records. The quoted rate shall be deemed to be inclusive of above provisions. In case the contractor fails to produce the proof of EPF, he shall be liable for action as deemed fit. Decision of GE in this regard shall be final and binding.
(Notes contd…) (l) The contractor shall not deploy same tradesmen continuously for more than 11 months. (m) If the personnel deployed by contractor is found absent from the duty, recovery shall be effected at double the rates worked out from the quoted rates at the proportional basis. For that purpose, proper duty roster and attendance register shall be maintained by the contractor and got verified & signed by the Engineer-in-Charge. (n) The rates quoted by the contractor shall be inclusive of providing proper uniform, safety gears such as rubber hand gloves & rubber shoes etc., and other safety equipments to the technicians/ operators deployed by him as directed by Engr-in-Charge. Necessary recovery shall be effected on non compliance of this provision. Decision of GE in this regard shall be final & binding. (o) The contractor shall provide necessary stationery at the installation required for the work at his own cost as directed by Engr-in-Charge. (p) The contractor shall bear the cost of identity cards, daily in/ out passes of the deployed staff for the work.
