Location :- AFMSD (Goods lift) 01 Nos( Make :- KONE )
Note for item No 2 to 5 : - (Comprehensive maintenance) (i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes. (ii) The contractor will have to submit MOU as given in Particular Specification from OEM of M/s KONE Elevator India Pvt Ltd within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue. (iii) Contractor will conclude AMC ( KONE CARETM PLUS) with OEM and copy of the agreement and along with invoice copy will be submitted to Engineer-in-Charge and GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement. (iv) The above maintenance include complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as required for smooth and efficient functioning of the equipment/lift. (v) Scope of AMC shall include repair/replacement of machines, motors, generators,door ropes, inverter/ARD system, PCBs, belts, rollers, gears,bearings,solenoids,coils,chock brake shoes, liners,contactors, relays, coils, pushbuttons, door operator VVF drive,VVVF main drive,cardoor safety device limit switches,governor,hoistway door locks,indicators and other minor machanical parts. The cost shall deemed to be included in the rates quoted by the contractor.
(vi)Following items are not included : Replacement of car cabin, ceiling frames, panels, hoist way door panels, door frames, sills, car flooring, floor covering, lighting fixtures, ceiling light bulbs and tube, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, burried piping, alignment of elevator guide rails,smoke and fire sensors, communication devices, security systems, landing doors,sheave rim,hoist rope & ARD battery and cabin fans. (vii) The OEM will also detail one technical staff to inspect the lift every week, regarding its functioning operation or any other issue arising in the lift. The problem noticed if any to be addressed immidiately. In case no technician is detailed, Rs 500/- per week per lift will be deducted from the payment. Technician shall always carry service tool along with him during each weekly visit. (viii) Contractor to note that monthly service will not be paid for the building undergoing special repairs/ unoccupied buildings and no penalty shall be imposed upon contractor, or all as per direction of Engr-in-Charge. (ix) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-Charge.
Taking down and supply and fixing, testing and commissioning ARD (Automatic Rescue Device) with panel and including necessary internal wiring work, suitable for KONE make lifts including all fixing arrangements required at site position of 08 passenger lift complete all as specified and as directed.
Taking down and supply and fixing, testing and commissioning ARD (Automatic Rescue Device) with panel and including necessary internal wiring work, suitable for KONE make lifts including all fixing arrangements required at site position of 13 passenger lift complete all as specified and as directed.
Supply, fixing and commissioning of wiring work from ARD to control panel with multistranded copper conductor cable of size 10 sqmm 4 core PVC insulated, unsheathed 1100 volts grade in proper colour coding including all necessary connected items such as Al thimbles, saddles nut bolts & washers etc complete all as specified and as directed. Notes for Sl No. 8.00 to 10.00 :- Items shall be replaced and then will be taken over for further AMC under item No. 3.

Notes Sl No. 12 to 13.06 :- (a) Contractor shall monitor the duties of all lift attendant/ operator and specifically during change of shift & submit report to concerned JE E/M/ Engr-in-Charge regarding availability of manpower. (b) Contractor will install a biometric system to monitor the attendence of lift attendant/ operator at a central location at each item of Sch 'A' as decided by Engr-In-Charge. lift attendant/ operator shall make their attendence with left thump only or as directed by Engr-in-Charge in special case at start of shift, after 4 hrs of shift and at the end of shift. Attendence report will submit to Engr-In-Charge every month. (c) All lift attendant/ operator should be in possession of mobile for ease of communication. (d) The mobile number to be permanently displayed at Central complaint cell of each location and every block/ building inside and outside of lift cabin or as directed by Engineer-in-Charge, and cost of the same is deemed to be included in the quoted rate. (e) Keeping in view the emergent services of lift work following points shall be noted as mandatory requirement in addition to as given in PS of tender documents:-
(i) Contractor has to make necessary arrangement for undergoing OPERATORS TRAINING enabling them to be well versed with rescue operation of trapped person and other lifts safety mechanisms. If the lift attendant/ operator is unable to rescue the trapped person, they shall immediately inform the concerned Engr-in-Charge / JE. The training certificate is required to be given within 07 days from date of commencement. The training certificate is to be issued by OEM i.e any one of M/s Kone India/Schindler India Pvt Ltd/Kinetic Hyundai Elevator & Movement Technologies Ltd/Hitachi Lifts India Pvt Ltd/Mitsubishi Elevator India Pvt Ltd/OTIS Elevator Co. India Ltd/Fujitech India Pvt Ltd/Johnson Lifts Pvt Ltd/Thyssenkrupp Elevator India Pvt Ltd/ M/s Omega Elevator Pvt Ltd./ M/s Escon Elevator Pvt Ltd/ M/s IES Elevator./ LT Elevators failing which contract shall be liable to be cancelled. (ii) All the TRAINING CERTIFICATES of operators issued by OEM shall be submited to Engr-in-Charge. It may be noted that it is sole responsibility of contractor if any mishappening occurs including accident/injury due to any reason, Department shall not be responsble on this account. Nothing shall be admissible on this account from the deptt.
(iii) All the expenses incurred for providing training shall be borne by contractor and rates for same shall deemed to be included in the quoted rates. (iv) Contractor shall provide as lift attendent/ lift operator only trained person and certificate to be submitted. Incase training has already been given by OEM in past 02 years fresh training is not required. however if beyond two years fresh training cerfificate is required. (f) Duty roster will be submitted by contractor before commencement of the month for obtaining the approval of JE and Engineer-in-charge. Any change in duty roster will be made by the contractor, only after approval of Engineer-in-charge. qualification and experience as specified in the tender. (g) Each lift attendant/ operator should be responsible for operating of lift detailed of blocks which are at nearest location or otherwise as directed by Engr-in-Charge. (h) The lift attendant/ operator should have the requisite
(j) Contractor should arrange proper uniform with name displayed on the uniform permanently for the operators and its cost shall be deemed to be inclusive in the quoted rate. (k) The lift attendant/ operator shall also be responible to inform any complaint of non functioning of lift to the Engr-In-Charge. (l) Contactor shall also arrange for reliever as per labour law, the rates for which are deemed to be inclusive in the quoted rate. (m) Contractor is required to quote upto two digit after decimal place or otherwise it will be considered by rounding off to two digits after decimal place.
(m) As the tender contains both type of items viz items of outsoursing of services and also items of ordinary repairs and/or comprehenesive maintanance to be paid as 'material & labour' under seperate parts of BOQ. GST may be at the higher of applicable rates corresponding to diffetent type of items.GST is included in the rates quoted against items of outsoursing as well as items of repairs/comprehenesive maintenance to be paid seperately under 'Material & Labour' parts. Any variation in tax (including variation in GST rate) shall be adjusted and reimbursed to/recovered from the contractor.
