Renovation of Officer lounge and dining room in RBSC, Chennai

Dismantling work: Carefully dismantling the following items in existing Officers' Lounge and Dining Room, with minimum disturbances to the surrounding office-space and temporarily stacking the scrap/ salvageable items at a place as directed by Bank’s Engineer and disposing off the debris/rubbish at a place permissible including barricading the debris /work area and carting away the debris from the college premises at regular interval / as and when required, to dumping yard as approved by municipal authorities, etc., complete as directed by Bank's Engineer. Rate shall be quoted on per job basis for entire work as lumpsum a) Existing old false ceiling consisting of plain gypsum-board false-ceiling with the GI framework ,wooden Panels, wooden boards, etc. including framework of an approximate area: 265 Sqm excluding electrical, light, AC and other electrical fixtures/fittings. b) Existing tile (10 to 25 mm) flooring, wall dado including back mortar etc. of approx. area: 289 Sqm excluding TV white board and other electrical fittings. c) Existing glass/ wooden door: Dismantling existing doors, windows and clerestory windows (steel or wood) shutter including chowkhats, architrave, holdfasts etc. complete stacking as directed by Bank's Engineer: - 2 Nos. d) Existing plumbing and sanitary fittings viz, Wash basins, sinks, G.I./PVC/CI pipes (internal and external), taps, valves. Rate shall include for temporarily plugging water and wastewater lines and connecting back after the work- 01 Job. e) Shifting of existing furniture: Existing tables and chairs to be shifted to a suitable location as directed by Bank’s Engineer and covered suitably for protecting from dust, etc. complete - 01 Job.

Cement Plastering Providing and applying average 15mm thick (or to match the adjacent area plaster thickness) cement plaster in CM 1:4 (1 Cement : 4 Sand) added with approved make integral water proofing compound as per manufacturer's specifications to walls, columns, ceiling, beams, pardis, etc., in line and level including dismantling the existing damaged plaster, disposal of debris out of Bank's premises, curing of new plaster, etc., complete as directed by Bank's Engineer.

CPVC water lines : Providing and fixing Chlorinated Polyvinyl Chloride (CPVC) pipes, having thermal stability for hot & cold water supply, including all CPVC plain & brass threaded fittings, including fixing the pipe with clamps at 1.00 m spacing where necessary. This includes jointing of pipes & fittings with one step CPVC solvent cement and the cost of cutting chases and making good the same including filling the grooves with cement mortar 1:4 including fixing the pipes with necessary clamps / fasteners for the vertical stack on the external side , testing of joints complete as directed by Bank's Enigneer. The cost shall be inclusive of making good any damages caused externally to the pipe joint of the vertical stack and closing any openings made in the brick wall for this purpose and making good the wall avoiding any possible water seepages from external side. Length of pipe including specials will be measured by center line in running meter for payment. (i) 20mm nominal dia.

Nahani trap: Supplying and fixing approved quality and make PVC Nahani/ floor trap with long horns / multiple inlets with 100 mm diamter mouth and a minimum water seal of 20 mm inlcuding C.P. grating cover/ jaali of required size and quality. The scope of work shall include joining, the pipes / fittings / specials / accessories etc, to one another, using approved quality and make solvent cement, to make the joints water-tight, and making a floor sump, having overall dimensions of 300 mm x 300 mm x 300 mm, around the trap, providing , batching, mixing, laying & consolidating, P.C.C 1:1.5:3, using approved quality, 20 mm and down size, graded granite metals, river sand and approved make portland cement, admixed with approved quality and make water proofing chemicals, used as per specifications of the manufacturer's and Bank’s Engineer, complete as directed by Bank's Engineer.

PVC Waste water lines: Providing and fixing 6 kg/cm2 minimum pressure PVC pipes of approved make including all plain & threaded fittings, of the same manufacturer of the pipes or approved equivalent and fixing the pipes in proper line and level including cutting chases in the wall/ floor for concealing the pipes if necessary, and connecting to external vertical stack / nearest manhole chamber (applicable for ground floor rooms), including fixing the pipes with necessary clamps / fasteners for the vertical stack on the external side complete. The rate shall be inclusive of cutting, jointing of pipes with fittings with solvent cement of approved quality, packing the openings with water proof cement mortar and making good the damages by necessary plastering including necessary refilling, scaffolding, testing of joints/ pipelines for leakage etc. all complete as directed by the Bank's Engineer. Length of pipe including specials will be measured by center line in running meter for payment : 75mm Dia

(i) Providing and laying full body / double charged Vitrified tiles in floors using tiles of size 600 mm x 1200mm (thickness as per manufacturer's specifications) or any other approved size with water absorption less than 0.08% and conforming to IS 15622 of approved make / brand in all colours and shades laid over 20 mm or more thickness cement mortar 1:4 (1 cement: 4 coarse sand) including grey cement slurry @ 3.3 Kg/Sq. m, grouting the joints with white cement mixed with matching pigments in all shapes and patterns. Rate shall include for proving and fixing same tile approved/contrast colour rectangular strips / borders of size 100mm to 150mm wide as per layout drawings / as directed in hall, dining, and bedrooms, including wastages, tools and tackles, curing, cleaning, and protecting the flooring work with bubble/gypsum sheet and removing the wastage after painting works, etc. complete as directed by Bank's Engineer. Basic price of tiles is ₹750 per Sq.m excluding GST. Finishes of the vitrified tiles shall be as follows: Polished Vitrified Glazed Tiles

Outdoor (anti-skid) vitrified tiles

Providing and laying Vintage Vitrified tiles in floor in different sizes (thickness as per manufacturer's specifications) with water absorption less than 0.08% and conforming to IS:15622, of approved brand & manufacturer, in all colours and shade, laid on 20 mm thick cement mortar 1:4 (1 cement: 4 coarse sand) jointing with grey cement slurry @3.3 kg/sqm including grouting the joints with white cement and matching pigments etc complete as per manufacturer's specifaction and as directed by Bank's Engineer. The tiles must be cut with the zero chipping diamond cutter only. Laying of tiles will be done with the notch trowel, plier, wedge, clips of required thickness, leveling system and rubber mallet for placing the tiles gently and easily. Basic price of tiles is ₹1000 per Sq.m excluding GST.

Glazed vitrified polished tile full height wall dado for bathroom-cum-wc, wash basin area: Providing and fixing 1st quality glazed vitrified wall dado tiles conforming to IS 15622 of approved make, in approved pattern, design and shade using tiles of approximate size 1200mm x 600mm (thickness as per manufacturer's specifications) or any other size to wall dado in Bath room, pantry area of approved make all in line, level and plumb, filling the joints with epoxy tile grout of matching shade or cement joint filler chemical of approved make, curing, including finishing corners with PVC beadings, etc., complete all as directed by Bank's Engineer. The rate shall include preparation of back surface by plastering (if required/levelling) the same with CM 1:3 (1 Cement: 3 Sand) up to required thickness making rough to have required bonding and receive tiles including bonding coat of approved make and as per manufacturer's specifications. Basic price of tiles is ₹1000 per Sq.m excluding GST.

Providing and fixing of granite slab (18 mm thick) for counter-top for wash-basin counter of approximate dimension of 3400 mm (length) x 600 mm (width) x 840 mm (height) mm as per drawings and the following specifications. i) The vertical supports (04 numbers) spaced equally each made out of 2 numbers of 18 mm thick, machine cut, one side machine polished (exposed side) granite slabs having width of 600 mm, sandwiched together using C.M 1:3 & cement paste, shall be fixed true to plumb and line and shall rest fully on the R.C.C floor slab. ii) Providing and fixing top slabs of minimum 18 mm thick granite slabs in not more than two pieces, fixed over the vertical supports, with joints over the vertical supports, for counter to fix wash basin (providing and fixing of wash-basin considered under the item below) including inserting into wall dado by a minimum of 25 mm after making necessary machine cut grooves around with neccesary granite fixing adhesives and resting in true level over the vertical support slabs. The scope of work shall include cutting the slab and necessary grooves for fixing the pillar cock and wash-basin. iii) Providing and fixing 18mm thick front edge (facia patti), minimum 100 mm wide, to the platform slab and it shall project above the finished horizontal granite slab toping by 5 mm and the exposed edges of the same shall be cut, bull-nosed and polished to the approved profile. Plan/ elevational area in one-direction will be measured for payment. Basic price of granite slab is ₹ 2500 per Sqm. excluding GST.
