| 1.00 | Comprehensive, periodical and preventive, maintenance of "OTIS" make of 'GOLD' Category , 08 passengers lift,capacity- 544 Kgs- 02 Nos of each and 27 Passengers lift, capacity- 1836 Kgs- 02 Nos of each electrically operated 1.5 meter/second speed with power driven automatic steel sliding doors of single speed and efficient operating condition through manufacturer instructions by regular examine, lubrication and carry out planned maintenance system and controlled manner using techniques and expertise and including replacement of unserviceable components such as PCBs, LB Card, LOP, COP, DIB Card, door sensor, sight guard, limit switch, single phase preventer, door drive, SMPS, overload device, emergency alarm, worn out gear, thrust bearing, drive sleeve bearing, brake contact, linings, motor winding, rotating elements, relays, solid state components, resistance, condensers, power amplifier, transistors, contacts, VF drive & braking unit, ARD parts, diodes, governor jaws car, hall buttons, car & hall position indicators, car direction indicator, hall lanterns, deflector car and counter weight, guide rails, top and bottom limit switch, battery operated emergency light and alarm system, wiring of all equipments and accessories, reverse phase indicator, including cost of materials for the lifts including Sunday & holiday complete all as specified and directed at MH Panaji, Goa.
Notes:-
(i) The above maintenance shall be done through OEM of existing lifts. Please also refer Sch 'A' Notes.
(ii) The contractor will have to submit MOU as given in Particular Specifications from OEM i.e. M/s OTIS Elevator Company (India) Ltd within fifteen days of acceptance of tender, failing which the contract will be liable to be cancelled and further action to be taken as per policy in vogue.
(iii) Spare parts to be replaced as listed in item Nos 02 to 05 of BoQ /Sch 'A' shall be measured and paid separately as Supply Only. Fixing charge is deemed to be included in unit rate quoted for above item No. 01.

| 1.01(v) The Replacement of material like car cabin, ceiling frame, panels, hoist way door panels, door frame, car flooring, floor covering, hand resting rails,mirrors,light bulb/tubes, car cabinet key, door unlocking keys in case of loss, sills, main line power switches, breakers, feeders to controller, hoist way wiring, hydraulic jack outer casing, buried piping, alignment of elevator guide rails, smoke and fire sensors, communication devices, security systems, landing doors are not included in the quoted rate. (vi) Any items not covered under as 'supply only' (i.e.. item No 2 to 5 of BOQ) as well as items other than excluded vide Serial Note No (v) above shall be deemed to be included in the unit rate quoted for the above item for the smooth functioning of lifts and the contractor may quote the rate accordingly. Contractor is expected to inspect the lift before quoting the rate. (vii) Contractor shall be attending complaints round the clock i.e. 24 hrs including Sunday & Holiday. If contractor is not able to rectify the complaint, penalty shall be charged as given below:- (a) upto 1st day- NIL (b) 2nd day- Rs 1000/- Per complaint per day (c) Subsequently for every days - Rs 2000/- Per complaint per day. (viii) All existing earthing of the lift shall be maintained and made fully functional by the contractor at his own cost to the entire satisfaction of the Engr-in-charge & nothing extra will be paid to contractor. (ix) Contractor shall submit safety security certificate of lifts from OEM in every month as per Performa mentioned in particular specification here-in-after. (x) The OEM will also detail one technician to inspect the lift every week regarding functioning of lift or any other issue arising in the lift. The problem noticed if any shall be informed immediately to JE E/M / Engr-in-charge. In case, no technician detailed, an amount of Rs-500/- per week per lift will be deducted from contractor's dues. Technician should always carry necessary service tools during sight visit every week. (xi) The unit rate quoted shall be inclusive of T&P required for carrying out repair, stationary for maintenance of records, uniform for mechanic etc all as specified. (xii) The unit rate quoted by the contractor for the above item shall be deemed to be included for all above provision. | ||||||||

Notes for Sl item No 4 to 5:-
(i) The contractor shall pay to the staff per month in their bank account through online and statement and statement of bank account shall be submitted to GE for verification while claiming interim payment.NO offline Payment will be accepted except for the 1st month
(ii) The rates quoted shall be deemed to be inclusive of minimum wages as latest notification issued by Govt of India/ Sate Govt /Local body which ever is higher as on bid submission end date as described in Sch 'A' note .
(iii) Minimum wages shall be applicable for Semi-skilled workers category as per latest revised wages of labour as fixed by Govt of India/ Sate Govt /Local body which ever is higher as on bid submission end date.
(iv) Contribution towards EPF, ESIC, and Bonus shall be paid in RAR and Final Bill only after submission of valid and authenticate documents in support of proof of payment by the contractor failing which payment against these heads shall not be made.
(v) Tradesman must have wear uniform and safety shoes with necessary tools on duty time.
(vi) Duty roster, daily log book and attendance register to be compulsory maintain and update regularly.
(vii) lifts must be keep cleaned and presentable conditions including surrounding area.
(viii).Contractor should provide mobile phone to the operator with proper recharge for emergency contact to MES Authority
(ix)The Lift Attendant Should be always present at lift machine room for rescue the person in lift to next floor.
