Preventive & Comprehensive maintenance of central A/C plant HVAC) of capacity 4 x 100 TR ( Blue Star make) with screw type liquid water cooled chillers and electrically operated AHU - 16 Nos of following capacity ( Blue Star make) through M/S Blue Star company) (OEM ) or authorized dealer of OEM (as per MOU) including repair/maintenance of comprising/connected equipments of HVAC Plant and replacing any type of unserviceable spares/parts i.e. micro processor based unit control modules of plant, screw type compressor, evaporator , electronical expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, semi synthetic type 1 RTHB refrigeration oil , refrigeration oil lubricant ISO-68 polyolester, RTHD (Recommended by the OEM), pressure switch , soleniod switch ,driers,humitidy heaters,,thermostatic valves,check valves, balancing valve ,temprature gauge, water pressure gauge, water flow switch, low pressure control, high pressure conrol, industrial thermostate, and automatic control valves, charging of refrigrent R-134A or any type etc. as and when reuired including brazing of copper tubing to avoid leakage for smooth functioning of central AC Plant and maintain the temprature 21 degree centigrate.

(a) Including repair/maintenance of comprising/connected equipments of AHU and replacing any type of unserviceable spares/parts i.e Blower, blower motor, and repair/maint/ replacement of comprising/connected equipments by replacing any type of spares as and when required related to Blower, Blower motor, fan belt of blower, bearings of Blower/ motor/pumps, including M&L for rewinding of Blower motor with copper winding wire of existing gauge with overall servicing and descaling of AHU’s cooling coil by opening of cooling coil, circulating acid / suitable chemical for removing all foreign material gathered in the coil, cleaning of all filters including replacing connected unserviceable parts dismantling and refixing the same on its origanal position complete (i) AHU of capacity 8000 CFM with 5 HP Blower (Make- Zeco/Edgetech) -04 No (ii) AHU of capacity 10000 CFM with 5.5 HP Blower (Make- Zeco/Edgetech) -06 No (iii)AHU of capacity 10500 CFM with 10 HP Blower (Make- Zeco/Edgetech) -06 No

Preventive & Comprehensive maintenance of Package type AC Plant 3 Nos x capacity 5.5 T R ( Voltas- make) with rotary type semi shield compressor and connected Cassete type Air condioner Unit 2 to 3 Ton through M/S Hitachi Company) (OEM ) or authorized dealer of OEM (as per MOU) including repair /maintenance /servicing of comprising/connected equipments and replacing any type of unserviceable parts/ spares as and when required related to micro processed unit control modules , fan blower motor, fan belt , bearing of fan blower motor/blower ,rewinding of fan blower motor, soleniod switch ,relay,driers,humitidy heaters, compressor sensor ,temprature gauge, low pressure control, high pressure conrol,industrial thermostate, fan motor kit of outdoor unit, fan motor blade, charging of Refrigrant gas R-410/R-407 or any type, Brazing of copper tube to avoid leackage, material and labour for rewinding of rotory type semi shield compressor of package type AC plant with copper winding wire of existing gauge with varnishing including dismantaling cutting the compressor with overall servicing including replacing connected unserviceable parts of compressor and refixing the same on its origanal position complete.

Note for item Ser No 1 to 3 :- (a) The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above. (b) Cost of refrigerant gas and compressor oil will be included in quoted rate. (c) The contractor is liable to maintain 21 degree centigrade temperature (plus/minus 2 degree C) and 50 % relative humidity (plus/minus 5%) in the rooms. (d) Contractor is required to enter in to "Level-3" MOU with OEM and submitted to GE before commencement of work.. The service Engineer from OEM will visit the A/C plant minimum one time in a month and will submit inspection report to GE. Necessary repair action will be taken immideately if/as required and periodical maintenance of plant will be carried out by contactor as per tecknical instructions OEM .

(e) In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor :- (f) Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbaly. (g) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

(h) In case of any major fault in the machineries of Central AC plant due to which the plant is put off more than 48 hours the following penalties shall be recovered from the contractor :- (i) Rs. 10000/-per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 48 hours from lodging of complaint telephonically or verbaly. (j) Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.

(k) Micro filters of AHU shall be measured and paid separately. (ii) carrying out servicing daily, weekly, monthly, quarterly and half yearly as scheduled of the technical instructions of equipments

Material and labour for insulation of M.S Pipe 150 mm dia with PUF slab insulation 40 mm thick of density 36 Kg/Cum with and including applying bituminuous compound and GI cladding with 26 gauge GI sheet including taking down unserviceable insulation complete.

Material and labour for insulation of M.S Pipe 125 mm dia with PUF slab insulation 40 mm thick of density 36 Kg/Cum with and including applying bituminuous compound and GI cladding with 26 gauge GI sheet including taking down unserviceable insulation complete.

M&L for taking down existing diffuser/grill from duct and cleaning, washing with detergent mixed with hot water to remove all dirt, dust, foreign materials, germs etc and painting with one coat of super enamelled synthetic paint and refixing the same back to its original position complete as directed.

Material and labour for robotic cleaning of existing duct through high power vaccume cleaner,high pressure compressor air using special nozzle, brush,scrubblers,imported 'HEPA AIR" equipment & technology i.e fixing/showing for inspectionof duct fefore and after cleaning of duct complete.

Supply and fixing in replacment of louver faced ceiling diffusers surfaces/recessed mounted white finish with aluminium white finish with aluminium construction with neck size 6 and panel size 24 x 24 inches with damper control handle all as directed. Make - MRI or Equivalent.
