General Description of work : For Providing Comprehensive Annual Maintenance Contract of Chiller Plant Total 2500 TR (500 Tr * 4 =2000 Tr at Block 2 and 500 Tr *1 = 500 Tr at Trauma Building Total 2500 TR) Including All High Side and Low Side Equipment Including Materials, Spares, Consumable, Manpower. and Related Allied Accessories in Block -1, 2 and Trauma Building at Hamidia Hospital Bhopal. For One Year. 2nd Call. P. A. C. 15397106.00 on Non SOR and Electrical SOR 01-01-2024, Completion period 365 Days (i/c rainy season)

Comprehensive Annual Maintenance Contract of All high side & low side equipment including materials, Spares, consumable, manpower for the period of one year.
Scope Of Work :-
Inspecting the plant /system and carry out preventive maintenance as per the standard practice four times a year
Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant.
Checking the system for any leaks and rectification of leaks if found
Taking set of readings and evaluating to ensure satisfactory performance of the plant.
Checking the Refrigeration control system for operation and adjusting the settings.
De scaling the condensers for water-cooled units if found necessary. (once in a year Compulsary)
Checking the functioning of compressor and its accessories
Cleaning the evaporator / condenser coils once a year if found necessary and cleaning of chiller if found necessary.
Lubricating the bearings of motors, & fans when found necessary.
quarterly inspection of belts adjusting the tension and replacing the worn out belts as and when found required.
Replenishment of refrigerant gas as and when required .
Annual checking of compressor oil and changing if found necessary
Overhauling/repairing of the components of the equipment at site or in service station as and when required.
Checking, of the microprocessor controller for its proper functioning and repair or replacement of the same if found necessary.
Electrical Panel For Chiller Plant and its allied accessories like VCB . Switchgears,Servicing Repairing As And When Needed .
Attending to the plant when called upon.
Attending to complaint / breakdown calls whenever required Reporting the healthiness of the plant and suggesting improvements if an
Repairing Or Replacing Insualtion of Piping as and when needed .
Annual Maintenance of AHU, FCU & CSU
Scope of Work : -
Quarterly preventive services as per 52 Week Calendar
Attending any no. for breakdown calls.
Cleaning of drain pipes / line Up to U Trap
2 Wet & 2 Dry services in a year for AHU, FCU & CSU
Repairing Or Replacing Insualtion of Piping as and when needed .
Chemical cleaning of AHU, FCU & CSU once in a year & if required.
Cleaning of AHU & CSU filters on Quarterly basis
Rewinding & overhauling of motor
Replacing of motor terminal boxes, replacement of lugs if required
Replacement of bearings, belts & pulley
Repairing of Cooling Coils leakages (Till repairable conditions) after then replace it .
Health Check Report of all AHU`s, CSU`s & FCU’s on Twice in year
Maintenance of Starter Panel on Quarterly Basis and when required
Servicing of VFD, replacement of VFD spares & programming of VFD parameters if required.
Annual Maintenance ALL TYEP OF FANS & PRESSURISATION UNITS
Scope of Work -
Quarterly preventive services as per 52 Week Calendar.
Attending any no. for breakdown calls.
Health Check Report of all Toilet Ex & Pressurization Fans once in year
Maintenance of Starter Panel on Quarterly Basis
Service Report should include Motor Current details
Rewinding & overhauling of motors.
Replacement of bearings, belts & pulley
Replacing of motor terminal boxes, replacement of lugs if required.
Replacement of Vibration mounts & motor blades.
Annual Maintenance FOR PRIMARY, SECONDARY & CONDENSER PUMPS
Scope of Work -
Quarterly preventive services as per 52 Week Calendar.
Attending any no. for breakdown calls.
Rewinding & overhauling of pumps & motors
Replacing of pump motor terminal boxes, replacement of lugs if required
Replacing gland packing & mechanical seal & coupling between pump& motor.
Alignment of pump and replacement of coupling bush.
Dismantling the defective pump & fixing the repaired one.
Rewinding of motor and overhauling of pump.
Replacement of bearings.
Checking of leakage and repair/replacement/adjustment of pump, seals, glands, valve glands, gaskets etc.
Lubricating bearings.
Greasing of all (Pump, CHW Lines) valves in half yearly
Vibration Test of all pumps once in a year.
Maintenance of Starter Panel on Quarterly Basis.
Servicing of VFD, replacement of VFD spares & programming of VFD parameters if required.
Annual Maintenance FOR COOLING TOWER
Scope of Work :-
Quarterly preventive services as per 52 Week Calendar.
Attending any no. for breakdown calls.
Rewinding & overhauling of cooling tower fan motors.
Replacing of fan motor terminal boxes, replacement of lugs if required.
Repairing of Gearbox, replacement of belts, replacement of HUB bearings.
Replacing nozzles
Lubricating bearings.
Cleaning of cooling tower sump
Above Work is One Job (Previous year AMC Rate = 9323604.00/2000 =4662.00 per TR Per Year ) for 2500Tr = 4662*2500 = 11655000.00+2% Esclation )
