Operation and Maintenance of EM installation of Terminal Building, Apron area, Car parking area, Power house, Old Hostel, New Hostel, Administrative building and DVOR building along with Central heating plant at KBR Airport, Leh for the year 2022-24

Operation & Preventive Maintenance contract of 1. E&M Installations of Terminal Building, Apron area, Car parking area, Power house and DVOR building installations such as LT Electrical distribution Panels, DBs, Electrical light fittings, Illuminated signages, hand driers including operation and cleaning of DG sets & Baggage handling system of arrival & departure, including day to day daily checking/complaints/fault/breakdowns and taking rectification actions, ensure serviceability/ satisfactory working conditions of the systems, maintaining record/documentation/Logbooks as per details in SCC covered under this contract for all days including Sundays & Holidays. 2. Central heating system comprising of 07 nos. of HSDO fired hot brine generators (Hot water Boilers) including AHUs & FCUs of different capacities, make up pumps, primary & secondary circulating pumps, handling of HSD Oil, including day to day daily checking/ complaints/ fault/ breakdowns and taking rectification actions, ensure serviceability/ satisfactory working conditions of the systems, maintaining record/documentation/Logbooks as per details in SCC covered under this contract for all days including Sundays & Holidays by deploying minimum manpower shifts (each shift of eight hours) as detailed below: Highly Skilled manpower - 1 nos Skilled manpower - 1 nos. Semi Skilled - 7 nos. Unskilled - 7 nos. Reliever - 3 nos ( 2 Semi Skilled +1 Unskilled). The entire work shall be carried out as specified in SCC/conditions of the contract complete as required.

Operation & Preventive Maintenance of E&M Installations of new Hostel Block, Old Hostel block, administrative offices & CISF Barracks etc. including day to day daily checking/complaints/ fault/breakdowns and taking rectification actions, ensure serviceability/ satisfactory working conditions of the systems, maintaining record/documentation/Logbooks as per details in SCC covered under this contract for all days including Sundays & Holidays by deploying minimum manpower per shifts (each shift of eight hours) as follows: 1. Skilled - 1 no. 2. Unskilled - 1 no. The entire work shall be carried out as specified in SCC/conditions of the contract complete as required.

Lifting and lowering of Single/three phase submersible pump motor set of capacity up to 3HP/ 5HP into existing bore well alongwith pipe length i/c replacement of worn-out nut-bolts, rubber gasket, disconnection, reconnection and testing complete in all respect at site.

Repairing and Rewinding of 7.50 HP mono block centrifugal motor by providing appropriate class of insulation material & enamelled copper wire as the original motor with all other accessories including bearings and other consumables

Repairing and Rewinding of 3.0 to 5.0 hp motor by providing appropriate class of insulation material & enamelled copper wire as the original motor with all other accessories including bearings and other consumables

Repairing and Rewinding of AHU &FCU blower motor up to 2.0 HP motor by providing appropriate class of insulation material & enamelled copper wire as the original motor with all other accessories including bearings and other consumables

Rewinding of ceiling fan motor of all sizes by providing appropriate class of insulation material & enamelled copper wire as the original motor.

Rewinding of 300 mm Sweep exhaust fan motor by providing appropriate class of insulation material & enamelled copper wire as the original motor.

Rewinding of 450 mm exhaust fan motor by providing appropriate class of insulation material & enamelled copper wire as the original motor. The work to be carried out as and when required.

Painting of existing E&M installations/MS pipe line/ MS supports etc. with synthetic enamel paint similar to Asian paints brand premium gloss enamel or approved equivalent paint of required colour/shade in two or more coats after cleaning old paint, rusty patches, by rubbing down with sand paper, brushes/wire brushes complete all as required and as specified.

Execution of items of DSR 2018 as and when required basis of value of Rs 200,000/-

Supply of ethylene glycol Brine for Central Heating System suitable for freezing temperature of -30 degree. Make: Servo/Castrol/Puricool/KGX or Equivalent

Chemical Earthing using Electrode of size 50 mm dia, 2/3 meter long connected with 32X4 mm GI internal strip complete excavation, civil works, cast iron cover with back fill compound. The voltage between Neutral & Earth not to exceed 2 volts complete as required as per site conditions.
