Day to day Operation & routine Maintenance of electrical and mechanical installations of central Air - conditioning system of T-2 Building complete with 3 X 300 TR chiller plant and associated accessories e.g. panels, pumps, cooling towers, AHUs, In line fan, control etc. job includes carrying out schedule maintenance as required or instructed from time to time. The scope of work includes operation round the clock 24 hrs a day and records & documentation ets as per detailed specification, terms and conditions covered under this contract on all days in three shifts of 8hrs each i/c Saturday, Sunday and Gazzetted holidays . The manpower required for operation of the AC Plant is as follows: a) Highly skilled Supervisor in General shift i.e. One No. per day (six days a week). b) Skilled AC Mechanic/Technician one each for three shifts i.e. 3 Nos. per day with reliever. c) Semi-skilled AC Plant operator one each for three shifts i.e. 3 Nos. per day with reliever. d) Unskilled Helper one each for three shifts i.e. 3 Nos. per day with reliever. e) Unskilled Helper 1 Nos. in General shift i.e. 1 Nos. per day (six days a week)

Day to day Operation & routine Maintenance of BMS system of T-2 Building installed inclusive of computer etc. the scope of work includes operation and routine maintenance maintaining records & documentation ets as per detailed specification, terms and conditions covered under this contract on all working days in three shifts i/c Sundays and holidays. The manpower required for operation of the AC Plant is as follows: a) Skilled BMS Operator one each for three shifts i.e. 3 Nos. per day with reliever.

Comprehensive Maintenance & repair of 3 nos. SCREW WATER CHILLING UNITS each of 300 TR capacity Central AC plant of T-2 Building & associated accessories comprising as per Annexure 'SOQ-A'.

Supply ,fixing & replacement of rigid honeycombed ,double edge folded,cross corrugated PVC Fills of size:600mmx300mmx150mm in the cooling towers of T-2 Building AC Plant complete as required

Supply & fixing of 90mm dia. Nozzle in the cooling tower of T-2 Building AC Plant complete as required for proper flow of water over the fills in solid cone,square pattern. .

Supply & mixing of the following chemicals in the cooling tower of T-2 Building AC Plant as per the attached schedule.

a) antiscalent chemical.

b) corrosion inhibitor

c) non oxydising biocide chemical

d) oxydising biocide chemical.

Supply,installation,testing,commissioning & retrofitting/replacement of 2400 mm dia. Aluminium alloy cooling tower fan assembly in the existing 300 TR cooling tower of T-2 Building AC Plant complete as required for proper functioning of all the parts of the cooling tower after replacement with proper alignment ,coupling of the motor , existing water sprinkler system as per OEM recommendation.

SITC & replacement of new fire damper only as existing suitable to be give the signal to motorised actuator for tripping of AHU of T-2 Building AC Plant as per the size of AHU duct complete as required during fire ,etc.

SITC of suitable motorised actuator as existing for operating on sensing the signal from the abovementioned fire damper for tripping the AHU of T-2 Building AC Plant during fire complete as required.(Make: Belimo,NM=10,240 V AC/24 VDC,50 /60 Hz ,6 W )

Supply & Replacement of 11KW VFD drive including setting of parameter and also making new programming according to for AHU of T-2 Building AC Plant operation complete as required as per site requirement.​(Make: DANFOSS)

Operation & Maintenance i/c attending preventive and routine maintenance of 3nos X 120 TR Water cooled air-conditioning plants , heating plant complete with reciprocating compressor, chiller and condensor units with respective pumps, motors and FCU's/AHU's installed in different places of Terminal Building-1 and 105 KW hot water generator,Water Treatment Plant along with interconnected power and control panels, cooling towers, water softening plant and accessories etc. of T-1 Building AC Plant on all working days i/c Saturday Sunday and Gazzetted holidays by deploying required manpower in all three shift of 8 hours as per attached special condition of contract. The manpower required for Operation of the AC Plant is as follows: a) One skilled AC Mechanic/Technician in General shift per day (six days a week) b) One semiskilled AC Plant Operator in each shift A,B,C i.e. 3Nos. per day with reliever. c) One unskilled helper in each shift A,B,C i.e. 3Nos. per day with reliever. d) One unskilled helper in General shift per day.(six days a week)

Aluminium alloy cooling tower fan assembly in the existing 120 TR cooling tower of T-1 Building AC Plant complete as required for proper functioning of all the parts of the cooling tower after replacement with proper alignment ,coupling with the motor , sprinkler system as per OEM recommendation.

Supply,installation,testing,commissioning & retrofitting/replacement of 5'' dia. Hub Sprinkler in the existing 120 TR cooling tower of T-1 Building AC Plant complete as required for proper functioning of all the parts of the cooling tower after replacement with proper alignment ,coupling with the fan assembly, motor , as per OEM recommendation.

Supply & recharging the media vessel of Water Treatment Plant of T-1 Building AC Plant following materials and testing & commssioning the vessel for proper functioning of the water treatment Plant complete as required.

a) 16-32 quartz sand

b) 4-8 Mesh Sylex.

c) 2-4 Mesh Sylex.

d) 1/2'' x 1'' pebbles.

Supply & recharging the water softening Plant of Water Treatment Plant of T-1 Building AC Plant by Resin 22 NA and testing & commssioning the vessel for proper functioning of the water treatment Plant complete as required. Resin 220 NA

Rewinding of Chiller/Condenser motor of 25HP of T-1 Building AC Plant with varnishing & greasing in bearing as and when required as per direction of Engg.-Incharge i/c less for dismantled copper.

Rewinding of Chiller /Condenser motor of 20HP of T-1 Building AC Plant with varnishing & greasing in bearing as and when required as per direction of Engg.-InCharge i/c less for dismantled copper.

Rewinding of AHU motor of 12.5 HP of T-1 Building AC Plant with varnishing & greasing in bearing as and when required as per direction of Engg.-Incharge i/c less for dismantled copper.

Overhauling,repairing,Servicing of 1 No. 120 TR Kirloskar make ,Model: AC 1670, Central AC Plant compressor of T-1 Building AC Plant ,replacement of the parts as follows:as per OEM recommendation and final testing & Commissioning,etc complete as required. a) SITC & replacement of complete 16 Nos. cylinders/cylinder sleeves,etc. including other accessories complete as required. b)SITC & replacement of complete 16 Nos. piston assembly/piston rings,springs,etc. including other accessories complete as required c)SITC & replacement of complete 16 Nos. connecting rods including other accessories complete as required & Grinding of the main shaft to make its surface perfectly smooth & its alignment with the seal end bearing & centre bearing,etc complete as required for its proper functioning after reinstallation. d)All the other accessories like replacement of solenoid valve , repairing of oil pump assembly, suction valve, discharge valve,, changing/cleaning the filters, etc. & overhauling charges are also included in the item​ to make the compressor completely functional satisfatorily as per OEM recommendation after overhauling etc. complete as required.

SITC of expansion valve suitable for 120 TR Kirloskar make chiller of T-1 Building AC Plant Make: Sporlan ST. Louis-707 or equivalent approved make including its connection with the chiller complete as required as per recommendation of OEM.

SITC of new star delta starter suitable for 20 hp condensing line motor-pump set & replacement/retrofitting in the existing Main Supply Panel in the AC Plant Room which includes required contactors , control relays, timer, MCB, rewiring , cabling, termination,etc required as complete with all the safety features such as short-circuit tripping, overload tripping, undervoltage-overvoltage tripping, automatic change over from star to delta,etc. in T-1 Building AC Plant

SITC of new D.O.L starter suitable for 10 hp cooling tower motor set & replacement/retrofitting in the existing Main Supply Panel in the AC Plant Room which includes required contactors , control relays, timer, MCB, rewiring , cabling, termination,etc required as complete with all the safety features such as short-circuit tripping, overload tripping, undervoltage-overvoltage tripping, etc. in T-1 Building AC Plant.

Overhauling of Aircircuit breakers (Make: GEC ALSTOM) of T-1 Building AC Plant of following rating including replacement of all the defective parts like relays, terminals ,contacts,contactors,etc. ,rewiring ,control wiring & other repairs required to make it properly functional as per the recommendation of OEM.

Painting of all the parts of Central AC Plant of T-1 i.e. all the 3 Nos. compressors & discharge lines,suction lines,all the chilled water lines (incoming & outgoing), all the 3 Nos. Cooling towers , its condensing water lines (incoming & out going both) & motors ,all the electrical panels , all the 3 Nos.chilled water line motor pump sets,all the 3 Nos. condensing water line motor pump sets, all the 12 Nos. AHUs , its chilled water lines (incoming & outgoing both) & motors,2 Nos. vessels of Water Treatment plant, its pipelines & all the other parts of AC Plant by applying two coats of suitable paints along with red oxide primer wherever required of original colour as per standards complete as required after taking approval from E-I-C for colour, make,etc of the paint.

All inclusive Comprehensive maintenance and repair (except deputing regular manpower) including attending preventive & breakdown maintenance including replacement of faulty compressor, condenser, fan blade, evaparator blower, shaft, bush, running & starting capacitor, thermostate, relay, switch, copper piping, drain piping, insulations, PCB and refrigerant gas etc. of following window /split/ Tower/ Ductable/ Cassette Air-Conditioner alongwith their stablizers ( if any) at various locations of different make and capacities including interconnecting wiring etc except manpower required for repairing,replacement ,servicing & overhauling,etc complete as required. { Cost of above items including compressor to be replaced shall be included in the rates quoted}- For period of two year.

For period of two years.

Comprehensive maintenance Contract (except deputing regular manpower) of water purifiers at various locations of different makes having flow rate 3 ltr. Per minute,comprising of replacement of U.V. lamps,controller,etc as required during breakdown & replacement of Carbon filter and pre-filter twice in two years,etc. required for repairing,replacement ,servicing & overhauling,etc complete as required for two years. (Non Reverse Osmosis types)

Comprehensive maintenance Contract (except deputing regular manpower) of water purifiers at various locations of different makes having flow rate 50 ltr. Per hour,comprising of replacement motor,controller ,etc during breakdown & replacement of Reverse Osmosis filter ,Carbon filter and pre-filter twice in two years, required for repairing,replacement ,servicing & overhauling,etc complete as required for two years. ( Reverse Osmosis types)

Comprehensive periodical maintenance (except deputing regular manpower) of 15 TR ductable package type air-conditioner (Make:Weston) units installed in CCR Hall including replacement of all necessary parts, spares,attending all the breakdowns/faults etc so that the system remains properly functioning uninterrupted complete as required as per OEM specifications,standards &recommendations.

Providing manpower for operation as required & comprehensive maintenance, repair, replacement,servicing ,overhauling,etc including attending preventive & breakdown maintenance as specified in tender documents for above items from 42 to 46.
